  1. We wanted our new home to look very simple 'like nothing at all'. We approached total of 3 IDs and 2 contractors. The quotations from 2 IDs were quite competitive (the another ID took my floorplan and did not get back to us), as for the contractors… I’m quite surprise myself that both quotations were on the high side and told me that I am unable to hack some walls. But to be fair, both different contractors did say that he need to go on site to give us a precise quotation. Yet comparing the psf charges from the contractors, their price are abit higher than the IDs. Ended up, we signed with one of the ID, Ronnie (Mr. OK Can), whom right till now, drawn us with his responsive and straight forwardness, most importantly we are comfortable with his presence. Every time we saw some minor issues, his reply always go 'Ok, can' and things will be fix swiftly. My renovation cost (paid 95% already) is $23,000 excluding flooring which we went direct to Evorich $4,782.90, so summing up to: $27, 783. This is our progress till today:
  2. hi im looking for a good contractor who can renovate my living room (hdb 5 room flat ) at a good rate . i have meet up with some designer/contractor and they are charging me over 20k just to do my living room . 20k for all whole house painting , lighting , cove l box false ceiling , and the TV wall console set which is FREAKING EXPENSIVE . anyone out there who have ever engaged a good contractor at a reasonable price kindly PM me . thank you ..

  4. Hi fellows. Recently I collected the keys to my apartment & observed some physical conditions which I ain't certain whether to pursue or not. Perhaps can provide some opinion whether you will classify the follow as defects? 1) Weird grey dots/materials along wooden wall skirting I observed a lot of these dabs of grey colour material distributed somewhat-evenly along all the skirting of my bedrooms. May I know what they are, & should I report them as defects in the skirting? 2) hollow skirting All the skirting in my bedrooms are hollow except for some minor regions where the skirting wraps around the edges of 2 walls. Should I expect solid skirting or is solid skirting a myth for public housing nowadays? 3) weak water flow from outlet beside toilet bowl will try to update this with a video; but in the mean time, does weak water flow count as a defect? 4) erratic water flow from shower heads will also try to update this with a video.My shower head will have terribly weak water pressure for around half a minute after which the pressure will suddenly increase. Is this a defect? 5) Water always accumulated/observed in floor traps' drainage Before the water supply is turned on for my unit, there is already water accumulated in the drainage pipes of all my floortraps. I don't think the drainage pipe is supposed to retain water, as that will invite those drain flies & of course, mosquito. Do I report this? ...to be continued...

  7. Hey guys! We have just started our renovation journey and thought to share with everyone who reads this forum! Everyone has been exceptionally helpful and assisted us a lot on the journey to finding our contractor as well as furnishings and such. Very excited to get the party started! Located just beside a huge canal, it kinda reminds us of a lake...... therefore the name: "Lake" House We collected our keys in May 2014 and spent a total of approximately 4 months settling our defects. At the same time, we were finding a contractor whom we are comfortable with. We already had our rough designs ready and needed someone to execute it confidently with professional suggestions along the way. We were really pleased to come across MrJ & MrE. They replied promptly and professionally to all of our doubts and understood what we wanted as soon as we had our first discussion. First up, here is our floor plan Our "Lake" View Day 1 (06/10/14) Signed at MrJ & MrE's factory and had a discussion with the both of them regarding all our designs and layout. MrJ did a sketch on all of our carpentry works and understood what we wanted. He then passed us a couple of booklets of laminates for us to browse through. Day 4 (09/10/14) Met with MrE and electrician; ironed out all of our doubts and did planning of lighting and other electrical works. Electrician was really helpful and provided some really good suggestions. Thereafter, we caught up with MrJ at the Lamitak factory to view bigger pieces of the laminates that we shortlisted(a whole bunch of them!) We had serious problem deciding on what laminates to use as the range was massive; when we always thought that a certain design was exactly what we wanted, we will come across another that wavered our decision. Looking at the bigger pieces really helped. It looked so different than when it was in a little sample piece in the booklet. Just when we were about to part our ways, we were informed that the electrician has already started work! How efficient Meanwhile, here's our styleboard Day 6 (11/10/14) A really fruitful day! Met MrE at Hafary (Eunos branch) to select bathroom and kitchen tiles. We were overwhelmed by the wide varieties of tiles. Thankfully MrE introduced us to the sales executive there and she was really helpful. Some pictures of the place There's a good variety of tiles which were in our budget, enough to drive us crazy while finalising our tile, therefore we would advise homeowners to not venture to too many stores to look at more choices because this would only confuse you - making your selection process a nightmare. MrJ met us soon after and we discussed on a couple of changes in our designs and they were really flexible about it. We were glad that they were not the kind who would request for a topup when informed of any changes. Looking at how confused we were, they also gave us ample time to finalise our tiles and laminates.
  8. Hi guys, just wanted to share my experience with you all and possibly get some advice. I got the keys to my resale HDB flat in May this year. After which, I started looking for an electrician. I checked quotes online as well as had a couple of electricians recommended by friends. I met up with one guy upon my friend's recommendation. He came down on a Saturday and gave me a rather reasonable quote. He also mentioned that the trunking cost will be minimal and will be added in after the work is done because he can't gauge how much he will need to use. So, I asked him to please work with my contractor on the schedule. She feedback to me that he was very uncooperative. Didn't keep to his schedule, turned up as and when he felt like it. I am a single, working woman so I could only head down on weekdays after work and on weekends to check the progress. My contractor also kept me in the loop through the phone. The renovations commenced end on the second week of June. It was scheduled to end on 18 July, I was to move in on 19 July. The weekend before it was scheduled to end, I checked with my electrician on the status and requested that he complete everything by 15 July. He told me it was not gonna be a problem. The contractor handed over the house to me on 18 July in the evening. I had gone down for a final look and realised that one of the twin sockets was incomplete. Some others were crooked and not aligned. So then I contacted the electrician and asked him when he would be completing everything, he said he will arrange again but he cannot do weekends. He can only do on weekdays between 9am to 5pm. So that meant I had to take a day off work to see that everything is completed, which is unfair to me. Over the next couple of weeks, I tried to arrange for a time. There was one weekday that my friend was gonna be around so I dropped him that he could come on a Friday, so just let me know if he can make it. I dropped him that message on a Tuesday. There was no sight, no sound. Then 2 weeks later, he emailed me and told me that I have overlooked payment, I replied him that it was not an oversight but that the work has not been completed. Subsequently, we kept missing each other's calls. When I finally did manage to speak to him, he started shouting at me and I couldn't get a word in so I passed the phone to my friend who was with me at the time. I did tell him that he can even come and fix in the evenings after 6pm. His response was "who works at that time?". He was adamant about not being able to work on weekends. In the first place, before I agreed to engage him, it should have been made clear to me that he cannot work at certain times. Its absurd because the first time we met was on a Saturday. When my friend was talking to him, he was shouting at her too and saying that he does not work on weekends. She did offer to pay half of cost for the incomplete and crooked ones, he told her to go and give the money to God. After that very unpleasant situation, I spoke to the friend who had recommended him and she also saw the incomplete and crooked work done. She said that he was actually recommended by her colleague. So she spoke to her colleague who said that she would have a word with him but after that, nothing. This happened on 18 Aug. 2 days ago, he emailed me and asked me to settle everything by this week. He is denying everything mentioned before and is accusing me of shouting at him instead. This guy is so very dishonest and has a terrible attitude. In his quotation and invoice, it is stated that a deposit is required upfront, which has been paid. The remaining amount is to be paid upon completion. However, because it was not complete and some of the crooked ones were not rectified, I feel that its unfair for him to demand full payment. Now, he is saying that I am the one who shouted at him and I am the one who is inflexible with the timing. Can anyone advise me how I should go about dealing with this?

I created a blog to document the joy and experience of building our home with my hubby but silly me, I had meant to place the content in T-blog but confused with the main blog platform also on Renotalk.   13. Dear all, Have met up with alot of IDs and yet to come to a good conclusion on how to fully utilise the space in the first part of the living room and the wall facing the main door. What should be done to the wall facing the main door? Was actually thinking of hanging a collage of photo frames feat. family photos, however FSM advised against it. Will like it to be a focal point when we open the door. Currently the deco is a low tv console to display some ornaments. On the left hand side is a display cabinet. However, we do not have enough ornaments or display items to display. the above layout currently used doesn't seem applicable to us. Any ideas please? Greatly appreciated.

  15. Hihi guys! Hope the day have been good for you so far! Well, I finally joined the renotalk family today after my many visits to this portal for reno ideas and reading the blogs of some of the forummers here.. Finding the read every rewarding in many ways and that many of you open my eyes to the world of renovation such as the material used for the reno, design ideas and even the type of furnitures, appliances that you all eventually got for your home.. Ermm... In other words, I litterally getting myself "poison" along the way coz whenever I read the blogs, I'll start to think "Hey, maybe I should get this for my house too!"... Arghhh!!.... Kekeke.. I have been toying the idea of starting a t-blog for awhile now coz I'm quite worried about no time to maintain the blog... However, decided to start it so that we can document our reno journery and that we can see how far we manage to achieve the look that we want as a home.. So... I hope that all the qian bei here can help to guide us along if we happen to ask some noob questions about renovation.. Thanks in advance yet! Ohh... And I also want to declare that I'm not officially MrsKhoo (my username) yet but am going to be in a week plus time.... So very very busy during this time. Hoping the time could fly till after my wedding.. Very tiring now... So enough of the lengthy introduction.... Let's get down to the main topic on our new place! We bought a resale EA in the Northern part of Singapore in January 2014 and finally got our keys to our new place just last month... The search to our marital home was completed in only viewing about 5 to 6 houses.. Hahaha.. Yes! yes! I know.. I know.. That was fast right! We decided to buy the house as we find that it is bright and airy. We did viewed a few houses before this place and we were attracted to it on our first visit there.. Maybe because the few houses before that were ermmm.. yucky with some of the units having their floor & ceiling super dark and dirty.. Some have weird design with the orientation of the door to the bomb shelter / storeroom in the middle of the living room wall (wondering why HDB built it like that) and 1 unit asking for high COV for a place that is so rundown when alot of houses were offering $0 or little COV at that time.. And so we went back to this only house that we like again on a 2nd time at night to have a look and we still like it. So that's when we decided to make our offer that was $10k lower than the valuation price. But... the owners refused to budge on the price so no choice lor.. Since we like it then just got to accept the price lor.. Ok.. Thats all for my first post.. Will share the floor plan to my place once I find out how to attach photos.. Hahaha.. Forgive me k for the long grandfather's story and that I gong gong didnt go find out how to attach photo first before writing my first post... Will be back soon de! Cheers!
  16. Hello everyone, I am a newbie here, and hope to ask a question to the renovation veterans on this forum. I am thinking of buying an HDB, and plan to do the renovation as indicated in the figure below. What is my chance of getting HDB to approve this renovation plan? I need to know my chance before buying this flat -- if the chance is too low, I might give up on this flat -- since I really want to have a 1.7m long bathtub. I really appreciate your expert opinions on this. Thanks! Alan.
  17. Hi All, Above is total a time consuming action required from hectic working adults like us. However we tend to rather absorb this additional task to our already stressful life in turn to save $ to engage the subject matter experts thinking we rather save the money for other things which need to be purchase upon getting keys! Now my question to you all out there is, how many have you all tried to do this on your own and yet realised there was oversight/overlooked detailed things due to lack experience and ended up paying more after the warranty period to get the renovation company to resolve your issues???????????????????? Would you have engaged the service before after going through the difficulties for NOT engaging one after your key collection and rushed into staring the RENO works???? Some defects list can go up to 80+ defects. Should one consider this a little investment for the long run? Defects here can be so detailed that we can realise them only after moving into your new home during rainy weathers such as where the floor leveling problem surfaces for an instance.
