  2. I will attempt to answer some of your questions based on my experience and subjective thinking. These may not be accurate and others may have a different opinion. 1. You can get the actual land size from the land title deed. It is stated clearly in it. 2. If the house is not too old, the construction plan of the house will state the built up gross floor area. Whether A&A or what type of A&A can be done, it is better to seek an architect's help. 3. Some old houses have sewage below the house in the sense that neigbouring sewage also go to your house. You can get an architect to help you plan and think about building a basement. In general, it is usually a question of cost not a technical limitation. 4. Different builders have different time frame. The fastest I know is 7 months but some do drag on to 14 months to demolish and build into a 3 storey house. 5. My estimate is to prepare $750,000 to $950,000. This may include Koi pond or a small swimming pool on the ground floor, fully air-conditioned using inverter air-con system, use granite tile and parquet flooring and fairly decent fittings and wardrobe.   3. I understand that developments where it is more uniform such as Luxus Hill tend to fetch better pricing. I was told that buyers' preference is to buy developments where the neigbhouring units are also well developed. If you are building 2 storey, $500K is a good working budget. Cheers.
  4. An easy way to get rough quotes is to walk around Serangoon Garden estate. There are always construction going on and you can take down the contact of the builders and architects. After which, you can telephone them to ask for an estimated quotation. Whatever is the quote, you add 15% buffer to the construction cost and I think it should be quite safe. Cheers.

  7. The other option is not to hold any wedding dinner because it is really quite expensive for friends and relatives. The only person that is laughing to the bank is the restaurant/ hotel. Just my view.
  8. Since you have been gracious to him and his gf and he has already left, I think it is better to forgive and part amicably. You can message him for the outstanding rent but there is no need to give him a piece of your mind. You may just end up in an ugly argument which spoils your day and his day.

  10. You are right that pebbles may dropped off after some use. Even with a combination of homogeneous tiles and pebble wash at the drive way, I am concern that the pebbles will dropped off because the car is a very heavy object, weighing more than a ton. For homogeneous, it is porous and this means that it can stain quite easily. Are there outdoor homogenous tiles that is stain resistant and at the same time easy to maintain and aesethetic?

  13. I am planning to rebuild my house and would like some advice on the type of tiles to use for outdoor terrace area. I would like something that is durable, aesthetic, not slippery and easy to maintain. Would appreciate your recommendations.
  14. You may want to try LED lights which provides longer life span and you can change the colours.
  15. Thanks for the clarification. About 6 years ago, my neighbour build his single storey inter-terrace (land is about 1,700 sq ft) to a three storey terrace for $300,000. Furnishing is fairly decent. Another neigbour just closed a deal to construct 3.5 storey for more than double the price. Somehow, I think construction is on the upward trend and even when the economy is down, the construction cost continue to rise. It will probably get harder to build decent standard houses economically in Singapore.
  16. How many storey for $450K to $500K? I think the budget of $250K is either very attractive or it doesn't include a lot of stuff for the construction of a 2 storey house from single storey.

  22. Without knowing the details, an estimate of about $350K should be okay if you are reconstructing a single house into 2 storey. I have also toyed with this idea previously but finally took a deep dive and go for re-erection of the house. For plans, methods, etc... it is better for you to speak with an architect.
