My living room has 4 panels of windows, I used a single piece of roller blinds. IKEA blinds are cheap but its pulley system not very strong. When things are too cheap, quality probably has to compromise a bit lor. Also, can your windows size fits their blinds? The result might look ugly if the blinds are too big for your windows upon installed. What abt the colour of the blinds? Can their blinds match your house colour theme? Well, if you have budget constraints, then IKEA is the way to go. You might want to drop by Spotlight for a check. They do have ready-made blinds too. My bf went there & told me it has more varieties, but diff pricing for diff materials. Some are cheap & some are expensive.

Well, basically the agent's role is to ensure that all necessary paperwork from both seller and buyer are in order and presented to HDB officer during 1st app. If the service of an agent is used in a flat transaction, the HDB officer will want he/she to be presented during the 1st app. After the 1st app, you need to arrange with your agent to view the unit, before you take over it during 2nd app, after the seller has moved out. This is what we called "final inspection". 2nd app is abt the same as 1st app, paperwork again, to ensure the change of ownership is successful and all outstanding bills are settled. That's all I can remember. You won't see your agent after this deal is over, just bear with him/her for a few more times lah.

For those who gotten Mr Chew's contact from me. Just an update, he did roller blinds for me last weekend. Don't find the workmanship of the blinds to be good. Probably not his faulth since he just did the installation and the blinds were done in the factory. The fabric was not cut smoothly with some loose threads at the side. When I told him that, he just used lighter to burn off the loose threads. This is just a simple piece of fabric, I don't expect this kind of work lor The plastic cap protecting the edge of the aluminium rod was cracked for nearly all the blinds. I ordered 3 sets of blinds, so altogether 6 caps. Only 1 cap was in good condition, the rest all came with small cracks. Rang him to report the fault this morning, he said would drop by again to replace them. But he did not tell me when he would be going to my place and just hang up the phone. Don't know if he will come since full payment has been collected If you still want to engage his service, pls use him at your own risk.

So have you gotten your Sharp TV from Tai Sing? Was in Maga Discount Store @ Novera yesterday. When I told the saleguy that a shop was selling $789 for A33, he immediately counter-offered me $780. I believe this price can be reduced further if I continued to bargain I didn't buy the Sharp TV, bought its DVD player with HDMI port instead

Around $1psf for the rubber sheet. Of course with the rubber overlay, walking feel is better and less noisy. But personally, I don't think it is worth to. I did my bedrooms without the rubber overlay. Initially, the noise was pretty loud when I was stepping over the laminated flooring. But after a week or so, the flooring kind of settled down and not so noisy then. 2 months after I move in, nearly no sound when I walk on it

My agent used the same approach as your agent Seller asked for $50K COV, I offered $20K only. Agent asked me to give him a check payable to seller and signed the OTP form. At the same time, he said there were many viewers and some gave higher verbal offers. Well, since that is high floor and quite near to MRT, then 8K is still ok based on the current market. Nevertheless, you must be comfortable with it. You can save some $$ on hacking since that flat has nothing at all except kitchen and toilet wall tiles. Sigh, just a 3-room flat in TPY sold for $330K This price can get a 5-room flat in Woodlands liao.

Small little things like stationery, notepad, name cards etc? They can be easier to organise in drawers rather than putting everything on the shelf.

For home use, plastic trunking is good enough. Wire loom is used when rats or physical tapping are potential threats, more for industrial use. Another purpose will be what MaCe says, as cable organiser. -
Hi all, need help to give me advice for these 2 series of LCD TV. Went to Mustafa and saw this pricing for 32" LCD TV: A33 series $829 7500:1 PX5 series $849 6000:1 Other spec is the same eg. both are 6msec response time, 1366x768 pixels. I was actually looking for 26" only, but Sharp PX5 series for 26" is selling at $820, more expensive than their 32" All comments and advices are appreciated. Thank you

The market is going crazy now, imho. For those who paid high COV, they might not be able cover their cost if they were to sell their house few yrs later cos the value for their house might have come down from peak. Not to forget they also need to cough out a sum of $$ for reno work. When the oil price is going north, how strong can the property market be holding? Private property has gone soften recently, one just need to wait for a couple of months for HDB resale market to cool down. But for those who cannot wait due to whatever reason, then no choice liao -
Spam chop Finally got to see pix of how those 79X blocks were being built. When I left S'pore, the old 79 block was still there leh. But when I came back end last yr, 5 giant blocks stood there greeting me "welcome home"

My sister's 4-room flat is also 3-5 mins walk to MRT station, door to door mid floor, upgraded fees paid by previous owner with extra utility room, lift already upgraded which is what you called private lift lah, also an old flat in TPY. She paid 7K COV only hor. That was in end 2006. The valuation you will be paying is what that flat is worth of, COV is something extra and unnecessary. -
Wah, your hubby so fortunate leh, don't need to do anything for the past 3 house moving. This time got to contribute a bit lah Just a word to note, selection of curtains/blinds should be, preferably, carry out in your new house, with painting/major decor up, so that you can see how the design/fabric of your selected curtains/blinds matches with your house theme.

For my case, water pressure issue will only cause the water to become too hot, not the other way, cos water is taking too long to flow from tap to shower head. I am staying in high floor and have water pressure problem. Even I set to lowest temperature, the water from my 707 can be unbearable sometimes, esp when the weather is hot. Nowadays, I only use the water heater when I am sick or unwell. However, this depends on individual, my bf can stand the hot water but I can't. Maybe his skin is thicker lor.

Aiyah, if the problem comes back again, just bang table at HDB or TC lah Since they are the one to be responsible for the water seepage. It is easier to get these people to solve the problem cos they are from established orgn who follows the law. The best thing is, if you are not happy with them, can always get your MP to write them letters mah The only thing you need to worry abt is the heat wave at top floor, could be very hot in the noon. -

Unless that unit you die die want to buy, else you should move on to look for somewhere else. No point join in the game and pay for unrealistic COV. Nowadays, resale flats are already enjoying very high valuation, shouldn't be asking for more cash liao. Too much leh -

Buy under Singles scheme just need 1 owner lor. My dad bought a flat and signed joint tenancy ownership with my brother. My dad paid for the bulk of the mortgage, abt 90%. Few yrs later, my brother formed his family but still living with us. We couldn't get along well with more members (he has 2 kids) in the house and conflicts started to form. My dad wanted to sell the house so that 2 families could split, my brother demanded an equal share of the profit from selling the unit. He knew he could get it bcos of this stupid joint tenancy ownership. Those are my dad's hard earn $$, he refused and both of them fought like mad. In the end, they went to court. We learned a lesson, always go for tenancy in common.

Normally, the seller will tell the agent his expected COV. From start, the agent is supposed to work along the way using this figure. Of course, if the price is too high and no offer, to close the deal fast, agent will probably reduce the COV bit by bit as time goes. -
