Hi all,

Have just received a lump sum quote from the architect - S$12K.

Scope includes:

- prepare & submit plans to URA, BCA, other technical departments etc & obtain all clearances

- periodic inspection of work till completion

- co-ordinate with other consultants to ensure compliance of relevant regulations

- application of TOP / Certificate of Statutory Completion

- call for tender (Main Contractor)

Is quote reasonable?

Pls advise.

What abt scope for evaluation for payment/VO; certification of payment; final account etc, does he include? If not, you have to engage a Quantity surveyor seperately. If yr arch can do it, and include in his fee, then u can save some $.

If include all above, $12k sounds reasonable.

Just received the ID's quotation yesterday :)

Scopes of Service - (19K)

1. Design

2. M&E (Planning & Detailing)

3. Project Management & Site Co-ordination

4. Interior Styling

Pls advise if:

1. Quote is reasonable?

2. Any other scopes to be expected?

Hi all,

Finally, after 30 days of "nuaying", am willing to be back into action again :)

This time round, serious enough to read through all t-blogs again & to jot down all impt pointers for our renovation project.

Tks to jumbopanther for the headsup - a relief to know that I am still staying on track :)

1. ID Search - Done

2. Architect Search - Done

3. Structural PE Search - Pending for architectural drawings to progress

4. Land Surveyor Search - Architect to recommend

5. Builder Search - Architect to call for tender

Need help here:

1. As we are doing re-construction, do I need to contact PUB to cut off the supplies / read meter etc?

2. As termites spotted during architect visit earlier this month, do we do the soil / pest control treatment before tearing down the building or after?

What else do I need to take note?

Spent the morning chatting with Architect & ID clarifying their quotations :)

Pending their revised quote to sign the deal!! Happy!

"de-dey" - The Wajek Project Team!!

Architect - Mr. Tay of Lim-Hai Associates (a semi-retired nice uncle!)

ID - Dess of three-d conceptwerke (my all-time favorite designer!)

Hooray!! Hooray!! Hooray!!

According to Architect, the following submission is required and the estimated costs (excluding GST) involved for re-construction is as follows:

URA Submission - S$3000

BCA Submission - S$1500 (depending on size)

PUB Water Connection - S$1000+

PUB Electricity (Shifting the meter out) - S$5000+ (3 Phase)

M&E Submission - Not Required

Impt Notes:

1. Soil Treatment, Contractor Insurance, Fire Warranty, M&E Work (Licensed Electrician) will be carried out under the scope of Main Contractor

2. Household Shelter - a must-hv

Shifting of meter out: could likely be more than $5k, depending on existing condition, if involve road opening and lay new incoming, the cost could run very high. Just get prepared.

Consolidating our likes & desires of our new home for ID :)

Every year, I will plan a birthday trip for my hubby - always a resort holiday - his ideal way to relax & get away from work.

The Bale & The Alila Soori Resort were the one I have chosen for our last 2 visits.

The Bale left us dreaming about an ideal theme of where we would like to retire & enjoy old age if we are able to get a private property in Sin.

If you are to ask what would our theme be - I guess it's resort living. To be more precise, it has to be modern resort for ME :)

We luv the setting of a resort villa - a boundary around the villa before you get into the building within.

On FS perspective, we will not hv the main door facing the in-coming cars
