  1. Still in same situation as you few years back. No kids yet, so going to take white sofa and put a rug/carpet on the living room. I hope all can survive the menace few years down the road
  2. I think more than that ler ... If it's $138, I would have gotten it .... Unless i missed it
  3. Actually I want to say, usually ppl don't put mirror facing the bed/mattress My mind and my hands are out of sync
  4. Ah ... for me, the GainCity is plastering/patching any small holes due to trunking
  5. I know that home-fix is having promotion for Black & Decker drill. But whether the price is cheaper than outside, I don't know.
  6. Possible ... Maybe the idea is that the blower is installed on the wall that has been plastered. So in the event you take out/change the aircon, you still have a good and even wall. If that's the case, why not plaster it then install the aircon as 1 work (trunking + blower installation). I don't understand the logic why need to separate the works though. I suppose there's another reason for that.
  7. I think painting need several rounds. Because after you install your false ceiling, l-box, and electricity, your painter need to do touch up. Your aircon-work can be combine right? why need to separate the aircon blower work? No carpentry work? (I can't remember your reno works )
  8. I think the 8 weeks period should have include buffer from Edmund. He should be able to finish it up in 6 weeks.
  9. Wow ... you put mirrors facing your door? I thought that usually a no-no?
  10. Yeah, maybe as long as they are not shoes, it should be ok.
  11. More likely, the ID wants to save the hassle of checking and applying the permit. So, by saying it's illegal, the house owner would change the plan and ID would have easier life.
  12. Agree. On certain extent, I learnt alot from you. Haha. Cheers.
  13. To be exact, it's my wife who is an architect
  14. As a free-lancer, I could give you cheaper rate, at least half of the market rate ...
  15. And in any case, the legal owner can evict the previous owner as they are illegal occupants. Then, the previous owner could argue and sue the legal owner of breach of "contract". But again, will they do it? Why the buyer would like to be black-mailed by the seller?
  16. If it's like what therat said, play into the seller's ploy. After the 2nd appointment, evict him out. If your agreement is not being stamp or legalized by HDB/URA/Other gov agencies, it's not valid and legal. You can kick him out after 2nd apptment. Tell him to sue him back and you would say that you are being forced to sign the agreement otherwise you would lose 1k. Remember to change all the keys and mailbox keys.
  17. Wow ... seller could earn "a lot" by giving OTP to people who are not qualified.
  18. Go to temple street, Chinatown. There are 3 interesting place: 1. Sia Huat, a restaurant supply store. They have plenty of utensils type and ceramic also. 2. Lau Choy Seng, similar as (1) 3. There is a shop across the street of Lau Choy Seng, they sell many china-ware with reasonable price also.
  19. I saw home-fix carry those solar film, they might have privacy/frosted film. 1 Pack is around $24-30++ and it might not be enough. I thnk $70 is reasonable.
  20. Wow ... 2 months ??? Are you sure ???
  21. I agree, no point to spend so much for blum. No-brand runner or soft-closing (actually the barnd is asia-excel) is good enough ...
  22. I beg to differ. Like you said, speaking to subcons might imply that ID is not doing a good job. But sometimes it's a necessary evil. I prefer to speak to subcon directly (if possible) for 1 simple reason. Reduce any miscommunication error. By speaking to sub-con directly, it'd reduce any possible error from ID. Even ID is the best, error might still occur.
  23. Hongwen, your house finish already? Can do house visit or not?
