  2. I bought my first house without a buyer agent and without attending HDB free workshop. The process is not too difficult, all the information are provided in HDB website. All along I wanted to do without agents to save on commission. But past experiences proven it is sometimes worth going through agents (buy/sell/rent) because of their wide contacts. There is still a big pool of sellers going through agents for various reasons such as: foreigners - usually foreigners engage agents because they are not familiar with local requirement, and you will be amazed at the purchasing power of those contacts of the agents . old folks - they usually engage agents because of language issue (mostly speak dialects). Hence no harm to do own advertising and engage agents at the same time because no commisison if deal is not closed.
  3. My ex-owner is a super budget old man and he got a Sims kitchen sink. I'm not sure about the thickness, but the sink is in bad shape, it gives out popping sound whenever I pour hot water onto it (sometimes after steaming food we will pour away the water). And it has stain of water mark. I don't think it is the issue with this brand but rather my ex-owner probably bought some old or clearance model. All the items in the house is of low grade. Hence I decided to invest in a good sink when starting my house renovation. If you can teach me how to upload photo, I can upload the photo here. Or I can send via email.
  4. I bought my flat one year ago but started only recently reading on renovation. Am pretty lost where to start so have been reading pages of the postings in this forum. I was also hesitating to change or not my granite flooring. Marble and parquet can look good after being re-polished and re-vanish. My friend re-polish her marble living room flooring every few years, cost below $500. Both marble & parquet fetch higher valuation cost thus I suppose your unit is of high valuation? How old is the unit and how is the condition of the marble & granite?
  5. I have been using a Panasonic inverter fridge (450L) for a year. So far so good. I bought it because of hugh discount offered to Panasonic family, so didn't look at other brands and bought the Panasonic even though the fridge design and color don't look too nice with my kitchen. I love the bottom-freezer feature, now I don't bend down as often compared to my previous fridge. It makes more sense to have the freezer at the bottom because frozen food (such as chicken wings) are usually heavy, with the freezer at the bottom, it is easier to pack the frozen food too. Initially the 450L capacity seem more than sufficient for my family of 3. But subsequently I wished I had got a even bigger one because I found a seafood distributor which can deliver to home quality fishes & seafoods at below market price, minimum $200 purchase for foc delivery. Hence now I purchase seafood in bulk, and wished that I had bought a bigger capacity fridge to store my bulk order.
  6. I prefer one with dust bag so can minimise the contact with dust. My primary objective of getting a vacuum cleaner is to avoid dust as much as possible because of family asthma & sinus health issue. I went Tangs Orchard and asked the sales person to demo few different models, samsung, electrolux, bosch, karcher, miele, both bag and bagless. After the demo, I decided to get a bagged vacuum because I cannot imagine if getting a bagless one then I have to wash the dust container plus filter with the dust flying around my sinus nose. Gathered from user reviews, forums, and conversation with sales person , I listed below my 'must have' in selecting my first vacuum cleaner. Dust bag capacity - the bigger the better so as to save the hassle of frequent changing. Hepa filter - I need this because of family ashthma / sinus. Otherwise can do without. Wheels - 360 degree rotating wheels for easy maneuvering and protecting flooring. Vacuum head/brush - I need a Parquet brush which can prevent parquet/granite flooring from scratches. Operating radius - the longer the better so don't have to change the power plug when moving from room to room. > 8m is preferred. Noise - not very important to me but cannot be overly loud. Weight - not very important to me since I will be getting one with good wheels to move about, but cannot be more than 8kg. suction power - not very important to me because most vacuum can do a decent job, don't need a super high one that sucks to the floor like super glue, around 350 Watt is good enough for me. Input power - good to have a efficiency model e.g. 1200-1600 Watt, but 2000 Watt is also ok for me since I use it at most once a week. For larger house such as a bungalow, should get a efficiency model to save electricity cost. If you have no issue with health (e.g.asthma) and flooring (marble/granite/parquet), then a normal vacuum should do a decent job. I have not used a Philip before but Philip annual carnival sales was just over 3 months ago. You can get very good deal at Philip annual sales at its Toa Payoh plant. A Philip FC-9172 is about $299? For this price range I would rather go for a Miele S2121. If you just need a budget and decent entry model, perhaps can consider a samsung SC5250 at $69 best price from a seller in this forum. By the way, depending on where you buy it from, you can use your credit card or departmental card to get discounts, and remember to bargain hard for freebies such as additional brush, filter or dust bag.
  7. I recommend Magic Clean Stain & Mold cleaner. The instruction said it can dissolve mold in 5 mins and no scrubbing needed. I kiasu so leave on for 30 min and then lightly scrub the area. To my surprise it is indeed effective! Give it a try. I bought from NTUC, cost $4.50.
  8. I would like to share my experiences. Tried HG grout cleaner from Home Fix, it doesn't help. Then I watched from youtube on using a blade to remove existing grout and to re-grout. Looks easy and grout cost only few dollars from Home Fix. However decided it takes too much time so didn't want to experience this. Also tried using the baking soda + peroxide method, didn't work too well. Finally bought a Karcher steam clearner that comes with a scrub head, and it is very effective! But as the grout has been dirty for many years, it takes a long time to steam out the dirts. To further experience, I applied some tile cleaners on the grout line first before steaming, and it works wonder! The tile cleaners are not available on the shelves, my friends bought them from some sellers near the wet markets and outside OG, those mobile stalls which I wouldn't take a 2nd look when walking pass. Usually its the aunties surrounding the table where the seller do demo and talk loudly with a microphone. But amazingly those cleaners work, and super effective. if someone can guide me how to upload photo, i can post the photo here, and also my before and after photo.
  9. 5mm is way too wide. Mine is granite 60 x 60 tiles, about 1mm only, at most 2mm. Side track alittle, my flooring is done u by ex-owner which i don't like. It is extremely slippery when wet so not suitable for the elderly, pregnant, and babies. And had a hard time finding contractor to regrind granite flooring - they quoted $4000. Whereas it cost just $1400 to repolish marble flooring.
  10. Hi Lucky Huat Huat, Nowadays there are many nice designs, and prices are affordable. I bought mine more than 10 years ago, a brand called 'iSteamer'. During that time garment steamer wasn't common, and expensive. I saw boutiques using this brand so bought it after doing some internet search. Cost about $280 that time. To be frank, the design was awful but there wasn't much choices then and it was cheaper than Novita. Now, you can easily get a super nice design for $100. Personally I find steaming technology Simple, and so there isn't really much thing to look out. The only advice I have is not to get a small capacity one, because the smaller the water tank capacity, the faster the water is used up and need to refill. My iSteamer came with a big water tank so I never need to refill. I have been wanting to replace my iSteamer with a more beautifual one but it is super durable and still working well after more than 10 years. By the way, you can get electronic & electronic products at attractive prices during annual sales. It was Philips annual carnival sales just ended last weekend. You may wish to take a look at Akira brand avaialble in Giant.
  11. My reply may be late, but just sharing my experience. Usually it is due to short circuit at the wire connecting to the water heater. This can happen because the wire get in touch with water during shower or bathroom cleaning, or poor connection during installation. To fix it, change the wire and the water heater can be reuse. However, if the short circuit impact is big, then will have to replace the water heater too. My advice is to get water heater and installation service directly from the company that distribute the water heater, or from a case trust supplier. Do not engage those 24 hour service advertised in internet, they are 'ah long' and no way to find them back if they do a bochap job. I had a bad experience. The advertisement put 'free on site inspection and quotation'. A tatoo man came, quoted $500 to fix wire and unknown brand water heater. I rejected. Then he demanded $50 transportation saying this is market practice. I didn't give him a single cent.

  13. My sis engaged this firm 4 years ago thus I approached one of the ID to do up my house. Was impressed in our first meeting, he made some proposals and sketches on the spot. Felt good in his hand, so made a 2nd appointment a week after that. So far so good but then didn't hear from him after 2nd appointment. I took initiave to sms, email & call him. After few reminders and callings (1 month) to only receiving patronizing reply from him so I guess it's time to move on. So my review is a mixed one - A good and bad experience.
  14. Can buy a grout cleaner or grout filler from home fix. The grout cleaner cost about $8 to $20 for bottle. Grout filler comes in a tub or tube. A tub is about $5. Tube form like a toothpaste is more expensive, about $18. Please ASK the staff for their advice and how to use the products. Do a search in youtube and you can also find video on DIY. I am also researching at this moment, have not tried personally.

  17. I just completed my resale purchase and would like to share my experience that even though legal fee is around $2K+, total amount payable can be $3K+ because there are disbursements incurred during the process. Both legal fee and disbursements can be paid from CPF account.
  18. Hi beng beng, not sure if CASE handles such issue, but it's good to report so they don't go around cheating others of their hard-earned money. You can ask for compensation of interest, rental, and legal fee if any.
