spot on! my single frend juz call hdb whether can apply hle. was told have to wait till her birthday on december to apply if not system reject. so if she wait till december it will take atleast 2 or 3 weeks to get the hle amount. she tot get the amount and start scouting .now wait alitle much longer

that was the most frustrating boil over i ever seen in renotalk forum. i was about to engage him for my house but due to his busy schedule he never reply me. its total upside down. Anyway put all the bad aside and enjoy the fruits of holy ramadan. cheers

Recently accompanied my colleague an indian Pr to view the house he shortlisted in jurong east 5 roomer. He told me it was a unit where chinese ratio was filled. So i told him good deal as the cash portion was 10 to 20k for a midfloor lift upgraded unit. when we went there to my surprise it was a chinese owner I asked the agent why she advertised ratio filled and blocked the owner's 80% chance of buyer pool. She gave many ready made answers but non convincing. The best reason was owner was blocking mainland chinese coz they always have misconcept 5 room must have 4 bedroom ;0. We made an offer and left and next day she called up and said unit sold to owners relative. But the same ad is still there with same caption ratio filled. I guess coz i asked too much that she dun want to sell my frend coz he matched the asking cov . I am still wandering about this mystery. Anyone encountered similar experience

I think price will go north or atleast will maintain. less hdb owners will sell coz of so many tight rules and 50% profit payback to 2nd hdb loan. so no point selling for temp profit unless u r not buying back at all. BTO flats seldom match resale flats location and amenties. -

Mop 5 years or 50 years no effect for me as i already 2nd HDB loan and 400k plus home with 30years loan to my neck. will never forgo to take up bank loan. It might only effect upper middle class whom can aford buy sell . private property? dreams.big yawn -

@ 755k penthhouse 12yrs cck is a goood buy in this market than 800k for 35yrs in marineparade 5 room.Is also a better buy than 450k @ 35yrs tanjong pagar/holland 3 room. definetly value for money if u compare this buys.furthermore is sheltered to mrt which is also a strong marketing point adding to rare penthouse status -

u sold @ 40k which is considered slightly above average COV. Now the prob is u need to find a good replacement at a better deal. which all sellers will try. But this market selling is easier than buying. dun be shocked people asking 50k for rundown units, All this only apply if u looking to buying again. If not like what others say smile the way to bank -

simple EA is extinct like dinosaurs. jurong east is next major business hub. pls see ura jurong lake district . u wun be surprised anymore. and to guan is only 10years flat among the older 30 yrs odd older flats in jurong east. -
Yishun 4rm 60k Cov New Record?

not true. even jurong side now closing above 60k. coz these areas val still on the low side. eg; 4 room in yishun val ard 300k plus another 60k . still 360k. which is still cheaper then val abt 400k plus in other areas exclude COV. The owner might have sold his own 4 room at town area maybe at 500k? so 360k is still cheap and he still got a 4room . thats how people play around in tiny singapore and i guess is smart move . i guess this is how high valuation is overflowing even to non mature estates. The next valuation for that particular area sure go up!! A newly married newbie or 1st timer rarely have the 60k budget. -

the whole of this yr no sers announced (enbloc). most of the enbloc if u reckee are the ones with walk up or few blocks sitting on big land with big open carparks. my prediction of next enbloc blk 321-323 clementi ave 5. 32years old blocks mainly 3/4 room sitting right beside clementi MRT ( very prime) and with very big carpark currently used for park n ride scheme. no lift or watsoever upgrading announced for these blocks. So any clementi wannabes look out. high potential -

kitchen n toilet easily will come atleast 15k.. so it depends on the valuation and location that u will be paying now. since is 2nd floor maybe u can hack the COV to 15k. regards -

is time to get those old hdb architects to come out of retirement and give the newbies the old ideas. Exterior of new HDB is ofcoz better nowdays but the fact is the interior we are living and dwelling. why not make it simple and avoid all the odd shapes.most of the new 3 bedroom are so small and 1 of the rooms is totally not practical to be used as bedroom but juz a study or playarea. 10 years back price abt 100k and wait was not long..so still ok// now is double wait and triple price. to get this small and odd units is not worth and only make older flats more sexier -

older units although have old fashioned big kitchen but they have something new flats rarely match. That is squarish layout. U wil only knw the diffculty when doing reno and placing of furnitures. new flats have many odd spaces(wastage) al this add up to the floor area which is already small. compare a old 4NG 91 sqm and new 4A 91sqm u will be surprised by the difference. -

I guess we all purchased our flat based on our current needs and situation. As long we are happy and intended for long term. price up or down is normal in property market. Neverthelss Public housing is still costly and overpriced but theres nuting we can do as we need a roof. something that needs 30 years or so to pay up is not cheap at ALL. -
looking to sell my teak dining table (custom made glasstop) and teak display glass cabinet with bulit in light. anyone keen skanfree@msn.com. only 4 teak chairs/glass top have very minor chip off at the edge.

It should be always priced to sell and not to test market . 30k should be comfortable zone where atleast people will call to enquire more. putting 40k or more will scare serious buyers. recently i saw high asking cov units have been hanging for sometime as valuation is already too high. Even today straits times front page highlighted about house being repossesed (HDB loan) to create awareness into over committing into something we cant afford. cheers. -

guess no ground for sueing..the word is enbloc POTENTIAL..is not CONFIRMED...anyway no agent will put pen n paper for things in the future. -
3room for 300k is a steal now 4room for 400k is cheap now 5 room for 500k is value for money now above all resale average ranging from mature to non mature estates 3room for 180k 4room for 300k 5room for 400k all this average for Direct Hdb based on far away location (NOT mature area) also not including waterfront homes STANDARD HDB flat finishes. if u can see the gap not far. not forgetting the 3 yrs long wait.reno cost . how to strike a balance. resale flats also have many grants to support the loan. new flats 4 room 90 5 room 110 including odd shapes. older flats better layouts. condo was someones dream before 2007 but now condo is wait for toto to strike. with all these factors hdb price will stay strong.

it will be the same as taking bank loan..but the trick bank 3mths no pay repossesed..HDB can drag much longer and they give you 2 room flat at subsidy plus another hdb loan (small though) in the case of repo. So hdb loan is still precious in this uncertain economy. thats y die2 people still go for 2nd 3rd hdb loan.
