  1. Hmm.. wait.. the goose may have just laid the golden egg on your doorstep. First, get a surveyor to determine the boundary. dun rely on old fence line, get a new survey done, cos over the years, may have soil movement, physical structures move a little. Once confirmed that the new wall is sitting on your land, u can tell neighbour or the contractor or the architect this word ... "ENCROACHMENT". The surveyor can advise u what that word means, and why I say the goose came. If no hue, u complain to BCA/ SLA. neighbour may never get to move in to new house. If got deep basement involved, and it's a Mil dollar repair job.. can u imagine how much they will be willing to compensate u to settle the issue?
  2. It is a simple issue which I have encountered many times before. The boundary line is a thin line. It all depends on whether the wall is sitting on their side of the line or on your side. There is no such thing as a wall built right in the middle of the line. So.. if the wall is entirely on their side, they can do whatever they want. If your side of the line do not have wall, and u went to paint "your" side of their wall, they can even send u letter. For example.. got 1 case.. the wall is on party A side of the line, but party B went to stick feature wall items on Party B side of the wall. When party A demolish the wall, feature wall all gone. Party A dun need to restore the feature wall hor. So.. the best thing to do.. is to build your own wall on your side of the boundary line. Because.. your neighbour can even dun plaster the brick wall, and u will then see ugly red brick.
  3. The most effective method is how the aircon repair man do it. Use a vacuum cleaner, and place the hose opening near the place where the water pipe discharge the water into the floor trap. Turn on vacuum and use hand to act as a adaptor to prevent air leak. The amount of sludge coming out is amazing. When feel like got water coming out, make sure water do not enter the vacuum. If the vacuum bag is made of paper, take precaution as the bag will tear if water touches it. Best is to use wet dry vacuum.

  5. Ya.. water flow by gravity, and need to be shortest distance to floortrap. Aircon installation calls the shots. Need to do first.
  6. Timber strip is commonly referred to as "Parquet" floor. In reality.. parquet is a design pattern, not a material. Go to other countries and ask for parquet floor, u will get those small 2cm X 15cm in squarish pattern wooden strips popular in 70s and 80s. Is real wood, not laminate. Scratches on timber strip is normal, and I feel that is gives a more homely feel, rather then see it as a defect. but if a scratch is something that bothers u.. then I think stay clear of timber. My view is that a home is not a showflat, must be comfortable and not generate stress over damage. timber strip is normal mop maintenance, nothing to worry about. Formica is a world leader and expensive "brand". One of the pioneers in laminates, but this is cabinet laminates, not laminated flooring specialist.
  7. the choice of laminates depends on the criteria for decision making. timber strip is by far the most popular and I wld think.. is the default choice. However, it colour or pattern is more important, then laminates is the way to go. High traffic areas will also favour laminates. but in terms of repairability, is timber strip.
  8. No restriction on who buys private properties. Can even be a company. All restrictions are normally related to HDB properties. For example.. if person owns existing HDB, then when buying private got some things to work out.
  9. The bus industry has many players. Some are big fleet operators, but most are one man show owner-operators. There are big 44 seater buses and there are those 11 seater van type buses. But all are registered under the same PA bus registration type. Any law change will hit all PA bus owners, regardless of type of bus or profile of the owner. Many small bus operators are servicing their bus hire purchase loan, and it's not exactly a high margin business. Suddenly imposing an additional capital expenditure.. where are they going to suddenly find the funds to fund the additional cost? 2nd mortgage on their buses? Buses are licensed at say 11 seater with a adult child ratio of 2:3. so.. put 2 or 3 seat belts per 2 adult seat bench? If the seatbelt rule says.. follow adult configuration, there will suddenly be a huge demand for more buses and drivers due to lowered carrying capacity. Traffic jams at schools? Most lower end buses have seats that is simply screwed down to the chassis of the bus. The seat design cannot handle the extra load imposed by seat belts. If kena accident with a belted down person, the whole seat will fly forward with the person. These buses need to redo all the seats to be able to handle the forces required to restrain a person + seat. Buses play a big economic role in this country. Imagine.. if one day.. when implement the law.. and say 10% of the buses are not street legal, imagine waking up one day to see kids /workers standing by the roadside waiting for a bus that's not coming. The productivity of the nation will be severely affected for that day. At the end of the day.. if these buses are owned by fleet operators, then.. implementation can be quite straight forward, as these companies can leveage on corporate credit facilities. But when it comes to that highly leveraged one man show owner-operator, it becomes tricky.
  10. Diff biz got different cost structure. Some colours are more popular, so biz tend to order more and benefit from economies of scale. Then when come to quotation time, they offer a lower quote based on what they may already have in stock. Now.. later when owner ask to change colour, the contractor find that he dun have that material in stock, so need to make special order to get the new colour. Even though the glass colour may be the same cost, it still means a special order. So.. this may explain why sometimes change of design may result in top ups. For example powder coating... there are only a few popular colours.. if choose the popular colour.. then can just join the Q. If ask for special colour.. the factory need to stop the production.. clean the machine of old colour..mix new colour.. then coat the product. Paint all same price.. but it's the effort required to adapt to special request that is really troublesome.

  12. me bought cheap brand from Cold Storage last time.. Yes.. steam cleaner can remove stuff like grease and soap scum without chemicals.. But.. it takes a lot of steam and it takes time for the water to reboil to recharge the steam. A typical cleaning session.. which normally takes like 5 min with detergent.. may take about 20min using the steam cleaner, cos due to reboiling time. So.. in the end.. unless got industrial size steam cleaner.. bo hua lor..

This is floor to floor.. so need to take out the thickness of the slab. Normally professionals dun design to max height.. cos then the staircase will use up a lot of space, and it's really tiring walking up the stairs daily. Typically.. the finished false ceiling height shd not be less than 2.8m .. shd average 3m. Small areas.. drop lower due to M&E services is ok.. but not entire ceiling. Will feel stuffy.
  15. Propnex standard OTP form has such a clause.. 50% of booking fee goes to agent if deal is aborted. This is for private apt. But if no black and white.. for example.. the OTP form is not a standard company OTP.. then no deal lor.. company policy dun apply if no black and white mah
  16. shd be individually insulated. Some are hot pipes, some are cold pipes. Putting together will result in massive sweating.

If someone else force u to pay something and u not happy.. either tell that person send lawyer letter, or u call the police for extortion. Anyone who is claiming 7% GST.. u can go ask for that person's GST registration number. then go IRAS GST website to verify. If someone not GST registered and still charge GST.. go report that person with hardcopy evidence to IRAS lor.. Falsely charging GST when not registered is a very big offence. Many ppl not aware of this.. Dun be afraid of agents lah.. got so many governing bodies.. do farny thing.. can bring down whole organisation. If got agent namecard.. and got logo of reputable agent company.. that means.. u also got chance sue the agent company big time.

    Err.. could be a rebar, or it could be electrical steel conduit. Masonary drillbit will not cut into steel. Alternatively.. if u living in those super high rise building (like those 40+ storey buildings), where the concrete is those high strength concrete.. maybe u only manage to get through the screed layer but can't get into the high strength concrete. I would not force my way through.

  22. I think they change from the spray gun bottle to the round squirt bottle design. Few weeks ago. I look also cannot find, but eventually found it in another section.. together with the stain removers. The bottle is like those NTUC brown acid bottle called stain remover.
  23. The effect is indeed nice, and that's why I always say it's for mood lighting. But in Sg, it's simply too hot for general lighting. In cold climates, sitting next to a fireplace is romantic.. but would that be a romantic thing to do in Sg?
