  1. It's a structural issue, owner accept it also no meaning, since it is HDB's safety problem. HDB officer cannot anyhow "settle" it without black and white, since this may lead to suspicion of kopi money.

  4. heh heh.. Is a common installation problem. From the outdoor unit to the indoor units, there are the 2 copper pipes + the control cable. In this case, the copper pipes and the control cable is mixed up. FC1 control cable is connected to FC2 copper piping, and FC2 control cable is connected to FC1 copper piping. When u turn on masterbedroom controller, the compressor pumps cold refridgerant to the main hall instead. Do not do this anymore as potentially, the mainhall coil may freeze up and crack.

  8. Homogeneous simply means.. the surface and the backing is all the same material. The layman definition of Ceramic is surface one material, backing another, usually red clay. This type is relatively weaker. I have yet to come across a tile which offer ceramic or homogenous option. So if the pattern is the same as what u chose, then dun need to lose sleep over it.

  10. Hmm.. check the halogen bulb. Those unheard of brands from China spoil very fast. I suspect is manufactured cheaply just so shop can claim "bulb included". So far, the Philips and Osram ones still the best. Dimmer and the halogen adaptor spoil? Check the dimmer. May be use wrong kind. Got 2 types look the same. One is for ventilation fan, other for light dimming. They look identical but works very differently. Maybe installed one is for fan control.

Do wet/dirty works first. high to low.. that's why paint then polish floor I assume parquet is room and marble is living/dining. I wld not want parquet ppl to walk over my just polished floor!
  12. no law say is 3 months, but is a standard figure used for the following reasons. Seller bank may need 2 to 3 month notice to redeem mortgage. Buyer lawyer need to do title seach, as well as make sure seller is not bankrupt. Seller lawyer then need to liase with buyer bank loan lawyer. Buyer need to do valuation, and resolve any loan quantum issues. If everything smooth.. I think 8 to 10 weeks can do. If got somewhere not right, then 3 months required.

  14. But looking at those recently launched projects.. big ones I mean.. Parc.. fully sold out.. Soleil@Sinaran.. 70+% sold.. the demand is still there. Just that it is not setting record prices only. There are also many huge enbloc properties who have yet to clear the STB, meaning these ppl have not started to look for replacement homes. Excluding several high end projects in the pipeline, I do not expect big jumps in prices, but there is also no indication that prices are going to head south. Prices will only fall if ppl have to lelong, such as when buyer can't sufficiently service the bank loans, which usually starts a few months after projects TOP.
  15. Err.. Private developments provide 1 carpark lot per unit, which is much more compared to the HDB ratio. Also.. facilities tend to be underutilised. Anyway.. HDB got BBQ pit meh? Myy opinion is that big developments.. compared to HDB is much nicer lor.. but the privacy issue is something else since everybody living room is directly facing each other. Anyway.. whether is FH/999/99.. is about affordability lor. Whether is better or not is really depend on the type of residents. I rather have more neighbours of similar age group etc.
  16. Put it this way.. Reno margins are not that great until can afford to hire marketing ppl to solicit for biz. Those who have time to hang ard void decks are either high comm freelance marketers or fly by nights. It is these cowboys that may cause the trouble rather than the IDs/Contractors. Normally the good contractors are those who do the least marketing.
  17. If your requirement is to on all 3 rooms at the same time, then shd consider the 38K Starmex model instead of the 28K model. I am not sure whether u have space or current limitation.

  19. Err.. home automation systems are not generic. If one item spoil, u must go back to the supplier. Hmm... dun even need to talk about spoiling, just troubleshoot a suspected fault also need to call back supplier. In many industries, it is common to sell the system cheap, and earn back on maintenance and followups. Unless got huge project like hotels or service apts, where even their inhouse staff is trained to troubleshoot, such devices will be costly in the long run.

    Those granite bricks available at Far East Flora at Thomson, in the outdoor area between the main shed and the fresh flower shed. Think is ard $8-12 a piece. Tile shops that specialise in granite tiles also carry them, but I too paiseh ask how much for loose pieces.
  21. Once u exercise the option, developer lawyer will provide fresh S&P between u and developer. This will effectively remove all rights of the old buyer. Usually is under normal payment scheme with perhaps some progress payments already due. S&P will have the outline of approved floor plan. Developer/previous owner not obligated to give u any floorplans/brochere.
  22. Firstly, do not be intimidated by the agent by whatever he says. No black and white, no comm required. Contrary to popular belief, there is no law or whatever that says need to pay comm. If agent say he got buyer, then ask him get comm from buyer. Typically is between 1 to 2% depending on quantum. 7 digit value usually is 1%. When an agent acts for both buyer and seller, there is no guarantee that u are getting the best offer. Therefore, I wld not proceed with the deal until I get more freebies, or I really need to let go. Usually, I tell the agent.. I did not appoint u.. therefore I pay no comm. They will then try to get the buyer to absorb the comm. If buyer dun agree.. no deal. The value add of an agent is to get u the bestest price. Why pay comm if it's just a procedural effort to make appt to view? it's cheaper to get yr maid to place ad, answer calls and open door.
  23. In a free market economy, where undercutting is rampant, noone can afford to take the high ground. It's like Fairprice try to impose no plastic bag day. Cold Storage will offer plastic bag as a customer service initiative! Take a look at Sg taxi industry. If a taxi driver play punk with a customer, at most get fired by taxi company, and next day work under another taxi company. Now imagine if the penalty is lose vocational license instead.. life will be so much more orderly. In the US, the industry self regulates, probably due to strict liability laws. Plumbing work must be done by licenced plumbers, cos if do wrongly, then whole neighbourhood can sue for damages. Licensed plumbers are "bonded". Their work is guaranteed by the plumber's trade union insurance, so if do wrongly, the trade union will ensure that is done according to specs. Something similar in Sg is the law society which has a bonded arrangement with lawyers. If lawyer run road, law society will help the clients to a certain extent.
  24. I think we shd all stop this illusion that CEHA is going to improve the industry. What the govt is doing is purely for HDB transections, and there is nothing to stop Ah Beng from representing himself as an agent and then use Ah Lian's qualification to submit paperwork. The govt has been promoting self regulation for many industries, for example, RADAC. But if the industry itself does not want to uphold high standards, then we are all wasting everyone's time again. Self regulation is very common in developed countries, for example the trade unions/plumbers guild. But Sg is far from achieving such ethical standards. The industry must want to bite itself.
