agent will not be fine b'coz they just provide a service owner need to take up 100% responsible. when tio fine then he will know. HDB will not fine base on the rent he has collect. They will base on market rate X no. of mth X 2 (min) no. of mth.. no the exact mth he rent out. it start from the date he don't stay there till the date HDB caught him. Whether got rent out or not. HDB will not bother. (that's what I heard)

for HDB, i think they suggesting on joint tenancy for married couples. Unless is bro or sister or friend, tenancy-in-common will be better. for private apt or Condo, i think the lawyer will advice joint tenancy for couples but the finial decision still make by u. tenancy-in-common more on investment. eg. that's what I heard .. don't know how truth is that.. if u opt for tenancy-in-common when u purchase a private apt or condo. U can sell away ur share even the other party disagree/don't want to sell. joint tenancy need both party to agree.

joint tenancy eg.... husband and wife joint tenancy if 1 party pass away, the house will be give to the other party automatic. exspecially u got buy the house protection 100%. the other party no need to pay the balance loan. if choose tenancy-in-common if percentage is stated 50-50% if 1 party pass away without will. According to state law or simi law. No will, the party estate will be give out in this way 50%-wife and children ; 50%- parent if (wife and parent still around) If parent no around. 50% wife. 50% will be children. if parent take the 50% and later pass away. The share will be given out to their children (which is ur bro and sister) sth like that.. too detail one.. need lawyer liao

when some one complain.... or don't know My BIL kenna before.. he brought a flat but never stay and rent out. Then 1 day, HDB and PI come and bring back some ppl. Who know.. out of those ppl they caught in the flat got... over-stay ppl i think. luckily for him, the overstay guy say, he don't stay there. He just come and visit his friend. if not.. i think my BIL head will be floated.. haha..

thru' agent does not mean legal did HDB approve? does he has the letter or he just listen to the agent? is he renting out whole flat? did he lock 1 room? or as applefreak mention.. unless he can get a good reason.. like out-station take care of elder parents
