  1. this is my own thoughts 1. perspective images will provide the 'wow' factor, especially when comparing the before/after. owners see it will sure go 'wooowww! look at that! and it draws potential clients in'. 2. same reason as 1. main thing is, since they cannot talk to clients, they will use very nice pictures to 'talk' to clients/potential clients. 3. actually with or without facebook/blogs/website is really not a big issue. if they are good, word of mouth is enough. (same as if lavendar food court wanton noodle very nice always long queue, they dont need any facebook for people to follow) I rather the ids put in effort in renovation works then to keep updating their facebook, blogs etc.
  2. not to put u down, but to start work immediately is not very possible. This is because now is the peak period as many others are also rushing for reno before those big holidays.. can say that most contractor/id firms are quite packed. Also if i am not wrong EC also have quite strict rules and would want your id/contractors to deposit 1k and follow their timing. thus this will slow down the works but anyway, good luck in your reno!
  3. no flooring then u have to factor in around 6-7k for cement screeding (heard HDB does not provide cement screeding anymore) and tiling works. currently it is around this price. in 2 years time, not so sure as pricing is governed by worker's levies, material costing etc
  4. yours is bto right? with or with out flooring? costing very subjective, becos depends on what you want. 1 quote u an example 1 have 2 friends, both taking bto 4 rm. one spend 18k, the other spend near to 40k. the 18k one has all the basic items, like kitchen cabinet, wardrobe etc. the 40k one has the basic items and also very nice items like specially design feature wall, whole living room full tinted mirror, platforms here and there, box up bomb shelter door etc etc....... so, it depends on you. but one tip for you. what ever amount you calculated, just add 20% more. cos you will bound to add in some items. payment wise normally is spread thru out your reno period. some typical payment terms may be 10-40-40-10, or 10-45-40-5. but, if the contractor and you are sincere about each other, i believe all these breakdown can be negotiated.
  5. too early la! u still have 2+ years... what you decided now, in 2 years time, may not be what you wanted..
  6. how old is your house? because for bathroom to do overlay, it is quite risky for old flats as the water proofing thingy tends not to hold.
  7. it does makes your kitchen looks smaller. that means you have to blend some colours into the black cabinets, to make it look not so small. thats why, seldom people do black
  8. very subjective.... cos colour is something like 'beauty lies in the beholder' i would suggest black, reason it will really bring out the 'blue' with tint of white strips. (thought very few will want to do black cabinets) either that, white and some lemon yellow to make your kitchen looks lively. u can also replace the yellow with bright red to give it a modern feel
  9. actually, if u don't mind, u can put partition wall instead of brick wall. it can save u a lot of money.
  10. huh? just dismantle the cabinets, throw away, ask contractor come up measure, then can install the cabinets. don't see what is the issue with destroy tiles and floor.
  11. 9 years, think u hack off better. do a new one. anyway, hacking off is not that costly.
  12. of course normal practise is go everyday. same as u work. if ur boss give you money to work, do u every day go, or suka suka go? or only go when there are issues?
  13. i tried before doing myself. wah, very siong ah!! dismantle a wardrobe. looks easy, but actually, those wooden panel **** heavy. ! good experience, can try, but strongly dont advise. while dismantling, total damage : i got a splinter in my palm, while my friend got scratched a few time by nails protuding out of the wooden boards
  14. u did not specify the age of ur flat. the older, the more dangerous of having pop-up tiles and below unit leaking try not too overlay bathroom floor tiles..
  15. Both also correct. Its just how they want the flow to be. Also, it depends on where u are installing. I believe the painters are talking about L box or false ceiling. But if u choose install lights then paint, make sure the painters will clean those stray marks should it touches ur light fittings.

    normally very few people will undertake this kind of things. this is because the license contractor will be liable for all the works in your unit, even though the work is not done by him. and in this case, this is call 'borrowing' of the license, and is subjected to fines and demerit points from HDB. example: if your jb tilers did not water proof the floor well, and 2 weeks later, the below unit has a ceiling leak, HDB will call up the contractor and he is liable to fixed back all the leaking. (meaning he has to rehack the floor and redo everything.) HDB will not call up your awesome jb tiler, because the permit is out from the singapore licensed contractor.
  17. please recommend me the one that say can complete in 1 week. (meaning 5 working days) hacking already takes 1-2 days. laying of waterproofing and initial cement smoothing takes around 2-3 days. tiling up the floor and wall takes 3-5 days (unless u are using cement screed, but highly unlikely) then fixing up the piping and accessories takes 1-2 days total around 10 working days or 2 weeks.
  18. no, it is not a must. but make sure u tell your contractor to add a lintel on top.
  19. Yes on paper it is 10 ft. But reality they charge 12 ft. Same goes for solid surface, granite, L shape kitchen cabinet etc. Because there is a certain pricing to it. For example, a kitchen tall unit is around $300 per ft. We can also argue that we install a 'wardrobe' at 200+ per ft and convert it into a tall unit. But pricing will be different. Ultimately is the carpenter call the shots.
