Why look for trouble? - Installation is easy, just "slot in" the oven into the cage. Power cable entry from behind. - Problem is the heat generated ! The "six" sides of the oven are pretty hot. - Tiles will crack after some hot/cool cycles, over the time. -
- HDB will advise you to absorb 50%-50% over the phone or email. - Upstair unit owner will ask you to "fly kite", if you just knock on his door. - The remedy is to get the roof repaired & at same time ask HDB (if possible) to send a Technical Office to evaluate the damage's root cause & come with a report. HDB may engage a surveyor to look into cause. - Based on this report, then talk above "cost to be absorbed" by who on the kitchen cabinet stuff!

Read an article by UOBKayHian recently on "home affordability" in Singapore , HK & China. Oily? You got "open concept" kitchen?. The only possible source for floor to get "oily" is from kitchen when cook. Isolate it while cooking. "Raw rice water" is good to remove oily stuff, you can try, need no deterrgent. Learnt from my MIL. Important: prevent "wet" feet to "spread": I put a retangular cloth at different location: outside common tiolet, outside mbr tiolet, inside kitchen between hall/kitchen, folyer. The foots will get cleaned/dry when step on these. Change these clothes everyday. -
Time to have some "hand on" before calling plumber. Try to understand how it work + a bit of imagination, too many types in the market.

No big deal, go ahead. Kitchen washing basin pipe to floor trap also concealed. Make sure the leveling of this pipe is done properly, enable liquid flow from one end to the other, no "storage of liquid " at any part of the pipe.

Delisted stock. -I have 25 lots of General Magnetic share, which delisted recently, I have received the cert. Anyone here got hold stocks & get "delisted" from the stock exchange. Though of writing in to "scold" SGX, but second though tells me not to waste "bullet" when button can't cause any injury. I hold this stock for more than 10 years, yet....., loyalty does pay. - Any channel available to get these stock sold? Voice up in AGM? Force company to voluntorily wind up?

Slowly, one by one: 1. If you take hdb mortgage loan, will deduct abt 1 week after 1st appt, if i remembered correctly.. 2. Bank will take abt a week to evaluate your "financial background" before granting you letter of offer, anyway, before this when you approve bank for loan, the "financial consultant" will see your pay slip/IR8A, any property title deed, log on CPF to check the amounts....ie, you already know the outcome after the meet up. 3. Letter of offer will usually lasts for 3 months, but can ask for extention. 4. Once you take up the loan offer & signed, make sure the 1st disbursement can be effected within 6 months, if not, will get heavy penalty. The 1st disbursement will take effect only after 2nd appointment. The bank's lawyer will send representative to hand over the cheque to your seller on 2nd appointment. 5. Under present's situation, it is "dangerous" to get letter of offer before resale application submission, cos very likely the COMPLETION will drag more than 3 months. I almost "kena", called up bank to extend & wrote email, have the "black & white" to protect myself during that time (last year).

This rule not in effect, but... is now in our dear Mr. Mah's pocket, he would "throw out" anytime if he finds this is "heavy" enough to cause a hole in the pocket.. Of course, those already stayinging in private & renting out HDB, will remain till TA expires, I believed. -
Froggy, is there any "late payment" clause in the commissioning agreement, got mention compound interest at how many %, per annum, per monthly, or per weekly based for computing such interest? If don't have, just delay till 2nd appt when whole transaction is deemed complete and when only then agent's service is deem complete.... If I were agent I'll insert such clause to make it more clear, transparent & complete.

I was merely joking in post#24. How I wish I could be yr agent & grant you ZERO comm. U're right that agent is to give PROMPT & APPROPRIATE advises to client, however, the final decision still in client's hand. No harm writing in, always hope for the best & prepared for the worst! May luck be always with you.

If yr unit is "new" bought direct fm HDB, less than a yr, HDB will settle the issue, otherwises, this is a cost-split, 50-50 between u and your neighbour (up or down).
