  1. A lot depends on size and design. I believe can cost from $40 to $100. Wether want to be flat with wall, or like floating off the wall, with champfered letterings, fancy fonts, additional wordings. Really up to imagination.

  3. There are many types of partition board material. The basic ones absolutely no fight against moisture. Will become soft. The thicker ones (5/8inch) Boral Professional that comes with fire ratings can tahan moisture. The best is concrete boards that is really waterproof. However, the moisture will cause the internal frame to rust. Consider using skirtings.

  5. chrome simply means a layer of coating applied by electroplating of the shiny stuff. Is usually very whitish in colour. Is really a "nice to look" kind of thing. Stainless steel got many grades. Ikea ones is not so good. The expensive ones comes with numbers like 318 or 316 etc. Is normally darker tint than chrome ones. As with all metals, still requires come simply wiping to be stainfree.
  6. Just to clarify... a valuation report is only valid for 6 months, and banks only recognise reports from their own panel of valuers. Valuation reports are simply suporting documents for a bank loan. Valuation has little impact to the asking/selling prices. Thus, I would not think that a valuation report is all that important. Normally, is to check from recent transections of the same development.

  8. I believe the criteria is not so much about the cost, (assume budget is not as issue), but about which sch has similarly concerned parents. End of the day, all schs wld offer the kid the opportunity to interact with other kids. However, I realise that this is the time where parents get to interact with each other, and subsequently, bonds are created among the parents, and this is where the friendship takes a life of it's own and the kids get a chance to play with each other outside of sch when the parents make special plans to meet. Thus, I believe.. is to find a sch where the profile of the parents are similar.

When a place is doing reno involving hacking of floor screed, the contractor will mark a common reference level for the whole house, and then determine at multiple points ard the house where the screed level shd be. This will ensure a level floor, or put in place a desired slope. Imagine.. if u tell the contractor.. to use existing doors bottom as the reference level, and there are many doors, then.. do not expect the floor to be level. Door bottoms are never meant to be reference points, and is industry practice to modify door bottom to fit the floor, not the other way ard. I assume we all want as small as possible gap between door and floor, and also for all doors, similar gap height.

  11. Oh.... ok.. I agree that 2.5X2.5m is not very big.. but it is still HUGE, something like 8ft X 8ft! Toilets are usually in the 6X8 ft range. Just some advice.. reno work is really a economies of scale thing. Just doing 1 toilet is not exactly very efficient for the contractor, unless his workers can do every trade. If excluding labour costs.. 1) Hack tiles, counter, bathtub = $500 2) Replace copper piping = $200 3) Replace all the tiles = (236sqft + 64sqft) X $3.00 + = $900 4) Replace plaster ceiling =$300 5) Replace cultured marble vanity top $700 6) Replace mirror $200 7) Replace toilet bowl = $350 8) Install Shower screen = $800 9) Waterproofing =$200 10) basin =$150 11) Taps/Mixer/Shower Bar/Rainshower/ bib =$700 12) Towel rack/soap holder/toilet holder =$200 13) Cabinet below vanity top =$300 14) new lamp X3 = $200 15) New storage heater =$220 16) Feature wall = $200 Somemore.. if the condo mgt very on, need to apply reno permit, then need to place deposit, protect the lift etc. I am not a contractor, I just kpo with some average costings. Anyway.. I think yr toilet is big enough to put standing shower and a 3/4 bathtub!
  12. Face the fan to blow the air towards the door. Put a big fan at the smoking spot so that the smoke can't even stay lighted. Put stuff at the smoking spot so that cannot loiter there. Put poster that says something like 2nd hand smoke kills. Make smoker feel that he is not welcomed

  14. Firstly.. I think shd add a downlight right next to the balcony beam. Currently there is a very dark corner there. Secondly... is very difficult for painter to have a line in the middle of a wall and both sides different colour. I think without a stainless steel strip, is not possible to do it nicely. Shd only change colour at wall corners. Thirdly, if wall got many sections, hall will look much smaller than a hall with all walls same colour. So.. depends on what effect u want to create lor. Personally, I rather have all walls same colour, and only highlight with feature wall or wall panels. And I would have added 1 more downlight at the balcony wall so that the wall appears longer rather than turn at the beam, based on the lighting effect.

  16. This is where experience of an ID really counts. There are many factors, such as colour of wall, colour of floor, whether lamps are 50cm or more from walls, whether glare is an issue, any odd corners, and the intended usage of the room. It is very easy to under provision. I believe using E27 holders on 6 inch and above diameter downlights as that would give the owner the flexibility to change wattage easily. When not sure, install track lights, and get those lamps that can accept energy saving lamps. Perhaps provide details of rooms here so that all can take a peek at yr lifestyle?

  23. This is free market forces at work. If a store decides to offer free bags as a customer benefit, then so be it. If dun agree to paying for bags, bring own, or dun shop. Businesses will evaluate customer preferences and offer benefits accordingly. This is not about fairness. It's simply biz strategy.
  24. Algae is directly related to amt of sunlight. By cutting down on sunlight, the algae will die off naturally. Alternatively, is the use of UV filter. Most of the fish breeders in Sg use UV filter tubes.. cost ard $50 to $100 each for ponds. Some use up to 5 filter tubes for car size ponds!
