  2. Well, joining rooms aftermath are issues I faced as well. Not about space usage but more on when selling. Anyway, moving on it is great that you had decided to reinstate to 3 bedrooms again. As for the kitchen wall tiles, if you are doing top hung cabinets as well, you can consider installing glass back splash. Aesthetically they are nice and great for installing suction hangers. Cleans easy using sponge, soap and wipe down. Money spent on hacking and retiling can be used instead to install the glass back splash.
  3. Glad to know that you had completed your reno journey with a competent ID leading all the way, Now is the enjoyment of the stay and the pleasanties of home ownership.
  4. Perhaps nothing fancy is good enough. Those with multiple lightings (eg. 3 in a row) may not suit you. Something round might be better. Go for brighter bulbs, you may find yourself using the dining as reading as working area as well. Edison bulbs are nice but consume high watts. Not too sure about living area with track lights. Track lights have the “spot light” effect, will not achieve a uniform brightness, may be hard on the eyes as well.
  5. Couple of questions. Dining table is what shape? Round, oval, rectangle, square? Against the wall? Next, pendant light shape and brightness? What are the surrounding lightings? Such as down lights?

  8. Ok, understand the misery of the wet toilet seat and floor area. Do note that for screen, silicone will be used and they will be backened over time due to constant moisture. Partition the area will also make certain areas difficult to access for cleaning.
  9. To answer your question, YES is the answer. You can fit in a king size bed with frame, 2 side table as well as 55” wall mounted TV with ample space. To utilise BR2 as wardrobe room is feasible, the only onus is underutilise and kinda waste of a living area. Again unless you folks enjoy TV in bed, then later will come in the issue of Blueray player, Mio/Starhub etc. Or even a sound system.
  10. Seriously if I am you, I will scrap the idea of a shower screen partition. Both WC max 1.8 x 1.65 and 1.8 x 1.4, simply too small to house a sink, toilet bowl and shower area. With the partition, will only minimise the area further, also need to consider the drain hole location. If partitioned, how will the water flow then? Sink is more important daily usage, with access area for toothbrushes, combs and etc. Better plan for space for these. Hack into kitchen and MBR is not feasible, additional cost and also one don’t spend hours in washroom. I guess the can make do with the limited space.
  11. Private condos renovation are always more costly compare to normal HDB. One reason is that condo has a higher ceiling, hence more cost for full height carpentry. Second, ID/contractor are bonded by condo management restriction, rules and regulation, causing extreme inconvenience in certain cases. So additional cost are factored when quoting. Yes it may sound unfair but this is the fact nowadays. I suggest you to shop around a little for more ID/contractors before you commit. Perhaps you can also share some major scope of work with us so we can see if it really need 80k to do up a 2 bed room condo. Lastly, you floor plan cant be seen. Tooooooooooo small. Also it does not have dimension.

  13. Where is the main door? I presume is at the most right side. The kitchen walls are the original layout? Also any dimensions to go with the plan?
  14. Personal opinion, a full brick wall has the "look" factor. Half mirror dont exactly really fit in with the brick wall. Mirror hung on a brick wall is a different story. Besides, mirror is a pretty big finger print and dust magnet.

  16. Vacuum - Bag less better, lower maintenance, no look to buy replacement bag in the long run. With budget, get a robotic vacuum. Just leave it to run and clean when full. Clothes steamer – I got it off Taobao, coming 2 years, still working fine. Abt RMB250 then. Iron – No comments, ranges from tens to hundreds, with docking, like a space shuttle. Air cooler/Fan – If considering air cooler, better off using air conditioning. Fan, the usual KDK standing fan. Else can get Vornado air circulator from Amazon, free shipping but need power converter to work. Works to be about approx.. SGD140 all in. Of course, there is the Dyson but seriously, not willing to splurge this way.
  17. Lol, at least someone here is on there same frequency. I did the same thing as your MIL. I also used to change new shower curtain every year, just for the fresh feel. Anyway, you had missed nothing without shower screen and save yourself minimum $900.

  19. Looking at the floor plan, you can actually do a full length wardrobe in the MBR along the 4700 wall. King size bed is 1910mm. Get a bed frame with no protruding side. Typical wardrobe depth is 600mm. With door open, another 500- 550mm. Let’s do the math. Width of room 3225, minus 2000 for King bed. Left 1225. Minus 100 for the walls left 1125. So to fit in the wardrobe is possible. The shortcomings are that, first you have do away the wall mount TV. I personally think MBR is for sleeping, no TV no Hi Fi, best compromise, occasional use of laptop. Also we are both light sleeper, slightest sound will irks the daylight out of us. Second, based on calculation, you are left with about 400mm (between the bed and wardrobe) of walking space to the other side of the bed. My MBR is exactly the same layout as your, windows and washroom same location. This is how I set up my room now, with black out curtains. I put an old TV console under the window. You can do the same if a TV is really require if you decide to set up in similar fashion. As for BR2, same plan can still go ahead. Am not familiar with Ikea stuff, one question begging answer is that – Is the Kompartment full height? As in from ceiling to floor. If not, the top part left exposing is a dust magnet. Future likely gonna be a “chuck it all in” storage space. Pretty unsightly.   20. Shower Screen My previous place has no shower screen, using only shower curtain and Ikea rod. After looking at magazines, show rooms and various hotel stay, I’ve decided that I will have shower screen for my new place. And this is when the nonstop cleaning begin. First thing first, shower screen are wall mounted and wall hinged for the swivel glass door. Mine is like that. Rubber strips installed at the edges for water proofing. Like all course of nature, no matter how I hose down after shower, all the glass surface will have water marks, when run my fingers across, I can feel the “roughness”. These are the residues from soap, shampoo etc. These are not only unsightly, as it clouds the clarity of the glass but also kinda big turn off. Stepping into a shower with such condition does not offer much of a satisfaction despite even if you have $5k rain shower system installed. The water proofing strips accumulates grimes and from clear, turns to murky and dark. Silicone holding the glass panel turns black, with spots here and there running along the length. Had dump everything I can lay my hands on to try to remove them. Result……total failure. Sometimes I look back, perhaps vanity got the better of me. But **** yeah, at least now I have the experience of having a shower screen. Actually it turn out pretty pointless to have the shower screen. Main reason is when guys relieve themselves, the aiming always seems to fail. Hence the toilet bowl edge, floor around needs to be hose down to destroy the “evidence”. End of the day, the toilet is still wet even when no one has a shower. Enough said, I need to go wash the shower screen now.
