Chinese ghost between 10/8 to 7/9 = buyer at upper hand, so lower price resulted. 2. Whole July = "solid" sale & price 3. Whole Sept = wait & see, 25% vol down MoM Aug-Sep, or, 10% QoQ. Genuine buyers involved = Those willing + able. I think the factors 2 & 3 contributed much to the 4%. Likely with this result get published, mkt sentiment will be heated up again soon and the stock market hits 28 months high....No wonder some IPOs & bond will be issued soon to "suck" the liquidity($) away from the retail market (end users).
  2. I supposed you are refering to 3 FCUs with 1 compressor. And the compressor stopped working after some hours?? After filling gas, work for month?? 1. Compressor auto-stop usually due to high-temperature. There is a built in sensor beside the compressor. When the fan not working, compressor will stop after heat built up. 2. The gas is compressed and circulated between compressor to 3 FCUs(see which working). If the is a leakage in one of the pipe, the gas "evaporated" fast - within a day or 2, some situation a few hours- depend on what big is the "leak". 3. In this case,compressor working, FCUs working, but no gas in circultation, so those air out from FCUs is "normal air" no more cool. Is this u are experiencing? Then you're in trouble & headace. 4. If only compressor "stop" working, then it is easier.

  6. Hi Kellyla, just an update to clear the doubt as to new rule on 70% loan: To play game, must understand rules of game first. 1. For brand new pte properties(EC applicable) that are under construction and bought directly from developer, it will be 5% booking fee (cash), 15% downpayment(5% cash+ 10% cpf/cash) (within 8 wk), then 10% upon completion of ground breaking. Remaining 70% can be by bank loan. 2. For brand new properties (Ec applicable) that have been completed and bought directly from developer, it will be 5% booking fee, 25% (5% cash + 20% cash/cpf) within 8 weeks. 70% bankloan. 3. For private resale(EC applicable)properties, it will be 1% option fee + 9% exercise fee. This is to be settled in cash. The remaining 20% can be cash/cpf. 70% bankloan

  11. 1. The fact that from submission of resale application till completion will take abt 4 months. 2. A new EC will take ~ 3-4 yrs to build. Meaning the moment you pay the 5% booking/option fee, you have to wait for another 3-4 yrs to move in. 3. EC payment scheme is like pte condo's payment scheme -pay 5% booking fee in cash to exchange for OTP & S& P doc. Look for banker & lawyer. -pay 15% within 8 wks -pay stampduty in cash first(can redeem from cpf later on) within a wk or 2 after 5% payment -Not too sure abt the new rule on the "extra 10%" when to pay, ie 70% loan - follow progressive payment method To "escape" "2nd" loan is to clear 1st loan first. - To clear 1st loan meanings either you sell alway your existing home (4 months, not incl viewing, marketing...), or - Get money from somewhere from someone to do a full redemption to the flat. Ask yourself this question first: where to stay after selling, while waiting for EC to be TOP (3~4 yr). If you are cash-rich, you don't have to bother about the 30% downpaymemt. Money is not the problem, the problem is no money, correct?. Hope above info useful to you.

Less seller & less buyer cos of rules.... 3. COV get "squeezed" first. 4. Depend on valuation bodies got "conspire" with gov, purposely down the valuation. Newspaper just takes opportunity to take a "case" or 2 to report on, everybody aware NOW is too early to conclude. Gov though has the first hand info on demand & supply data, it can only "agar agar" and built those BTO/DBSS/EC, GLS to pte developers for pte homes. Then wait & see the market forces react , then play a bit of wulo & tarik here and there, as & when necessary. For sure, Singapore homes are comparative much cheaper than in HK, ROC, major cities of China, India, Jakatar.... So, ....

You're now at upper hand, if you got time to let them stay, "chop" seller back lah. Take it or leave it, or ask them to vacant on exact date, to rent elsewhere, to camp at seaside also can, Bencoolen hotels very cheap, free and easy. Seller still has time to decide. Put across you decision to seller quick. Age, sqf of whole unit, location, land lease title, facilities etc determines $$$.
