hi all

i m new EM owner. have been following the forum for a looonnng time. finally getting my keys next week. would like to check with EM owners who have done total overhaul for their house, how much was ur reno? the 1st quote i jus received fr a contractor is $123k. almost fainted!!!! is this normal? i am really tearing down the whole house, even realigning stairs.

can anyone who has done a total overhaul for their reno share their quotation with me? quite desperate cos once i get keys next week i hve to start reno immediately....only hve 6 weeks to complete reno so that i cn move out of my current location.

Hi All EM Gurus,

I've bought an EM at Jurong West and I've heard that some have converted their 1storey wash area to a toilet? My ex-owner did not do just that so it is still a wash area. How much would it cost me to just add a toilet to the wash-area? Any recommendations on the P-Trap W-C? Any contacts to share? I tired off climbing up the stairs to the 2nd floor toilet le. All help, suggestions will be very useful. Many thanks.

There is a guide line from HDB, need paper approval, i got quoted about 650 back in 2008 but KIV instead as i find it too dam clamp and too stressed to do big biz.

Can't comment much cos didn't see you quote but if it is ID and u r using all top grade material then it is about there. For your info, the stair is a killer.

I have seen many doing major over hual from 50k to 80k.

Just collected Keys and started Reno last week. Total overhaul for my place too (Floor and Wall tiles, Stairs Landing and Glass railing, Replace inner bedroom Walls facing stairs with glass, Re-build toilet in kitchen, Total revamp of 2 Toilets upper floor, Changing all Windows & Grills & Doors, Full Kitchen revamp and design, full rooms revamp and design, Full carpentry design living and dinning...... and many more). Will be using lots of glass and mirrors in house.and yes, the reno bill alone came up to just over 100K. However I engage a ID for the work instead.

Got several quotes from different ID during scouting and all quoted similar prices based on what I want.

I am not doing my staircase and the 1st quote that I received was about $80K. I almost fainted too! After going through 3 quotes and cutting down on a few items managed to close at $50K but can see a few potential VO coming. Broke! Broke!

Knock knock.....

Lift upgrading must we pay? I'm not aware of the lift upgrading until they start putting up notice and hacking the wall, taking down old lift.

Talked to a few of my neighbours who have stayed long enough. They said lift upgrading no need to pay unless you are on the 2nd floor where they added lift landing. (2nd floor no lift landing)

Yoz, long time nvr come in le. Now then see the msgs. Haha, I also don't think that we should pay for the upgrading. After all, nobody ask us if we want the upgrading/vote for or against it woh. :P And if need to pay, I think there will be letters posted to everyone to inform and remind about the payment. Glad to hear that we don't need to pay. :D

Wonder when will the lift upgrading ends. It's been about 3 months for just 1 of the lifts liao.

may i knw wat is inclusive in your qoute which mount up to $50k? I am in the mid of selecting contractor and seems like hard to decide. My contractors are qouting ard $50+k - $60+k.

Worth the deal?

I don't think anyone can tell you worth it or not until you say more about it - for example if it is undervalued, or if it was very well renovated, or something else.

currently renovating my EM in CCK and looking to get a roller shutter installed at my balcony.

to keep out the rain from my balcony.

hi,

I have recently went to my fren's em to check out his Reno. He has also done roller shutter - not the traditional type - whole piece metal. The person selling modify it to allow light to penetrate. If u interested, I can check with my fren.

hi we intend to construct a partition which allows us to open it for ventilation purposes as our stairways has been boxed up. :)
