  1. I am surprised to see such comments about shoebox units. Everything got demand and supply logic. Do we need the govt to tell us what to do? If u dun like something, dun buy, dun go. Making statements like.. "I think is no good, means it can't be good for everyone, therefore ban everyting", is like suggesting that everything shd be padded in sg to cater to the dumbest person in sg. So.. slow driver say.. lambogini too fast to drive.. so shd ban all sports cars? Everyone got life stages. We start off 3rm HDB and eventually end up with a GCB. So.. since everyone aspire for GCB, we might as well say.. ban 3rm and only sell GCB? Can't ppl see that shoebox is now a baby step before 3Rm? Let's not forget.. most of us got a room in our parents homes.. say.. 150 sqft... and then move to 3rm with spouse at 700sqft. Shoebox is a stepping stone between that 150 sqft and 700sqft. And shoebox comes with carpark lot. Think of it that way. Shoebox is never meant to be the permanent home of a person's entire life. It's ideal as a stepping stone from parents home to the matrimonial home. It's ideal as the rental apt for the budget FT with family. I have seen many shoebox buildings, and they are all fully occupied, and very happy residents. The unique features of shoebox buildings are: 1. Mostly singles.. so.. very similar neighbours. All busy working professionals, and no kaypoh chuay tai zi auntie neighbours. 2. Mostly young age group.. so.. same expectations... willing to spend on aircon lift lobbies etc. 3. No funny neighbours like karung guni types. So far.. I have seen many negative comments about shoebox and mostly come from ppl who have no experience with shoebox. If shoebox is a bad investment, why do we not read of any lelong case of shoebox? I find this negative comment trend very disturbing. We shd all ask ourselves.. what's the purpose of such comments. Why are we asking govt to take action? In the ideal society, do we need a nanny, or are we competent enough to make own decisions? Does it matter if others decide to make their own investment decisions?
  2. Contractor went to level 10 unit to investigate. He shd have opned up the false ceiling to see what kind of leak it is. The colour of the water, the location of the leak and the intensity of the leak will identify the source of the leak. Did he describe to u? If after 6 weeks of non use and is still leaking, likely is the water supply pipe that is leaking. Most water supply pipe is embedded into the walls. If that is the case, is better to abondon that strech of leaking pipe and rerun new pipings.
  3. My opinion is that multipoint heaters are not there yet. Requires unique piping arrangement, different from instant or storage heater design. If got problem, and u wanna change to instant or storage heater, need to repipe. There are too few models to choose from right now. Even for Joven, the multipoint heater is not listed in the local website, the multipoint heater is for other country use? If no bathtub, instant heater still the best, and I wld go for Joven.
  4. I think these 2 brands cannot compare. Fanco is purely for looks. KDK is highly functional, and boring look. KDK remote control models.. like AC remote.. many features. Fanco I think is considred as optional kit? If choice is based on looks, I dun think KDK stand a chance against Fanco.
  5. There is no basis to say that Joint tenancy is same as 50%. Joint tenancy simply means. when 1 party dies, the other party gets it entirely. There is no equal/fair argument in a joint tenancy. Any change to the title requires all owner's consent. Tenancy in common then got this % share thing. This type of title can sell without other consent. But which buyer wants to co-own a property with a stranger?

  7. Aircon drain pipe shorter distance is the best. Very common for chokage to occur. The drain pipe need to be able to vacuum out the slime inside during maintenance.
  8. not too sure about the cost part. Yes, I am a very big fan of TOTO products, simply becuase I believe that design.. is highly fickle. what's in vogue today.. 6 months later maybe dated. Sanitaryware gonna be there for 10+ years.. better to get a design that's evergreen. Take note about WCs.. these days many cute designs.. but that means the toilet seat is very small diameter or the seat contact with the bum very small. Small diameter toilet seat.. if u are a guy. when u sit and pee.. err.. Those narrow small contact with the bum toilet seats.. quite uncomfortable for those who poo leisurely. Best is to sit and really test it out. The height of the bowl also makes a lot of difference!
  9. in Sg.. can get connector for all sizes.. but must bring to those sanitary pipe shop to try out... those shops that sell those copper pipe and fittings. Regular plumber can't be bothered to hunt such fittings for u.
  10. Grohe got their budget models as well as the high end models. TOTO no budget models. In terms of perceived value, Grohe brand can get it cheaper than TOTO but give impression is high end. This cannot be done for TOTO. In building industry.. is common for brands to either target the retail market, or target the professional industry ppl. Nippon Paint and Dulux focus heavily on the retail market, while brands like SKK, Jotun, Kansai focus on the professionals instead. Professionals focus on service/support/durability, while retail market focuses on design, branding. I dun thnk there is anyone who can say which is a better brand. As for taps.. I go for nice solid feel, ie.. when u push the tap to the max limit, there is a solid metal to metal knock, rather than a soft rubbery feel. Grohe models got this metal to metal feel, and only certain TOTO models got this feel.
  11. If u dun need hot water at the kitchen, then u connect the hot and cold to the incoming pipe using a T joint.
  12. Two way switch for water heater spoils very very fast. Just install 1 switch. How often guest come? If seldom, then during their visit, u just leave heater on for a few hrs during peak period.
  13. Flat tiled roof.. isn't that part of your unit's roof terr, and not MCST?
  14. Wad kind of roof do u have? steep slope? wood? Tile? Metal? If I was in your shoes, I arrange to fix the problem myself, rather than wait. MCST will fix the problem but by then the room internal furnishings all water damaged. They not going to pay for those.

  16. Any timber flooring contractor can do it. But need to sand off existing varnish, as stain must eat into the raw wood.

  18. Based on your description, the leak is not at the waterproofing area. The leak is at the pipe called the floorwaste pipe, which connects the shower drain hole to the bathtub waste hole, and drains water into the floor trap. This 2 inch diameter pipe is embedded into the concrete slab, below the waterproofing layer. I dun think u wanna hack off the concrete slab, so.. I guess u need leak specialist to coat the internals of the pipe instead.
  19. there are powerful stain remover which is sold at NTUC or Giant, which is actually diluted acid. Simple 1L bottle which cost a few dollars. This is for cement stains. Paint has to be removed using a scrapper.
  20. I use Shelley's Blockade.. it's very sticky and weather proof. Homefix sells them at $10.xx per gun canister. It's packaging is grey and black in colour and the sealant is grey in colour. So far this is the most realiable for me.
  21. They are my regular maintenance contractor. They installed for me 7 years ago, and I am still using them for regular servicing.
  22. This type of defect hard to troubleshoot, cos u need to understand where the water seeps into the window frame. It could be from the top frame, sides or the bottom frame. U also have to see if there is any ponding on the concrete wall sill. After a heavy rain, note down where the water actualy touches the window frame. Then u try sealing with shelleys plasticine type of sealant. Dun use silicon sealant as they do not last in exposed weather conditions.
  23. Polycarbonate roofing is only a temp structure not meant to last long. Changing to tile means redoing entire structure due to much heavier weight. Alternatively can reuse polycarbonate framing buy using aluminum composite panels, which is used by LTA for covered walkways. Ultimately, there is no best answer, cos u have to consider blending in the new roof with the building's main roof.
  24. Tiler is correct. U got to take note, a room is not necessarily square, by following the alignment of just 1 wall, u may end up with everything being off alignment. Is better for the tile to set it's own alignment relative to the door.
  25. Huh?? Partial load means the fan coil utilisation is only partial load of the outdoor compressor. For example, room is 12K BTU, but outdoor unit is 24K BTU. If turn on only 1 fan coil.. the 24K BTU compressor is running full load to cool a 12K BTU room. For non inverter, the compressor is either full on or full off. Running a 24K outdoor, to cool a 12K room is highly inefficient. An inverter compressor is able to slow down the compressor to handle the lower demand, instead of cycling on and off to meet the partial 50% load. If u got a 24K BTU compressor, and u constantly operate 2 X 12K BTU rooms during the hot day, Actually inverter or non inverter not much energy savings. Inverter is good cos is silent operation. The fan dun keep turn on turn off, but turns slowly or speeds up.
