  1. One undeniable fact: we view and react with the world through personal lens. Personal lens are results of individuals' learned experiences (encounter, saw, hear) and therefore perceptions developed toward life. Such perception development process is complex in nature: whether in own free thinking or under conditional influences (eg, peer pressure, religion/social/race norms, situational social psychological needs and interests, etc). There are hundreds of human-created methodological means trying interpreting/unlocking an human being's past, present and future happenings. BZ & ZW are just 2 of these created by the East. The West has magic mirror and crystal ball, just to name a few. One fundamental important underlying assumption by these methodological means is : there's a 'Pre-defined programming' which dictates ones' past, present and future. In short, all happenings have been 'scheduled'. Another important feature of these means, by their practitioners, claim they are accurate and trustworthy. Can these means really 'unlock' and interpret the 'programming' accurately, especially to the future as the past has been 'historical' - already known ? If the underlying assumption, AND the interpretation process and chosen parameters are correct and accurate, then Bazi or ZW are definitely more important than FS as the latter already 'inclusive' or 'being taken care' of by the former. Basic logical argument is that no matter how good or bad you practice FS, everything already scheduled. No point practice whatever FS. If human can interpret an individual's future happenings based on the 'chosen parameters' - DOB, then human can and should choose a 'favourable' YYMMDDHH via present medical technologies. therefore need not spending resources taking care whatever FS as 'all will happen' as per 'assumption and interpretation'. Then why FSMs still teaching FS, as well as using BZ and ZW 'unlocking' the yet to be happened? This remains me of my childhood classroom text book story of the salesman who sold 矛 and 盾. Will share more thoughts when see more response.
  2. Some packages with lock-in period, meaning no partial repayment allowed within stipulated period. Partial repayment usually done in multiple of 5K. Some may allow only 1 time partial lump sum repayment within the package period.....so read and ask carefully.
  3. Quite common sense isn't it? All heat-fluid carrying piping need to be heat-insulated for heat not transmitting to ambience surrounding(energy loss), and for safety reasons (human touch....) In this case, the heat-insulated material need to be water-proof somehow. In toilet or bathroom, I insisted no wooden fixtures, no mercury mirror, try use stainless steel A204 screws...

Make sense only using the same device for making various reports. HDB officers use this. Basically an impedance or conductivity tester with fixed distance between 2 probes.

Reality is cruel and ugly, at times beautiful. Accept Jim has bye bye, pick up & fix the ' broken pieces' (in yr view) because tmr has to continue. Don't start your day with broken pieces of yesterday, everyday we wake up is the FIRST day of the rest of the life. Not worth to start legal proceedings for that 2k-6k.   7. Which credit card providers give 'interest free installment' ??? Free for how long? 30 days? What's the maximum amount can loan. SGD50K? Interest free installment period? Over 1 year? I'll be the 1st one chiong to get one, if they provide 'interest free' for one year with 50K.
  8. The contract is binding. Jim acted on behalf of the company. Jim's departure not the fundamental term of the contract - unless you can prove it otherwise. An other informal way to cancel the contract without financial losses - exercise your 3-inch long tongue to kill that lady of 6 feet tall.

Never mind, I shifted my focus onto property class, beside stock mkt. 2005 Jul, I paid 5%+15% for a leased hold 99 yr 3 bedder. Bank loan. Mid 2006,we moved in after TOP while sublet whole HDB out....for one year til end 2007 to a Philippines family, then sold the HDB. Total 13 yrs ownership with HDB. Redeemed condo after selling HDB. Children enjoyed the facilities for ONLY 6 MONTHS, after that hardly consumed. Anyway, we stayed there for 3.5 yrs and sold away as there were some condos next door were being built. I got the family with a resale HDB 5-rm, high floor, nice view, convenient location (I could afford then). After 1 yr MOP, I paid 20 % down payment for a 850sqf FH in D15 .....now collecting rental. 2011, I wrote a long email, explained to my children (JC1 & S3) why I was about to 'pickup the books' again.....It was no long my needs but 'WANT'. I've accomplished my want in end 2013 and got degree conferment in 2014 fall. I'm sure, your decision, will have great influence in pathway ahead. Think of getting a smaller one with lighter financial commitment while able settling down some urgent 'needs'? Believe u're young enough. Location is a 'want' not a 'need'. I'm staying in D16, very familiar with D14 & D15. 'Wants' can always be fulfilled at later stage of life. EC is a 'want', not a 'need' Always get yourself prepared and on the look out for opportunities. For luck happens only when preparation meets an opportunity. Good luck!

  11. It's a lifestyle choice vs financial investment decision making.... Perhaps the 'biggest' financial commitment in life.... besides wedding... Do the right things, the right way at the right time. Know your priorities and set them right. Small/big house? Long/short stay? For pets/children? Want car?Public tpt? Now/later? Privacy important? Must rent?.... 5 years 'investment' yield in residential property? Too short to talk about yield.... Ask yourself, who are buyers for 'old' EC? ....... My advises: - fulfill needs (eg, further study)then settle wants....not the other way. Time waits for nobody. - Don't follow 'herding' trend - monkeys see monkeys do - see surface only - each has their 'hidden agenda' under table. - Bite-the-bullet and defer 'unnecessary' consumption help..... - Do home work yourself for market trends - fish yourself - so u master skill of fishing eventually... - Be owner takes time and commitments, no quick fit. Need bite bullets.... - Quick fit? Got! Pay rental fee lor. Everyday go holidays, keep pets, drink copi at orchard rd......BUT,PAY $ when due....

Financial markets information is basically efficient in this 3rd transformational industrial revolution, of course, insider info always exist. Also subject to if one pays 'attention' to such info. No portfolio manager, in fact, can beat market risks, as there are too many costs involved. Everywhere/doings involve risk. Risks are returns. Higher risk deserve higher premium return. But...... Interest is the return for defer of consumption, however, there are 'artificial' interest rate controlled by central banks. Again, political uncertainty, outbreak of war/health/food, energy demand/supply, money supply,interest rates, currency exchange rates...are 'upstream'.
  13. I think HDB's 2009 launch of 'Lease buyback scheme' is a milestone - at least some commitment from gov to inject cash helping those 65yo...... 3rm extended to 4rm.... 5 room? House owner can any time sell to downgrade and get $ for retirement, right? What do you think? LPPL? The 'half downpayment' scheme also helps old couple to down grade but to get 'new' flat? Just another option? Why must get new flat at old age? A 'standby' tool to settle too many left over new flats ?
  14. Be more specific: USA/Europe/Japan $ machines still working hard. Currency war, see who depreciate more and faster? Why? Cheaper money meaning? US$ inches up against majority currencies lately. Time to buy? 1/3 global financial markets started using Chinese RMB to settle trades with HK/China. What implications for RMB? Once m/cs stop, interest rates up, business activities reduce, stock mkts will down. Bond mkt will up, REITs will up..... ISIS, national security,energy supply disruption....... increase uncertainties.

  17. Sure owner can press main contractor for writen schedule(for commitment) - contractors all 'scare' to do this = giving owner a sword to poke main contractor. By now you should know why. Only the committed ones dare to pen down schedule....others are 'lip service'. Always 'seeing is believing'. Need not to talk so much, pen it down, present and follow.....
  18. In this situation, owner is the coordinator who should demand for schedules from each individual contractors then 'coordinate' the events planned..... Each contractor only responsible for their own scope of supply..... Everything is negotiable, variation orders apply when new scope of supply arise, can be verbal or written. Business law applies. For payment term, can be payment in advance, progressive or with retention sum for a period of time..... Same contractor usually paid 'cash on delivery' - money exchanges hands when goods/products/service/works done. For bigger sum, say $50K in one quote, with warranty, best to have 5% or 10% as retention sum. Can be paid 6 months later after job done. All these have to be communicated before works start...to avoid disputes...
