  1. HDb needs to check & check....so long as the 1st appt date not more than 8wk away from MOP, then it is FINE. The date inks the signature at 2nd appt signifies the transfer of ownership, from seller to buyer, no more and no less.
  2. I suppose the 2nd appointment date is the "cut off date" for mop. Assume yr mop end on 30/8/2012, so 2nd appt date just a day after. Estimated timing at various stages: 1st-2nd appt, max = 8 wk OTP period, max = 2 wk, min=same day Cooling period = 1 wk Resale submission = 0-90days, assume a wk here Viewing - seller awards otp to buyer = vary, can be a week till months or years. Assume 4 wk here 8+2+1+1+4=16wks 30/8/2012 -16wk(4months) ~ 30/4/2012 can advertise to sell liao! Ask for valuation typically range from 3 days to 1 wk. Report valid for 3 months only (mean when submit for resale application, the report must be within validity period). Info good enough?
  3. Sound more logical. Imagine 2 pair of couples(A &B), each pair has an unit under fiance scheme. Some time later, A's husband died & B's wife died, each wife & husband in respective units become soly owner. Some time later, this A & B married. A stays at B's plac, IC address remains at A. A needs to sell away the unit meh? Remember, fiance scheme hor.

  5. "Usually" I don't stay up till this late, lately don't know why the brain so active at nights and hands also itchy...... Before reno, I consulted my 3rd elder bro and we exchanged views(too lengthy to state here), good enough? I don't move hugh items here and there within a yr or 2, but I bring in new things and throw away old things now & then. I "moved house" "frequently": - born till 16, kampong to hdb1 - no choice, chased by gov. - 16 to 29, hdb1 to hdb2 - get married, get new house. - 29 to 42, hdb2 to condo - children liked swimming everyday, 6 months later sian liao - 43- now, condo to hdb3 - move closer to mrt and good views... There is no good/bad "sector" within a house to me, but only good/bad "specific location for specific task", eg - Don't expect me to read book at dim, stuffy environment. - Don't expect me to watch TV prog and ppls keep walking pass infront or sides of eyes. - Don't ask me to cook with strong flow of wind and with cloths hanging within kitchen.... - I'm particular to have seats lean against wall, i give no chance for others to tap on my shoulders "suddenly". - Singapore already very humid already ~92-95RH, those "water" on tank or pool increases the RH...no good to skin and bones. - I insisted on white light and no yellow light. I hung up 2 windchimes that I bought in japan, wife & mil then "cry father & cry mother" said i created unwanted noise. Windchimes landed in store room after just abt 1 hour of operation.
  6. Why should hdb cares abt the marriage, so long as they don't apply for another flat under fiance scheme. Single >= 35, doesn't mean forever remain "single" or "bachelor". Imagine if one >=35 and has a flat and get married some yrs later with one who does own a flat, no problem right?. He/she can always rent out one and both stay at another one. May be hdb should seriously consider to raise the age to 40yr or even higher for this scheme. Hope I'm right.

Pray for arrivals of Global Finance Crisis( USA, EU, now ME is in the forming), Asia Finance crisis, SARS outbreak, North Korea war,..... then high unemployment sure follow and price will then go down. You DARE to buy during THESE TIMEs? I guaranteeing you that only the rich dare buying during such time, esp pte pty, not hdb.

  10. Not pipe lah, it is called "ducting". When fan is running with door closed, could be quite "noisy", as air being sucked in through the gaps underneath door. Got bad experience recently in a hotel room, can not do "business" properly with the "noisy" sound from the flush-in type ceiling mounted exhaust fan.
  11. Tell her these: 1. Can anytime, apply, register a joint tenancy. But....in my personal opinion, better leave the mum as sole owner first, as putting name "in" now and later "out" needs $$$. 2. If her fiance name now "out" from present, then both apply a flat under "fiance" scheme, then husband = 2nd timer, wife = 1st timer. If she joins her mum, then later out again and apply for one = 2nd timer. 3. If touch wood, mum pass away b4 siblings reach 21, law needs a closest "lawful"(meeting conditions) guardian to her siblings, hdb won't take away. A guardian can be a hdb flat owner too. If the young lady remains her name "open"(not under any hdb flat), she can be a guardian too. HDB just wants to make sure the monthly instalment to be paid in time. 4. Unless she has "firm" intention to own present house with mum and her fiance agreed, foreseeing "problems" may have staying with mum/siblings and spouse...then.... I seriously doubt this will work. 5. Look like best to leave her name in the "open" first, wait till one of her siblings reach 21 yo, then decide to put her name at "which side". 6. Important consideration, don't anyhow "misuse" the name to apply and register....think twice.
  12. Don't bring worries over after sun has set, otherwise more wrinkles, it's hard truth. One day's worries is enough for one to bear. Worry relates to "life-style" choice. Results of today are the choices made yesterday. Some 18 years ago, I made a "life style" choice that triggered a series of events which eventually delayed my plan to pursuit a bachelor degree in business finance. I wait and waited, finally this yr I can fulfill the dream i had 18 yrs ago. I wrote this here hoping readers to weight carefully abt making those important "life style choices". Don't suffer from "myopia". The happiest ppls do not necessarilly have the BEST THINGS. They simply APPRECIATE the things they have. Money does not create man but it is a man who created money. Live your life as simple as you are. Don't do what others say, just listen them, but do what you feel good. Don't go on brand name, just wear those things in which you feel comfortable. Don't waste you money on unnecessarily things, just spend on those who really in need rather. After all it's yr life then, why give chance to others to rule our life? No debt is always the best choice.
  13. I seal up original kitchen entrance(~30 inch wide),bottom half with bricks, top half with 10mm transparent glass. Knock one wall down, open a 48inch wide entrance to kitchen with top hang sliding 2-door, transparent, to bring in natural light from kitchen to hall, as well as to dining area. Air flow path also improved during june-aug period. My master piece! No artificial lighting required.
  14. Albert Einstein had said that he did not believe God play dice with the universe. Meaning everything has its "logic". If things have no "logic" or no "rules" giverning them, then, everything would be in a big mess. Question lay with if ppls know the natures of these "logic" and make use of such to get things done for them in a effective and efficient way. Nothing complicated, FS plays with "logic". Human nature tends to "prefer" complicated logic(why? simply they don't want to be seen as "simple man") and do not "appreciate" those simple logic happening around them daily. Only when one has a thankful and gratify "heart", he will "see" the wonder "simple logic" happening each day, thus allowing him to advance to see those more complicated logic. Ok, I've said enough abt the "myth" of xxxx. Believed he tried to imply the L-box to be looked "grand", but how small or big is to be considered "grand"? No absolute right? I have 3 L-boxes - hall, dining and study area. Each has a 56-inch ceiling fan, except the study area. I have 8 wooden pillars- 3 at hall(to make hall look tall), 2 at dining( to partially block view into mbr from dining) and 3( to block partial view from passage way)at study area. I have a 8-ft full-teak wood console with full height feature wall at hall. Have a almost 12-ft, half height miror at dining. 2 x 6 ft long benches(tables) at study area with hang-cabinet. I've shifted the mbr's door by abt 1.5ft to align with another door opposite, so the 2 benches can be looked "identical". All white PLC downlight, no "yellow" light. I tell you all these because I applied "logic".
  15. Why most ppls love complicated things which they don't understand?. Make thing worst is ppls love to make simple things complicated, why like that? Simple things are simply too simple to be appreciated, I supposed. When logic is applicable, why leave it to imagination to get you to so many "where" and eventually nowhere?
  16. As what kcwee suggests: hair stand too late....already standing behind you. Usually not within one's reach to "modify" the outer atmosphere, therefore only sell..... Hope, I'm not too conclusive as i've not been to actual site. Personally came across 2 instances of houses too dim, weir structures and stuffy air during viewing. Walked away immediately...
  17. 3 yr lock in means "you cannot do anything" to the mortgage loan within this 3-yr period as to partial prepayment and or altering loan tenure, except paying monthly instalment. If you MUST do those you mentioned, be prepared to pay "penalty", usually at 1.5% of the outstanding amount. Some mortgage loan contracts do allow one or two times of "free conversion" within a specific period, again usually within a year. Go through your contract terms again carefully. The only part I like about the HDB mortgage loan is: foc for above, need only bring IC with you.

  19. Building materials, structures always evolve with time, including those "door kerbs". Old buildings, esp those oriental temples, door kerbs can be seen "everywhere", purpose? Most likely served to "curb" dust, strayed leaves, etc from entering into, not fs. If a door kerb can really prevent "good stuff" from escaping out, then, on the other hand, it could as well stop "good stuff" from entering, so....should view it from practical point of view.
  20. SDS stands for (German word) "Steck – Dreh – Sitz", meaning Insert – Twist – Stay. Developed by Bosch. Drill bit with SDS shank is spring-loaded into chuck. Drill bit can move or slide back and forth, good for hammering effect, too bad, bit diameter come with 5mm to 30mm, no smaller or bigger than this range.
  21. Kangaroo Adhesive is very good enough, can get from shops that selling paints, but...need to take your particulars dn while buying. Epoxy get harden when set, not "flexible". No good for this application.
