  2. [this is something you will not have a full proof solution to it. If you gets giddy, then i would recommend you use standing fan instead. You can be clever to place the light source away from the fan but all CFL/PLC downlights to a certain level will encourage light to spread. It's their characteristics, it cannot be help. This spread will be cutted by the blade of the ceiling fan creating this shadow effect. If you use very focus/spot lighting which does not spread, you will not get sufficient illumination. The trade off is spotting where you will have uneven illumination in a given surface area. A costly possibility (which i think is not avail in SG) is for someone to simulate your surface area and design the lighting to minimize this effect. There are science to it which i think NTU or NUS is offering. In SG, if you go to any lighting shop or electrician, ID, architect, all their knowledge is based on experience. And their gage is visual using their eyes to place lights.   3. never ever installed fan on false ceiling, it will not hold. It is just a matter of time before it give way and the flying blade is going to hurt someone. . Mount it on solid ceiling or beam and drop it down to the correct height.

  6. i would not jump to that conclusion that fast. The land size, being intermediate and also the house condition is something you need to take into consideration on $$ of appreciation. This house if i am not mistaken must be in the range of 20-30 years old. Imagine staying or leasing this out.. the amount of $$ needed to do repairs and missing all the luxury of the condo/hdb eg. hot water, aircon, cable etc.

Hi: i am looking to drill on my current table to make a 2-3" hole in it for the wires to come thru' i know some of the commercial/office table they have one of those nice plastic cap that you can cover this hole and have a sliding window to allow the wires to come thru'. anyone know where i can buy these and do they carry multiple colors of it. Thanks.
  8. anyone has any experience using a build out roof trellis, using either some plastic roofing or even tempered glass. I think my concern is the noise level when it starts to rain. My neighbour has a plastic or some polycarbon plastic trellis that sounds noisy when it starts to pour. Please share your experience on this. Thanks
  9. Anything using cc is always a bad deal, never ever use cc as loan. Its a debt trap that will kill u, n if u default, whatever savings, good deal u got is going to be down the drain. If u really need, i wud suggest u get a term sort of loan, either personal or renovation. It shd hv fixed yr n interest. This way, u can manage ur finance better.

    have you come across film that is, from outside cannot look into the house but from inside the house, we can see outside clearly. It has to be clear to let as much light thru. Thermal rejection is not a mjor requirement? Thanks.

I have seen a lot of these fly by night contractor that sub work out, no issue if you have moved in, get them to come at your convenience and since you are not hacking the whole place, then they can do very localize replace of these hollow tiles. Friend or not, work is work, this is a business transaction, it is not FREE, so you have your rights to insure he deliver. If agrees to give up his claim to the retention, then get someone else to do it as his cost, be strong.

  14. As a matter of discussion/sharing only, I am not sure if the storerack agreement is as compensation for the scratched tiles or for all defects? If you accept the compensation for scratched tiles, unless you back out of your agreement, then i would think you have made your selection and trade for this defect. As for hollowness, no way to resolve, have to hack to redo. Some will tell you, they can inject some liquid into the grout lines between tiles and make it solid, up to you to believe. As for the basin, have you try to flush it, like let the tap run for some time or if you can get one of those filter, do you see powder?. The other thing is that, get your current contractor to rectify all defects before even agreeing to release the last payment. Have an agreed timeline, eg. 2weeks etc. If they are not able to correct the defect, get an alternate quote from a more reliable contractor and if your current contractor agrees to have this done by a new contactor, this may help you to move along. Payment to your current contractor will be whatever balance left after paying the new contractor. If the $ to rectify defect is > than retention amount, then you will have to find an alternative way to get compensated eg. CASE/Legal etc. It is quite normal for contractor to sub or even sub-sub work when the demand is there but this does not also mean they are not responsible for the workmanship of their sub. Under the contract/agreement that you sign with your contractor, they have to insure equal or better workmanship if they decides to sub this out.

    Very sound advice, i am a very cautious person on whatever i intent to do and will do a whole bunch of research before i commit thus sometimes it get to weeks to even months to even do any review. I will have to collect my thoughts on what in specific that i need and for which window and then do some research and shotlisting. BTW, i like your signature "on the screw up contractor"

  19. not sure if this will help but i have seen quite a few door making shops at amk ind pk 2, if you enter thru amk ave 3, take the first left, it's the same row as the coffee shop. I saw them doing mostly if not all wood stuff, even one shop making customize sofa etc. As you are asking for customize, i think it may not be cheap.
  20. anyone know if this company has gone bust? i was driving along changi road and notice that their shop has been vacated with some agent name trying to lease it out. No notice if they have moved or not. I have a gate made by them and it is suppose to be lifetime warranty, who should contact if it rusts tomorrow? Thanks
  21. The shop in sls is closed, you are correct. I have bought some stuff from them in the last few months and was informed that they have shifted actually to jackson. Usually i call one of their director, Bobby and request for assisstance. If anyone is interested, PM me for his HP number. I remember there are some other company in SG also does some level of automation but not to the extend of Home automation in terms of scale and also range of products, do google and seek them out.   22. a few mths ago, i ever enquire, i remember they told me, the price does not include paiting the ceiling. Pls check to avoid dissapointment. I saw a few flyers and also advert on the papers for ICI and Nippon. Call their general line and i think they will get their approved contractor to contact you to discuss. Sometimes can negotiate a little. Personally, i think this is better to enforce workmanship and quality. As ICI and Nippon is sort of putting their brand at stake, they have to entertain negative comment/feedback when their contractor is poorly representing their products and get rectification. my 2 cents.
  23. Not sure abt the quote, but i heard from my neighbour, they found the rain n also the heating/contraction noise too disturbing. Maybe something u need to find out.
  24. for what purpose you want it to chime? or are you looking for an alarm system. Those you see/hear in retail stores are chime that get triggered when you have walk in customer. There are also those very basic alarm system that is really one magnet and the other is a keypad. You have an option to "on" or "off" the alarm, if you arm it, when the door opens, you have a few seconds to key in the access pin to disarm it, oterwise, cover your ears.
