Alama, each year you just "gong gong" paid $ to Tong master without asking them Q1/Q3 ?He sure love you. Found yr queries all quite "in depth" type, here come with some "insights" to Q1, Q2 & Q3. ( No guaranteed all "correct" huh, just "what I know of"). All are welcome to join in. Q1. Look like you got quite some amount of cash on hand, hesitating to "dump" into property and looking for high ROI chances to come(and go, haha). I think you need the most primitive way of decision making by tossing a coin. I did that, and will do again when come to 50% vs 50% situation. Chinese saying: How can one catches the little tigers without entering the tiger's cave?Want ROI?, just "dump" money lah. No dump no come. Dump into IPOs also can, safer for those beginners in stock. Need stock broking acct/cdp acct/bank acct hor, not much time left, 18 Oct 2010 starts trade GLP. MIT is on the way, look like you'll miss the boat if don't have these accts.

Sorry har, steal the "wrongly-posted" thread: To be just "looked bigger"? Don't want tips to "save space" ar? Actually none of the 2 can exist alone: "Bigger"/"save space" tips: 1. Flat mirrors, convex mirrors on the walls, floor and ceiling, wear covex len also can, everything "looked" bigger instantly, like fish's eye. 2. No "hanging" stuff from middle of ceiling, eg lights/ceiling fan. Downlight/cove lights are ok. 3. Empty space is = big. So fixtures don't "block here & there" - coffer table is "expensive" here. 4. Adopt "flip & keep after usage" & multi-purpose fixtures - eg wall bed, wall dinning table, sofa-cum-bed...... Use and throw is the best. 5. Light color=bright=reflect light of objects. Make mood easier to be cheered up. 6. Dark color = absorb light from surrounding, feel "compressed & conjested", feel like to be alone=don't want to interact with ppls. Above can't learn from school. Practice makes perfect.

DI=disposable income=cost left over after clearing all the "expenses", including those "expenses" to be paid quarterly, biyear or yearly. Meaning that has to apportion all these to "monthly based". That was why in one of the post I mention I do not like to "remember this and that" - my wife seems doesn't understand what I've tried to put across her - diamond(monthly, int free), tokong multiple-usage vacuum cleaner(mnthly, int free)and some others whereby she keeps track. I "hate" to remember all these, I created spreadsheet, agar agar keep in all these expenses and apportion them to monthly base, I scared leh. Insurance premiums lah(some monthly, some bi-yearly, some yearly), road tax, car insurance, personal mnthly expenses, children edu/food/tpt/txt/uniform/etc...... After all these, left the DI. Complicated right? Indeed, if study carefully, it is really complicated (monitoring part). Most youngsters commits things until they "forgeot" without monitoring, and when time due, hahaha, bank "ka lau".

Mapletree = previous JTC, is a REIT who own commerial, industrial, shopping...properties. The returns of reits are quite high, but, now office/industrial rental is like hotcake. These properties prices chiong at > 3%qoq (quarter to quarter). I think (if remember correct) Singapore is the 5th "most expensive" office rental glabally. Bopiah, a global city is like that. There's an article (whole page)in today's ST feacturing singapore as global city by an angmok, I agar agar "scan" half way then go office for work, worth to read to know your (our) position. And likely what will happen next. Go back must read again. Chiong for MIT. Be reminded the currency war is in the brewing. Everybodies want their domestic interest as low as possible (less attrictive to foreign investors to "invest") but don't understand this stupid Brazil gov still keep dosmetic at around 10.7%. Par value = face value=historical value=book value. Finance industry has too creative talents who like to throw smoke to make personal gains. Insurance/property/law also the same. This is the "base" or "reference" when say if company winds up, it pays you based on this value, irreguless its market value may be at $10/per share. Dividend, when expressed in term of %, always use this "par value" as the denominator, say dividend =10%, meaning 1.5x0.01 =$0.15 per share. $1.96 is the "market value". Personally, I expect it to be traded on first day between $2.06 to $2.20. Those "underwriters" are advisors(fin instititions)behind the scene studying the "mood" of mkt and say "go" or "wait". Mkt is now flooded with $ and interest is low, property is uncertain and needs time, likely most will chiong for these IPOs. I've applied for 10 lots. No moneys liao.

As a buyer myself, I did that and seller felt "obligated"- I gave seller my contacts directly for trust. Also provided seller can vacant house in advance. Should be save enough. Possible "dangers" are: - Complaints from neighbours (noise, untidy..) - Lift jam - Falling objects - neighbour underneath, tiolet leak/jam...

Don't sabo me lah, you know I'm againt this idea - kena fright till almost meeting God in heaven by mirror placed infront of bed, during midnight in HCM hotel. Whoever open door, particularly at night with dim light, heavy makeup, messy hair and half-waken mind and look into the mirror - "soul will get sucked into the mirror" and meet God in heaven.

I will dump 1.6 mil into applying for GLP IPO instead. Companies now start "digging" into investors' pocket, "suck" $ from the market. 102,000,000 x $1.96 = 199.92 mils. If one house = 1 mil, this exercise alone can cause 200 houses unsold. MBT smiling, developers/sellers crying. More IPOs to come, then follow by right issues....

According to aerodynamic/air tunnel: 1. less blade with higher rpm produce higher level of "noise" when at same m3/hr with those more blade. Because less blade cut "vacuum" = less efficient 2. More blades more "stable" of wind stream. 3. Higher rpm will wear the mechnical parts "faster", like bearing/c-clip on the shaft.

Image 102,000,000 x 1.96 = $199.92mil will be "sucked" away from the liquidity market, ppl become less "powerful" to buy house. Say 1 house = 1mil. This IPO "sucks" away 200 houses at one go. More IPO to come. Now is the right moment to "dig" investors' pockets. Believed more companies will join in to issue those right issues.

Believed many of the RT members have not seen these. Quite sometime back, passing by Jalan Bahgia (a loop)& saw these buildings (ground floor, no lift, 2 storey height) almost mistook them as the "old changi hospital" Qty less than GCB, >30 yrs.

Banks are all like that. Employees(Commission-based)of banks are another "like that" - I called and alerted the situation, she said should not be a problem and asked me: "write in". I "wrote in" and merely asked for an extension of one additional month and requested an "confirmation" in black & white, till today, have not received the black & white. For full redemption, banks kena $ par par, "spring" you here & there until hairs stand up and feel like closing all the accounts with them immeditately. Now smart already, just look for a lawyer first and "shoot" them a "tokong" lawyer letter on your intention, they will "KK" reply you promptly and courteously, and you will receive the title deed not long after full payup. -

I think Master Hui loves Hu Lu so much, he must have hung a lot of them around his house. He got explain HOW the Hu Lu "interacts" with the beam and edge?. You should have counter proposed to him to put crystals instead. Then he will ask you why crystal and you can start "sian" him around.

Cannot lah, seller can either don't agree to re-valuation (seller has right to insist), or , showing the black face to buyer, so long as the resale application submission date is within timeframe stated/hand written in OTP (Usually seller agent kiasu & kiasi, put "90days" without telling buyer the implication of this figure, thus allow seller to take own sweet time to look for next accomodation slowly) Note: actually from depositing 1K(give otp) till submit otp = 14 days, buyer has limited time to look for a good/sound mortgage loan with LO(a bank takes abt a wk to process & confirm status). Hope the new bill change 14 days to may be 4 weeks. New pte pty got 8/9 wks for this. 90 days = 3 months, so buyer better watch out this field, don't "gong gong" let seller agent manipulates the situation. Then again, there is another disadvantage to buyer, for hdb resale, banks usually give 6 months grace period from generating LO to the 1st cash disbursement, longer than this will kena penalty. Of course, buyer can write in to extend this grace period, but troublesome lah. I was the "idiot" almost kena this, alerted the banker and "tolong" me, so I rememember so well. Imagine, during viewing immediately paid 5K and signed otp, produced LO within 8 days and almost kena this penalty. Still wondering whether I too fast hand fast leg, or seller side too slow hand and slow leg. -
I engaged my previous ID without hesitation, simply "she know me, I know her". She gave lumpsum discount without my asking after listing all items . And at end of reno, I cut part of the retaining money as some portions of work not up to my expectation as I have much earlier mentioned to her and she willingly accepted the cut. I gave her an angbao as my appreciation for her "hardwork" during the reno.

I kena very "big shot", got long & big study table(more like a bench)covered with 5mm thickness glass, with drawers, all stationery, shelf/rack/cabinet next to it, bin, Power/Lan points, calculator, rough paper, laptop, calender planner, post-it notes, files, notice board/magnets......I love the place, whether seious calculating/planning or casual readings, fixup things, all there. Wife dares not anyhow touch/rearrange things there. My niece likes to sit next to me to do homework, don't know can ask me mah. 2 children have their own study places. Fiction books/magazine/newspaper, anywhere also can read.

LO is not the final legal doc, effect very much like the AIP. Important thing is: must get revaluation done before subsimitting resale application. valuation itself "choy choy" takes 2 wks. Seller must "open door" to valuer...... troublesome leh. Seller can tahan to wait? Value/date in OTP can remain the same. I've mentioned my "resale application" submission kena delayed for 15 days.
