  1. Home report needs to pay $, normal searching foc. Unless you've eyed a particular unit, then worth to pay $ to see "further" the price transaction of this unit.

But WHAT drive to this "common"? -Within developer's liability period is a very "minor" concern to resale buyer, buy a "+" pt to seller. - Current interest still low - Sellers want to ride onto this property "high tide" - most anticipated a price-softening (low tide coming!)towards yr end, so must action now. - Quite a "typical" move for "investors". Put 5%+15% +10%....bankloan disburse.TOP within a year, sell ! Get back money, wait, calculate, invest again.
  3. Present 3 sceneriors here, see how u make decision: 1. FH, pennthouse, 1888 sqf, top 2015 April, selling price = $1.6mil, nedd 5% cash upfront, 15% 5-8 wk later, 10% a yr later.... 2. FH, pennthhouse. 2000 sqf, resale, top 2006. selling price = $1.7mil...... 3. FH, pennthhouse, 1900 sqf, top 2010 Dec, selling price = $1.6 For "own stay" as well as for appreciation, intend to sell within 5 yr after stay. 1,2, 3 which is "better" ?
  4. The closer to East Coast area(not bedok), has only 3 mrt stations namely payalebar, Dakota & mountbatten. Have to wait till ard 2018-2019, when marine Parade line will be ready. My childhood was around Geylang Serai/Paya lebar/Ubi, saw very frequent the "belly" of commerial planes, and has used to the "sudden loud" noise and vibration - actual now no more commerial plane noise around, but those RSAF jets still flying around, the noise really "biting the nerve". URA/LTA/HDB/MND/MINDEF work together, if you see one area with all the "low" roof ~ telok kurau/Kambagan/Siglap/....be prepared for these JETS to be over the roof anytime. Regarding the "praying music" - You can vist the area at about 5.30am, when "sunrise" time come, the loud speaker mounted over the roof top will be "turn on" and music start to remind muslim around the area: wake up wake up, pray with me ! By right at the "sun down" time, another round of praying music -but not sure now still practising. When I was young, I could sing along too, must have long breath.

  6. Finally yesterday made an 1hr tour there, though raining. Waterbank@Dakota & Dakota Residence. Fantastic location! The 2 condos(19 storys ?hope i did not count wrongly) will make an "icon" in that area, VERY OUTSTANDING ! - underground Dakota MRT - Old airport famous eatries - quite a few famous school - near downtown - near east cost - fantastic view, all low, you high, can see ppl, ppl cannot see u. - few hdb blks "buffer" noise from main road However, some negative pts. - Stagnant Geylang "river" or "longkung" - too small as "river", too big as "longkung". Dark brown water. Hope it is due to bridge under construction. Sorry, because of rain, too lazy to walk to see the bridge construction for details. Hope, in future, got water sports to make it lively. - Entrance obviously shortage of "朱雀气. Can be sort of compensated by putting a giant "round-about water fountain" right after entrance.
  7. I don't see what makes it so complicated to get back the money, as long as you have proof he took yr 5K, but failed to deliver what is supposed to be delivered. You're in S'pore. The question is to what extent you wish the DAMAGE to be done to the malay couple. The silly couple is so igorance to realise that they are living in Singapore.

  10. Hi Sunny Tan 31, Read your blog, some personal comments: - Kitchen sliding door, width best to be > 44 inch, for 2 ppl passing throgh. Too narrow feel "cramped" -everyday has to face it. Use top hung roller system. 10mm thickness, tempered glass. If can have wooden frame, lagi more classic. Insist on Naytoh wood only, if use. - Better to have "leather" sofa instead of "textile" type, collect dust, dust-mite easily. Get "cheap" leather set frist, use for 3-5 yr & change later to full-cow heigh leather, you will start to appreciate "leather", anyway, take time. - My previous house has "warm" & "white" downlights, initial thoughs like yours. Ended up seldom switching on "warm" light, cos cannot do reading with this. With yellow warm light, ambience trends to be "softer", correct. Practicality comes first. You will understand one day. - Marbles are "minerals(dead bodies of....) under seabed" after hard compression for many years & later surface to beyond sea level. The surface shine therefore fades easily naturally, if possible, don't use marble dinning table, or table with marble top. Choose wood, full teak or Nyatoh, 1.6 to 1.8 meters long, solid legs, without screws or nails, heavy, bowl of soup not pour out if accidentally hits table. From dinning table, able to tell owner's characters. Worth to "invest" on this, this table & chair will follow u all life long. Unlike sofa. Good to cut a 5-7mm thick tempered glass to cover the surface. -Modern carpentry tend to have many sharp corners & edges and make visual effect "solid and not flexible", try your best to reduce some by smoothen them. Put some "round" objects in hall/dinning to "neturalise" the visual effects. eg, round clock, sofa set with round arm rest, corners, etc. - Use all stainless steel (SS316 is best) or glass wares in tiolets, no wood, mirror without mercury layer at back. Try finding out what caused seller's sudden pulling out, and the irresponsible act without leaving a word behind. - 5K already cashed? - Guessed seller took yr 5k and went "holiday" liao, now in Genting, IRs, or on board the ships. - The house still there, don't worry. - Can always talk to neighbour to find out more. - Police report is essential for other subsequent actions, eg, small claim court,etc - Seller's Agent has implied responsibility to get back the 5k for u. Not buyer's agent! - Write a "nice" letter attached with doc, + police report, to seller's agency, demand for an explanation. - Stupid seller! reputation gone, no face - typical "desperate" gamblers. Make a police report first, wait for 2 week, then actions. If possible, leave yr contact with seller's neigbour as "spy". 5K not worth you to run here & there like mad dog. If 2 wk's time is up & 5k still no where in sight, then can consider to trigger the "bomb".

Now, I understand WHAT you are talking about. - MBR got tiolet but no "bathing" installation. - Common tiolet (kitchen) got tiolet & "bathing" installation. - Now you want to "merge" the 2 tiolets into 1 ? See carefully, both tiolets are situated in a "L'. There is no "common" wall in between the 2 !
  15. Bull****, where got "air-tight" rubbish chute cover. "Liquid-tight" may be, IP55? Explosion-proof box is really "air-tight" used for oil & gas industry. - Typical saleman ! All rubbish chute covers are cockroach-proof, as long as the gap is small enough ,after closing not allow cockroach to crawl in.
  16. - Though "near" to Euno MRT, no covered walkway, no special attractions. Landed properties there quite run down. - At night, quiet. - Morning, evening, got praying "music" wake you up.   17. I don't mean for my girl or boy. My boy is very much independent, but not the girl. I guess much to do with their "hand on" experience while young. Girl already given too much "protection" by wife & ah ma. Boy's now in Japan for immersion programme for 2 wks, staying at Japanese's casual house. Jap is his 3rd language. He's the most wanted super cook in his scouts. I & my wife can't cook, but he each time asks ah ma to cook this & that and learn fast. I taught him computer when he was 6, later word, powerpoint and spreadsheeet. His comp skills is very much better than mine now.

  19. Let me KP a bit here: my son already 15, girl 13. - Wife sure not allowed, but I'm ok. Just 3 min walk, not taking any public tpt. A bit too much to fetch younger sister. But is her destiny. - Let children to be independence, doesn't mean completely don't care them. - Teach them some precautionary actions in case this & that, call this & that... - Do some spot checks. - As parents, one important rule here: When they fall, let them get up themselves, but parents be around. - Do planning for them & teach them to plan, to anticipate things to happen - Confidence is gained from "hand-on" not classroom teaching. But classroom teaching follow by hand-on would be the best.

I've too many criterias for dream home: - High enogh to have good view, yet have privacy - I can see ppl, ppl cannot see me. - No blockage surrounding, wind can flow naturally - Partial morning & partial evening sun. - Best to have "garden" - can plant some "miniature" fruit trees & flowering plants + vege. Have rest corner to see stars at night & drink coffee or bear with family/friends. - One specific room with tools/bench/table for my RC hobby construction. - MRT, schools, good eatries, swimming pool all these not important. - Landed seemed too low the view, but got "garden" - hard to see stars at night. Terrace house looked too "cramped". - Penthhouse is just nice, but when think of paying monthly maintenance fee, woo, no joke, especially when one's not working, unless got some other constant income sources.
