  1. Yes, there are some very nice landlords out there....guess you are unlucky to meet this one.... Actually my advise to Tenants is to find other Tenants to share a whole unit, a lot less problems this way...

  4. I'm sorry to hear your story, since you say the Seller threatened to sue you, I assume you have already exercised the option? Agents can only give an estimated valuation according to the units currently available in the market, the actual valuation will very much depend on the condition of the specific unit, so it is advisable not to commit to any agreement before the valuation is out.

Some Agents do that, I've encountered this myself: Was serving a buyer (my friend) looking at flats in Yishun, we saw a decent unit which my friend liked, His budget was 30k COV, I offered 20k COV to the Sellers Agent, Sellers Agent told me she has another offer 26k, fine I up my offer to 27k, then she told me she has another offer also 27k...I was like what the helll? so fast you got another matching offer? I told my friend to forget it, helped him find a better unit at 15k COV. 3-days later the Sellers Agent called me to tell me the Owner is considering my buyer's 27k offer, ask if my buyer has found a place....I tell her sorry we already found another place....

Basically, elements of the contract can include: - parties & property involved - period of lease - rental price - deposit (if needed) - does tenant need to service & maintain the AC in the room? - permission to enter the room under what circumstances? - tenant not to engage in unlawful activities - terms on termination/extension
  11. I'm a dog lover, but I can understand how bepgof feels as I have friends who have been bitten by dogs before... They get very tense when they realise the presence of dogs, I can only imagine the kind of trauma they experienced, especially for some of them who were bitten when they were children...

  17. Yup, I just sold a flat for divorcee couple, they received good COV because location was good and it was original Lift level.
  18. If you do not use the facilities often then is it really not worth paying the maintenance fee... You entered the stock market last year should have made a decent return Market slowly crawling back to 3000pts, if your investment horizon is long-term don't really need to track everyday, perhaps can pick some bluechips that you like and collect dividends although capital appreciation is slow, definitely still beats savings/FD!

Agent: Can! you call me back in 2-years lor!! *hangup I guess logically there is nothing wrong with his reply, but didn't need to be so sarcastic...
  23. For Bishan it is about COV 40k for an average executive unit, as there is low Supply and high Demand, Bishan is a comparably smaller estate.... I have 7 groups of buyers looking at EMs there...so you can imagine how prices can be bidded up...
