    My bto selection was in 2016

    Hmmm...my first appointment was also to select and book a flat unit. On this first appointment, once you have selected the unit, you will pay the option fee,$500 by NETS.

    At that first appointment, the lady told me I will have to go back about 4 months later to sign "Agreement for Lease" and pay downpayment for the selected unit.

    But 4 months passed, no news from hdb, in the end I emailed Hdb to enquire. Then they sent me a date to sign Agreement for Lease. On this second appointment, you'll pay 10% of the purchase price.

    My Queue Number was also right in the middle of the total number of units available. I was prepared for the best units to be gone by the time it reached my turn. It turned out to be so.

    If you are aiming for high level units, the units with the best facing direction at high levels were gone when it was my turn. Only a few lower units left. So I settled for second best facing units. I was quite lucky that there were still some higher units left, so I got my desired unit.

    As mentioned by Melody2205, you can monitor the units available on hdb website. The website has a function for you to pick and save your shortlisted units, your shortlisted units will grey out or disappear (I can't remember which😅) from your saved list when that unit gets selected and booked by other people.

    At the end of each day, hdb website also shows the last Queue number of the day or first next day Queue number (also cannot remember which). For my case, this piece of information, allowed me to know that I was the first to select on the day(I remembered my appointment time was before 9am), so I just need to shortlist one unit, for I am sure there is no one before me to pick that unit. 

    Good luck! Hope you'll get a desired unit. Nevertheless, being in the middle of the ballot queue is quite good, at least it is so for my case.

    For dining table, you may like to consider extendable dining table so that you can extend it to full size for teaching. 

    Just to mention, there are transformable cabinet doors that be can transformed into a tabletop providing additional tabletop besides the dining table.

    There are also hidden pull-out table that can be extended to achieve a full size dining table. Using special mechanism for the pull-out but the price is eyebrow raising.

    Since you give tuition, maybe you can consider chalkboard/whiteboard cabinet laminates for any large cabinet front you may have in the living room. These writing laminates can provide additional board for teaching/brainstorming.

    I am into handicraft as well, and I have quite a pile of books too☺️!

    What I chose to do is forgo a proper dining table for cabinets for my books and handicraft😅

    I did built in cabinets along the livingroom wall opposite the bedroom door. But my built in cabinets did not reach ceiling, I was hoping without reaching the ceiling, the cabinets do not make my living room look smaller. But the disadvantage would be I have to clean the cabinet top every now and then😀

    I don't think the built in cabinets made my living room uncomfortably smaller in size, but I do think it really depends on individual opinion. My cabinet has a cavity in the middle dividing it into wall cabinets and base cabinet (very much like kitchen cabinets).

    I also installed pull-out top,which I can pull out to use as table, or push it in and hide with drawer front.

    For my case I have raised tiled platform for refrigerator and washing machine and kitchen base cabinets.

    I felt it look neater and if you do mop your kitchen floor often, I guess a raised platform will be good.

    If you are worried about bugs\insects, you may consider insect screens for your windows. I did that. But I must point out, very very tiny insects can still manage to enter through the gaps in the mesh. But larger ones will not make it through.

    Especially at night, I had seen moth, beetle even bee and wasp on the exterior of the insect screen. These are blocked out but I still find tiny weeny insects in the flat.

    I too intend to get metal shelves from IKEA .

    But I have my eyes on another model. I would like to know , did you assemble the shelves yourself, or you get IKEA to assemble?

    Recently, I got my floor grout lines shielded. 

    Yes, I have chosen floor tiles vs the now popular vinyl flooring. 

    I prefer tiles but the main headache is that the grout lines will turn dirty in time and that is very unsightly. 

    The first pic is the condition of my parents' floor tiles. 

    Second pic is my newly grout shielded floor.

    Many years back, I bought detergent for cleaning grout and spent a whole afternoon cleaning my parents' living room. Cannot finish the room and it was real HARD work. Almost broke my back??. Result was splendid but it got dirty within a year and so effort wasted! 

    I am not going to personally grout clean again, not for my own unit either. 

    Frankly speaking, I got no friends or relatives who has done grout shielding. 

    Don't know how effective. But something very certain if I do not shield the grout lines it will definitely turn like the first pic very soon. So I decided to go ahead with the shielding. 

    Suppose to last 5 to 10 years or beyond if you take care not to clean and scrub your floor with harsh and acidic detergent.

    How I wish i could post pics but Hiakz.... Don't know when my renovation can resume??

    The sliding system is specially for such transformable dining table, so it has proper weight load and overall design to serve its purpose, but kind of pricey, I do hope it is a worthwhile expense.

    Hello @Magenta,

    Your living room would be enviously spacious (for a 2 room) if the bomb shelter do not get in the way in such a manner. 

    Maybe you can consider space-saving  transformable furniture at the area between bomb shelter wall and living room wall.

    Such as hidden/pull out table, bench or bed within built in wall shelves/cabinets.

    I am not redoing bathroom and kitchen. But my idea is to make use of the complimentary tiles as much as possible. Using them to tile curbs/bases and concrete corner wall shelves. And then keep the remaining for just in case.

    I do need the complimentary tiles, may have some left after my flooring is done but I can't be sure since my floor tiling is half done and then got to stop work due to the circuit breaker.

    Tiles already picked BUT just been notified that no stock. Choose another, again no stock because its from Italy...... 

    Not rushing indeed because staying with parents, not that I need to hand over my current flat to new owner. 

    Whatever pops up due to covid-19, I have to take a deep breath and then move on to deal with the issue, take an alternative route to resolve. Affects everyone... Press on... and wish all will be fine for everyone.

    Ah, so you got your wish to collect in Feb after all, Congratulations! 

    Although I got my keys last Dec, I am only going to start renovations next week ?

    Probably your reno schedule will be very much in line with mine. 

    Your living room is about the same size as mine, but the photo looks like your living room is very spacious, maybe yours is already tiled, mine not yet.

    Before hdb inform you for key collection (about 2 months before) hdb will email you informing you to update particulars, excerpt from the hdb email as below:

    "Prior to keys collection, you will need to update your particulars, such as marital status, family composition, citizenship, income and property ownership, via My HDBPage. You can login anytime from your home PC using your SingPass and complete the "Submission of Further Particulars" within 10 days of this email. "

    Well, I missed out the email and exceeded the 10 days time frame, I emailed hdb for advice and they emailed me pdf form instead, but the the pdf form did not require update of income, I don't know how it's like if you update via hdb portal since I missed it. ?
