  1. seriously, how can we insist that the seller change their address? HDB really should come out of their shell and start implementing mandatory ruling that seller should change their IC address before they can get sales proceeds!! anybody asked HDB officers during 2nd appointment before?
  2. to me, if i am willing to walk, then it is consider near. mine is 800m away - 2 bus stop away too.....just 2 rounds of the 'stadium track' distance...walkable la!
  3. i am scare of such trouble also. i wrote to my agent (everything i do is black and white ) to get seller to remove all unwanted furniture before final inspection by us before 2nd appointment. for backup (ie incase they have not done so by the inspection date), i also wrote to agent to tell him that i will give him his commission after he go back with us to our unit to inspect one more time after we get our keys - ie incase got unwanted furniture leftover or keys not in order. in case (touch wood!) anything not in order, i can hold back agent's commission to pressure him to resolve our issues; if not, i dont think the agent will bother after 2nd appointment.
  4. not trying to discriminate here, but i am wondering if there are any telltale signs of a typical 'loanshark borrower' seller; ie is it safer to buy resale flats from working professionals with kids etc.... i read until very stress....there should be a ruling for sellers to change their IC address before they can get the sales proceeds!
  5. ?? i thought HLE need to be valid up to resale application submission. if your HLE is valid during OTP, you have to ensure that the agent submit the application before your HLE expire.

  7. when we were dating, we contributed a fixed amount each to a joint account - later used that money for wedding preparations. when i was still working, my income went to our joint-savings account. his income went into another joint account for household expenditure. now that i am not working, our joint-savings account is almost stagnant, relying on reserves such as bonuses. our accounts are all very transparent - it pays that both of us do not spend unnecessarily and we both discuss on major expenses...even his iphone
  8. you want to help them, but who will help you? once you attended 2nd appointment, flat is rightfully yours and you will be breaching HDB's ruling on MOP if you let them continue to stay at your place. if HDB seize your flat, your biz leh...you think they will help? either you both agree for a later 2nd appointment, or they pack and go when they hand over the keys at the pre-agreed 2nd appointment.

  10. lolz...my unit number translate to Anger to death and Hunger to death....but i told my husband that cos the whole unit number starts with a '#0', it means 'WILL NOT Anger to death and Hunger to death'.
  11. we switched off all the lights slowly one by one until the last foyer light to let them fly out into the corridor. then we closed all windows and door before we switched on the lights again.
  12. no experience, but i reckon your success rate will be zero. there are a lot of other lower income people squeezing 3 generations in an even smaller flat. no harm writing to HDB to appeal, but you only left less than a year before your MOP is up, so why don't wait?

  19. is it low floor? dec last year i inquired and the agent said that difficult to get mid or high floor for this cov if near to plaza. -__-! i was looking at jelebu and gangsa at that time. edit: oh...maybe unit size makes a difference - i was looking at 4rm at that time.

    Paint Touch Up

    the unit that i bought is actually in move in condition; renovated by previous owner only 3 yrs ago. we were initially thinking of doing a repainting before moving in a month from taking the over the keys, but my husband said his friend mentioned that it is better to 'air' the paint from toxins for 2-3 mths before moving in. 1. how long do you guys let your new paint 'air' before moving in? 2. should i just go for DIY-touchups to reduce the 'toxins' introduced by new paints by having lesser new paint areas? btw, i have 2 young children at home. TIA.

  23. if it is genuine loanshark flat, it is better to forgo. but you mentioned that you are using seller's agent. if he is nasty, he may be trying to get to you give up the flat so that he can resell it higher in the current market. all the best to you.
  24. is there a 'typical' resale submission date? sometimes when the buyer is desperate, the seller has the upper hand (or that the seller's flat is really good). my seller requested for almost 3 mths, but luckily my agent cut it down to over a month plus. yes, do not take the agents' word for it. we requested for bankruptcy check report and confirmation that the seller can sell (that they produce a HDB letter as evidence) their flat before we sign OTP. my husband was laughing at my pessimism, but i dont mind looking like a fool then all for a peace of mind. but we fell into the 'mutual agreement of extension of stay after 2nd appointment' trap and luckily i learnt from this forum and told my agent to schedule 2nd appt to coincide with the last day of their extended stay. usagisan, thanks for sharing your story, i'm sure a lot will benefit from it. all the best to you.
