  1. may i know where u got your guest room bedframe from? it is a single size with 190cm length? even since ikea stop supplying 190cm long bedframe, i can no longer find a bed frame like what u shown.
  2. I got a combi door too and i agree the quality of the door is disappointing. The wood used for the wooden door is lousy and i have rust on screws and metal parts on the door. there is no cushion to soften the hit of the door on the frame. a great idea but please don't buy it, a normal door will work and wont cause you headache.
  3. your issue with the alignment of the main door, kitchen entry and yard windows can easily be resolve by changing the direction of your kitchen door. enjoy ur reno...
  4. about 3yrs. i on that light everyday. i though LED light is suppose to last longer than that. maybe i should just change all my downlight to the e27 type. imagine having to get a electrician everytime a light blow.

  8. i had a similar situation as you. my contractor completed the reno, but its full of defects which i carefully document down in a email with pictures and asked for rectification. at that point i had paid about 80% of the whole reno cost. it had been more than a year after the reno, i have not see my contractor again and he never came back to ask for the balance amount. i will suggest for you to do the same. it will be great if your contractor do come back to fix up all your concern. otherwise, try to live with the defects for a year. after the year is up, find another contractor to fix up stuff that you are not happy with. if there are critical defects that could not wait, and your contractor is missing to complete, get another one but do keep all documentation. with 90% of your budget intact, im sure you will be able to get another contractor to complete the work with less money. as for the cleaning, i will agree with missysonialin. most owners will do another round or even 2 rounds of cleaning before moving in.

  10. instead of id, maybe you could consider contractor? renovation cost depends alot on your requirements. i did my 1st place with 7k, that is a re-sale and i kept alot of the previous owner stuff. for my 2nd re-sale, i hack the whole house and it cost me 35k. i have both place deco in very simple style, might not be magazine worthy but its very pocket friendly and very easy to clean.

When will you be getting your new place? i did an overhaul with my resell 4rm last yr at $45K. with a new 4rm with kitchen tiling, piping, toilet and main door done up by hdb, i don't see it a problem to keep your reno below $40k or even lesser. there's lots of t-blog with new hdb flat owner spending last than $30k on their reno. as for furnishing and furnitures, it will really depends on where you are getting them from. there's table that cost $5k and there's table that cost $500 including 4 chairs. Perhaps you could look into taobao. i will not recommend getting any renovation loan if possible. interest rate is high and with new housing loan and mthly bills from having a new place, cash will be tight.

I'm already staying at my place! regret not getting a shoes cabinet made during my reno. the ready made shoes cabinet is so awful... serve me right for being stingy. ha... so now i got to find another carpentry for this small job. hope that i wont get chop carrot. debating with myself if i should have the cabinet seated on the floor or suspended and put some fake grass under it.
  13. my unit has a very similar layout as your. im planning to build a shoes cabinet just beside the main door too. will you be able to let me know how much your ID charge for it and what is the dimension? i'm quite worried that the whole thing will look very bulky if i will to have it across the whole wall to the height of the window. looking forward to see the finish product of yours.
  14. Not sure if my comment came too late. I had the same floor plan as u. And i do recommend the hacking of the store at kitchen and rebuild one using the 3rd bedroom space. Yup, u get a small room but it will open up the kitchen. In fact i had the kitchen wall hacked off too. Make the whole place bright and airy. Paiseh, i keep suggesting to hack when u stated tat u didnt plan to.
  15. if i didnt rmb wrongly, there is no need to engage a lawyer for this. just go down with HDB and hand in your cheque. voilà, your house will be yours for the reminding amount of lease left.
  16. depends on your sale strategy, if there more agent marketing for you, the higher chance for you to make a sale. but some will think that it cheapen your property. sellers should talk to their agent on how they wants to market their property. good agents should make the effort to discuss with the owner. nowadays with internet, sellers will be able to closely monitor how their agents are working for them. when i was trying to sell my property, i specifically told my agent where do i want to list my property and how much to list as a selling price. and i personally make checks on the listing everyday. there's once, the property got de-list and i immediately called my agent to get him to wake up his idea. although we are paying the agents to do all these things for us, i do think that owners should take a more active role as our stake is alot higher in the sale than the agent.
  17. if u decided to use laminate of cos opt out for hdb tiles. why pay for tiles when u want to cover it with another flooring. money from cpf is also you money!
  18. need help regarding payment on taobao. anyone with experience with price adjustment on tb after you make payment with eNets? I bought a bench custom made from tb but paid the price that is stated on the website and the seller change to the agreed price after i made payment. So how do i top up to the right price? i pay via eNets, so the amt deduce will change or i have to make another payment again? another case is me buying handphone casing and there's suppose to me free shipping but was charged for shipping during payment but seller amended the price for me. so i get refund to my bank account? im super lousy to type in mandarin, finding it hard to clarify these stuff with them. so someone help me.
  19. No you cant sell you BTO before the MOP. if you cant sell off your current HDB, you cant buy another unit. unless you got another BTO with TOP later than your current home. this is based on my understand, correct me if im wrong.
  20. if both your wall and floor tiles has the same dimension, of course it can be align.

I will not put up false ceiling to cover it. with water seepage, false ceiling will be affected too. by then u will have to repair and replace your false ceiling and the real ceiling. plus occasionally, u might get pieces cement falling off. not sure if it will affect the stability of the false ceiling, as in the false ceiling might collapse if there's too much weight from the failing cement. this might be a little extreme but u will nv know. very interesting layout u got. but no plan for kids?

Badtz, not that my tolerance level is high. my contractor disappear after a few weeks after handover, he havent send me the final bill and i havent pay him the last 10k. so now its the choice between 10k and having someone touching up my very long list of defects. im leaning towards the saving of 10k. by the way my contractor is still alive, doing business. he accidentally emailed me one of his customer kitchen drawing...
  23. Actually all the defects u shown are quite minor, easily rectify by another coat of paint. Understand the part abt rushing for deadline. My reno is done in a hurry, and i end up with lots of defects too, and much worst than what u shown here. Good luck
  24. i did question the glass supplier about the quality of their glass during my renovation period. all the uncle did was to hit the glass real hard (really very hard till the glass panel vibrates) using his fist, and the whole thing is still intact. well that put my mind at ease. but then i'm still careful with my 2 sliding glass. tempered or not it is still glass and there's always risk of it falling apart.
