  1. We had spend approximately 4 month to complete the entire house renovation. And alot of unpleasant stuff happens and we encounter many of unhappy issue. Hence, we have wrote the email to the management. Below is the email we sent. Problem 1: Delayed handover - Entire projects have been delay due, from first met the ID told us might complete end of the Feb based on the renovation plan. - After CNY,(1st Feb 2017) we was deliberately ask him for the completion date as we need to move in for good date(Some Chinese believe), and the ID told us that’s is a chances to move in without making effort to make it happens(never see his plan or action to expedite it). Only after we double and double confirm with the ID then told us not possible to complete as the carpentry work at least need 2-3weeks. - But at first before we met the carpentry contractor, we already questioning the ID why cant we met before CNY, so that we can speed up the whole process.. but the ID told us can only met after CNY(but there a week before CNY, just wonder why we cant met and discuss first as the meeting confirm more than once) because all the carpenter worker is going Malaysia holidays… - The ID only inform us after we met carpenter that the carpentry can only ready after another 3 weeks….which causing us a lot of problem for this delay as we was planned to move in early of March as we still need to pay the rental fee if we delay until March(at the end we have to paid extra 1.5 month rental fee)… and the good date we choose is also over due to this delay. Problem 2: Poor project management - The ID have never show up onsite frequently to supervise the worker onsite.(but i see your fb is telling everyone that your ID is proactive and will update the progress to the owner very constantly) Maybe less than 10 time onsite for overall projects with 4 month projects. - Not update or feedback to us on the project schedule or progress. We need to chase the ID every day for the update or project progress.Because of that, we have to go onsite to check and see the work quality.(and we catch plenty of problem, just imagine we are not onsite and only check after a week). - Due to lack of supervise, the ID not even know the worker mistake onsite. Like for example….our floor material is wrongly choose, Kitchen wall tiles size is wrong, painting is wrong for many places like our kitchen yard piling, main gate door, door frame color wrong, and so on. - Carpentry worker mistake like our kitchen and shoe cabinet strike light is not install property(very ugly but no choice we have to accept it) due to communication issue. We have no choice but have to accept the mistake as the ID not even supervise and delivery the correct message to them as a designer. (many of time he only deliver the msg via phone...) - One of our bedroom platform have to redo 3 time only match with our design.(the platform is totally different from our requirement, and very big different from the 3D drawing also. Every time we insist to redo the platform, but he trying to smoke us and convince us to avoid the redo troublesome work....) - We have emphasis a few time about the flooring covering to protect our floor from scratch. In fact, we need to cover it by ourselves(at least tell him 5 time from first our meet up until final touch up). Our kitchen and living room floor is scratch and very obvious reflection when we turn on the down light. - Never see any proactive action plan: like for example the gas installation, the ID only notice us when we questioning him. He never ever take his initial to arrange or at least inform us as we are the first time owner who doing the kitchen renovation. Just imagine the carpenter cannot install the kitchen cabinet because of the gas installer haven't come? He only arrange it after we question when is the gas installation come..... Problem 3: Onsite worker behavior - Worker are smoking in the house, common toilet very dirty and smelly, and trash is everywhere in the house not even bother to take down to the dumpster at the end of the day. - Painter Worker are rude to us when we are requesting to cover up the hole on the wall. Never put the painter tools properly and just left at outside of our house, we need to shift the tools and paint ourselves. - Floor washing worker trying to be rude to us when we are standing inside the house, they trying to pour the water to chase us go out. And shout at us for the windows key, and questioning us why we arrange on weekend as they need to rush to finish the work, and work is not completed properly as after they left we need to clean it by ourselves and the all the windows is not even clean properly, wasted our time whole day just to clean it all. - After the washing worker cleaning the floor, and just dump the all the rubbish outside of our house, this causing us a complaint from our neighbour. All of this supposed to well communicate by ID not us. Problem 4: Unsatisfactory workmanship - Our main door is faulty after the floor hacking. Toilet walls is crack and after that become our issue when we request the ID to touch up, he said not their issue as it at toilet outdoor, but obviously it happen only after the toilet hacking. - Master bath room water not as good as before compare to the first installation. - Store room door is keep on popping out, we have to press it there and hold for 20min to make it flat ourselves every 2 days. (We have requested to touch up and door replaced, we only move in less than 2 weeks) - Both common and master bath room lower cabinet is not install with the cover at the back, it seem like a big hole behind the cabinet. (been told its normal, but its very ugly and seem like jerry-build偷工减料。 - The toilet touch up worker is not done properly as we need to double check and stop them back to redo for the touch up. (the supervise or communication not suppose to handle by us, but then we have to handle and face it ourselves..) The both toilet cabinet table top quality is very lousy as we only use water to clean, and it look like pole and white....we only stay less than 2 week.) - Painter are not even bother to taking care our floor, and door frame. After the painter left, we have to clean the floor ourselves and the door frame is so ugly after the final painting. ( we spend money ourself to repaint our bedroom door and doorframe after that.) Problem 5: Hidden cost - Charges us for our 神台 that mirror glass. The glass mirror is FOC at first when he first met us.(We insist to waive it) - Intend to charge us $280 per inch instead of $240 for cabinet. ( initial quotation is offering us $240, but told us material cost increase $280) (We insist to remain the same cost at first quote) - Charges us for our false ceiling curves and telling us its different cost for the design. The initial quotation is not cover all, although the quotation stated 'cover all". - Kitchen and toilet piping cost incurred, the ID told us charge by a piping connection…..but the initial contract is stated including “all water piping”. But still charges us for the hot water piping cost us $500 per piping. (We insist to waive all the additional piping cost, only allow him to charge us $500 for the hot water pipe) - Charges us for the walking wardrobe sliding door. Telling us because of the mirror causing cost. (FOC at first when we ask him, and we insist to waive it.) - Charges us for store room tip-top door about $900 per door instead of per inch. Ended up we cancel as the cost is unreasonable.(He said tip top door is more expensive, but we found out that the actual cost for tip top just a few dollar per piece maybe).. - 3D drawing is chargeable after 10 pieces of design, never ever mentioned this during the meeting.(I think that is the reason why he keep on dragging us for our request 3D drawing, we chase him for 2-3weeks for our cabinet 3D drawing.)

  3. HI home owners, This is a long overdue shout out to Mr Ee, who did my home recently in balestier. Like everyone, i went through what was recommended in this forum. Shortlisted 3, but went with Mr Ee instead. He is the second cheapest among all, with 20 years of experience, and very experience in doing high end retail space. Had a good vibe about him la. Super nice uncle. When i was telling him what i want through mood board etc. he gets it. Guys he is not interior designer, so to convey what you want, it will be easier to show him reference or magazine clipping. He knows the trend in home reno now la. i wanted industrial style, mix with a bit of neon, playfulness in it. He is practical, and very easy going. He is not kekao, calculative. I have live i my new home for 1/2 a year, so far everything is good, except the outdoor blind, which was install by his 3rd party installer. He is not internet savvy, and dont do any marketing. thats why abit low profile. Also I am not related to his business in any way, i think this is my first post in renotalk. Don't know to go ahead with this because is slightly of my budget but my gut feeling tells me this ID is able to execute what I want base on the past project they did. Quotation for 4-room (92sqm) 1. Erect 2" H Kitchen Cabinet Base with cement plaster on top surface and tiles at the sides (Use spare tiles provided by HDB) : $600 2. Erect 2" H shower kerb at 2 baths (Use spare tiles provided by HDB) : $320 3. Purchase prepacked materials :$850 4. Upload materials and debris removal :$730 5. Supply and lay 60 x 60 cm homogenous tiles ($3/sqf) to living and 3 bedrooms flooring come with skirting: $8400 6. Install bronze alumni clear glass sliding window at yard without top hung (3tracks-3panels) :$700 7. Install 10mm thick clear tempered 1 fixed and 1 swing shower screen at master bath with hinges mounted to wall (wall to wall) :$560 8. Install 10mm thick s/blasted glass swing door at master bath entrance (s/blasted facing outside) standard size: $660 9. Install P/coat alumin acrylic panel PD door at common bath entrance (Selected pattern, standard size): $360 10. Construct Designer kitchen cabinet (Laminate with ABS edging inclusive soft closed hinges and draws with full extension tracks), Top and bottom 2.8m, include 2 tier stainless steel rack and frosted glass panel and cutlery tray. Since I have found a good one so I was thinking to share it here for anyone looking for a reliable contractor. They were very responsive & even took the extra effort to help me managed my aircon guy who was fixing up the new aircon when I got tied up at work. I recommended them to my brother & friend.   7. Would like to share my experience with you guys. Recently, i have done up a renovation for my parents house. Our 3-rm flat is located at Ang Mo Kio, which our estate is already 40-years old .We have never done renovation or upgrading work since we move in until now. The condition of the house, was like the picture below, uneven walls and ceiling. We would like to revamp it to a bright, modern living, and have all the cabinet build in for living area, kitchen and our bedrooms. We have refer by our friends on this company that specialize in residential/shop/space planning/carpentry/flooring & remodeling to help us out. We are very satisfied with their work or transformation, would like to share we our members here. I have took a shot of our house photo after we have renovated. Costing is very reasonable. I am impressed with their work attitude and responsive response. I would like to give them 5-star rating. Those who want to do a upgrading or just bought a BTO can give a shot for this company!!

  9. I started to look for ID since the beginning of Oct 2016, it was a tough especially I'm renovating partial of my house. To cut the story short, just want to share my encounters with some IDs and hope those who are looking for partial renovation can just avoid these IDs as they are totally not interested in small budget (not more than S$30k) 1) Everxxxxn (New co) - Simple and nice showroom which you get to see many material utilized in such a small space. Initial interaction is good. ID came to evaluate the work and dimension. Quotation received after 4 days. No portfolio as ID said he is still compiling. Only 4 to 5 messages exchange and we were pleased. We asked to view their current WIP in the same location which he mentioned. Initially he said ok. After we asked him to arrange, he stopped messaging and no respond thereafter. 2) Pxx Kxxxg - Very friendly and helpful uncle. He came to measure and give lots of advice which are really very practical especially some repair works done by my previous ID. His quote is reasonable. But as my spouse wanted more sleek design and needed more ID input, he wasn't that keen to go with PK. But I've seen their work with my friend and I must say the carpentry work is good. 3) U-xxxe - Saw their showroom and really impressed with their design and workmanship. Talked to Mr Wm for 1 hour. He sound keen to quote and all info was exchanged. After a week, nothing from him. And not expecting. 4) Mxxxx (Sxx Creation) - Spouse wanted to look at the materials, went there and was assigned an ID, most of the materials are quite common, perhaps 3-4 items was new to us. Halfway through the introduction of all the 6000 sq ft area. I'm already felt it's such a waste of time, as the focus should be on what we want then advertising for their suppliers. After a sit down talk using our layout. We realised ID didn't actually paying attention with what we want and kept asking the same questions and forgetting here and there. We constantly repeated ourselves. What put us off is that they required us to make a deposit of S$2k to process their quotation. And kept promoting some S$3k vouchers but refused to list the suppliers which this voucher can be used. We felt uncomfortable and insisted to leave. 3 hours spent just to realised that their carpentry work is really bad and apart from that, those sign with them just have to be careful that they use compressed wood as well. 5) Abxxxxxk - We had a good experience with the ID. Visited the showroom and immediately saw what we actually wanted. The ID came and likes our layout as it gives him lots of ideas and he mentioned that it will allow him to have full play to his professional knowledge. Unfortunately, his quote is sky rocket and what disappointed us was his 2D drawings. Nothing of what we wanted. After all the set back, we turn to Renotalk and found a very popular ID. I called him and he responded within a day despite his busy schedule. 6) Cxxxxx Bxx - He came and definitely we can tell his expertise is there despite his carpentry work is in JB. He gave some advise and to me sounds good because he emphasized on proportion and space planning which helps. I really look forward to his quote and even if its above my budget, I'm willing to stretch it as I believe all the positive review about him are genuine. He promised to give me a quote 4 days later, on the 5th day, I messaged him and hours later he responded that he was busy clearing back log and will give me the following day. But after a week, nothing from him. It's a let down cause at least, he should be professional enough to say he can't quote and not just MIA. We went back to source for ID in the web and found 7) All Axxxx Dxxxxx - Meet up at a residence showflat, nicely and impressively done. Wish my house is like that even it's smaller. Nice chat with the ID (boss). After understanding our requirements, he says he will quote. So we message him 3 days later, but he was in the hospital and without pushing away his responsibility, he frankly told us they are also having tight schedule and couldn't meet our deadline. But being a professional, he refered us to another ID company which he has checked that they have the time slot for us. I must say, such professionalism is hard to find in the Renovation industry nowadays especially he looks so much younger then No: 6. So we are now waiting for our quote again... So much time lost just because some IDs are not gutsy enough to tell us upfront that they can't quote unless its a $$$ amount of renovation.
  10. Hello Good Day to Everyone! Gotten keys quite awhile back, finally can start on my humble home nest (after deciding & finalized of auspicious dates for reno ;p) Finding IDs wasn't a easy task (alot of hassle), went around seeing 5 IDs , tiring processing cos you need keep repeating same stuffs and your needs over and over again....... - First 2 IDs, spent quite some time with them and explaining what were the the needs and items, after all the long hours they still like in the lost which also made me in a very lost state too..... (met once only..) - 3rd and 4th IDs were not too bad, still able to grasp what were the requirements and could propose something interesting for consideration. BUT their quotes were way too high even though their ideas were quite outstanding..... (had 2 meetings...) - Last and 5th ID, initially didn't have much expectation... Gradually this finally and 5th ID really able to understand the needs and indeed addressed to the areas that was practical for my family! We had at least 3 meets up, to further discussed on the planning of my house layouts.... We had that kinda of special chemistry that those past 4 IDs couldn't get to and the last 5th ID could come out with even more impressive ideas and designs that really suit my family lifestyle ! After months of discussion with my family, we eventually selected the last and 5th ID - Wilson from DS 2000 Interior & Design Our family felt comfortable in having him to do up our new home as he really do understand and can achieve the kind of expectations from what we wanted for our new home! Dont believe their FB page , all facebook reviews are from their friends and employees. Typical malay peoples especially the sherlyne and andre. they usually saying sales director and design director they are **** in cheep local carpentry guys. I am losses $27000 with them.   20. Hi, does anyone have any reviews of Luxur ID? I am keen to hire them to renovate my new condo, but would first like to check if anyone has hired them before and what their experience is like. After reading all the horror stories in the forums regarding unethical and unreliable contractors, I am afraid I will make the wrong choice! Please kindly advise!

Hi fellow forummers, In our search for a responsible and honest contractor and/or ID firm to entrust the renovation of our dream home to, I would like to share my 2 cents worth on some often overlooked checks that we should absolutely be conducting: Lawsuits against the ID/contractor - Google the company name and add the word “singapore law” (try many different combinations of the company name, e.g. XYZ ID singapore law, XYZ singapore law etc). If the company is currently and/or previously have been involved in a lawsuit, its name will show up in either the Supreme Court /State Court’s website and/or the Singapore Law website. From these websites, you will be able to read about the facts and/or judgement of the lawsuit. As the saying goes, there is no smoke without fire, the plaintiff must have been sufficiently aggrieved for them to decide to pursue a costly and lengthy lawsuit against the ID/contractor. Some lawsuits may get dropped along the way (NOT due to the lack of merits of the case) but because of how easy it is for some black sheep contractors to evade responsibility and liability by setting up and transfering assets to a new company (refer to the next point) ACRA search - do an ACRA search to find out who the shareholders and/or directors of the company are, and which other companies he/she might previously have been a shareholder and/or director of. Check out if these companies have been involved in any lawsuits or had any writs of summons issued against it (refer to the earlier point) during the director's tenure. For small and medium sized companies, the shareholders/directors are usually the ones running the day to day business and the person you might be liaising with. Extend the ACRA search out to the key decision makers in the company. This check with ACRA is essential due to the rampant practice of contractors/ID getting their spouse/bf/gf/close relatives to just start up a new company when the company gets into trouble and they shut down or leave the troubled company as an empty shell while they move assets and projects to the new company. These new companies may use a totally different name, or use a name similar to the troubled company. In my humble opinion, if a particular person is and/or has been involved in companies with seemingly similar type of business and operations, it is something to take note of. Any legal firm (regardless big or small) will be able to conduct the above-mentioned searches. Admittedly, there will be some small additional cost incurred but I believe this is a small fee to pay if it can help us to avoid inadvertently hiring an irresponsible and dishonest contractor/ID company. Hi fellow forummers, In our search for a responsible and honest contractor and/or ID firm to entrust the renovation of our dream home to, I would like to share my 2 cents worth on some often overlooked checks that we should absolutely be conducting:- Lawsuits against the ID/contractor - Google the company name and add the word “singapore law” (try many different combinations of the company name, e.g. XYZ ID singapore law, XYZ singapore law etc). If the company is currently and/or previously have been involved in a lawsuit, its name will show up in either the Supreme Court /State Court’s website and/or the Singapore Law website. From these websites, you will be able to read about the facts and/or judgement of the lawsuit. As the saying goes, there is no smoke without fire, the plaintiff must have been sufficiently aggrieved for them to decide to pursue a costly and lengthy lawsuit against the ID/contractor. Some lawsuits may get dropped along the way (NOT due to the lack of merits of the case) but because of how easy it is for some black sheep contractors to evade responsibility and liability by setting up and transfering assets to a new company (refer to the next point) ACRA search - do an ACRA search to find out who the shareholders and/or directors of the company are, and which other companies he/she might previously have been a shareholder and/or director of. Check out if these companies have been involved in any lawsuits or had any writs of summons issued against it (refer to the earlier point) during the director's tenure. For small and medium sized companies, the shareholders/directors are usually the ones running the day to day business and the person you might be liaising with. Extend the ACRA search out to the key decision makers in the company.
