  1. frankly, i think i did better technical work in woodshop during secondary school.
  2. its a simple supply and demand... seller can ask for any sky-high cov, but if there is no party keen to pay, it will just be wishful thinking. also beware that sometimes it could be the real estate agent hiding the bids from the seller, in hope of pocketing a higher commission.
  3. EMs at Jurong West Street 42 tend to be on the cheaper side than those at Street 41... You can try your luck at the 3 clusters of EMs there.
  4. Actually Gen 3 comes with two balconies, one in living room, the other being a service balcony. They also come without a rubbish chute.
  5. potatoes, may i suggest u get some bird control spikes from daiso (green or black in color)and place them where the nest is after the birds move out.
  6. I will pay zero since u have a record of the business dealings with the seller's agent and nothing with the other. Nothing done, nothing paid.
  7. my gen3 EM roller shutter at the service balcony cost me 2k including the remote. the size wise is about slightly bigger than half the gen2. paul aluminum.

  10. ABS is the edge trimming. Nothing to do with slamming. Not the anti lock brake system. Convention edging tends to split open when the glue has dried up.
  11. This is the floorplan of the 3rd and the last generation of EMs built. They come with central rubbish chute, hence none in the house.
  12. i have posted in another thread... PD, eastplan and another one company name i forgot, they are the same outfit under the same management. how do i know? i ordered from eastplan, and pd door guys installed it.
  13. with powdercoating, u have a choice of other colors beside white u know.
  14. the electrician was the first to come in after the hacking was done. wires and trunking laid according to floorplan, then the false ceiling guy come in to seal it all up. after it's done the electrician will make another trip to cut holes and install the lights/sockets etc. So it's not a big hassle between these two jobs.
  15. The older flats toilet design forces one to walk past the shower before u reach the throne, which is a PITA when u r like me, who like to do my business in dry land. My mom's flat was like that. Suggest that u move the throne out and the shower closer to the ventilating window.
  16. ahem... let me count how may sub-cons i have... 1) electrician 2) aircon 3) false ceiling 4) glass works 5) sanitary installer 6) carpenter 7) window maker 8) iron monger 9) aluminum works 10) door guy 11) and the main-con for hacking, tiling, plumbing and painting. Did i enjoy it? **** yeah.. i learned tons enough to be a main-con should i need a job. Was it time consuming? ohh yes, but it was the last quarter of the year and i had to clear leave anyways... Did it save me loads of money? I don't think so, but what i paid for, i made sure it was the quality and standard that i wanted. And the whole journey started.... because i was adamant to use a kitchen cabinet maker not under any main-con.
