  1. Toilets got 2 type of situation which I observed. 1. Form 1 Q, first in first to empty cubicle 2. Some go to the cubicle and start Q, so see which Q shortest then Q But since our toilet entry is so narrow, mostly (1) will form lor. but when you go to other countries, like Malaysia, I do see (2) also cos the toilet area so big. If only 1 Q, then will follow. But MRT got 2 Q ler and somemore the area not "restricted" like toilet. Make me think that why that Q is official, I stand here not Q also ma, I also got people behind and infront of me what? !! As long as I get onto the train, I'm more tolerant lor. I got nothing to lose what. Regarding the toilet situation, no 2 used to happen often in the past. But somehow it has been proved that no 1 is more effective to "short wait time for your turn", so if you want to do ur business first, u q in line lor. Lately women very smart....!!

  4. Really hard to fault with them when there is no Q. Same as when u alight from the MRT, then waiting in Q to use the escalator then a whole bunch of people cut Q when they arrive from the side. Same when you try to exit at the exit door. But you still managed to get on the train rite. Be big heart lor.

  7. I think your budget is too little. You have 10 items, so each items is about 1.5k (maybe aircon and plumbering can be below that, the rest is around there but the laying and hacking will be more). And you need to add on additional items like debris clearing and etc.
  8. Is there any plans to increase the rate again for the utility bill? Last time when they did an increase in the electrical, they overcharged me based on average use, cos for that month, we went travelling so usage should be less. Now i try to be more careful. I would rather take the time and check the meter then for them to estimate. Mace, I hate estimate billing too. And SP service billing system is not transparent to me at all.

  10. The agreement is usually the company template, which only state the comission part. I did ask what does the comission consist of but noone is able to give me a reply. To me, their commision is like we are paying them for their time but other expenses not included and subject to agent discretion. Therefore I do hope there is a better guideline in place in the estate market.
  11. Yar. I didn't know we have to pay these fee as these came up only after we signed the OTP, else will negotiate with the agent. Somehow I tot agent fee covers all admin fee and services Somemore my comission a lot ler.
  12. Very messy. In future if you want to sell the house will also be difficult. To me, simple is best cos got retention value. Best is to keep the fixture simple. Play around with the furniture to make the theme (as these are disposable) and colors.
  13. Zirhk, they have to use resalenet but still charge you $80. For the valuation, you can ask the seller to show receipt of proof and then paid the amount if done online or offline.

  15. The 1k is the max. You can pay less like $100. This is only a deposit for the OTP. If you exercise it, then need to pay again 5k max.
  16. It is the same with the submission. I know if the agent do it online or via their company, it is only $60. So the extra $20 is must must pay to their pocket.
  17. Mine was the similar as yours except we had a deposit factor but we discussed and agreed on 10% - deposit 40% - prework (ordering of tile, etc) 30% - completion of tiling -> from 40% 20% - completion of reno -> from 10%
