  5. Hello fellow home owners! Mr Z (aka The Boss) and I (aka The Secretary) have been silent readers of this community for quite awhile and started stalking t-blogs since 4 years ago (ever since we applied for our flat)! However, we have only started to be more "hardworking" in sourcing for ideas, concepts and IDs / contractors 2 years ago. We have learnt much from all the valuable sharings from this blog, and would also like to contribute our bits. Our BTO is located in Ang Mo Kio, and it is the first BTO that offered a open concept kitchen. Open concept kitchen means a bigger living room space without having to hack any walls. Sounds good, and so we opted for it But, this option has also resulted in many of our sleepless nights (trying to crack our heads for ideas on how to prevent cooking smells from the rest of the house) for the past 2 years Here's the floor plan: We received the keys in end January this year, a week before CNY. Here's a picture of our house (Can you spot The Boss in this picture? ) The whole renovation process took us 3 months, not inclusive of the delivery of our furniture. We must admit that it took a lot of time and effort to build a house to turn out the way we would like it to be (and also to make our hard-earned $$ worthwhile); nonethless a beautiful and enjoyable experience that we would not regret when we looked back now.   7. So I have been reading up lots of Reno t-Blogs ever since we had balloted for our flat. It had been a long four years wait when we finally got our keys. We got our keys in late July this year and got our shortlisted IDs/contractors to come down for actual site measurements and to revise their quotations accordingly. In the end, we decided on an ID though he does not have the cheapest quotation. Our unit layout: The main reason we chose him was that he seemed to be able to visualize the house that we wanted. I had a certain idea on how I want my house to be but there were some parts where I am unsure on the practicability of them. With the 3D drawn, we started the renovation on end Sept 2016. The main colours that we are going to use in the house is oak wood, white and black. I do not think that there is any specific theme. I am hoping that the house will look simple and clean. First off, tiling started! We had decided to lay the same floor tiles (black with light grey stripes) for living and bedrooms. Grouting is black but currently it looked white as the dust had accumulated =.=. Next off, black floor tiles and marble-like wall tiles for both bathrooms, For the wall tiles, due to budget constraints, we only overlay the default feature wall ( black for master toilet, white for common toilet)
  8. Dear all, I'd greatly appreciate some advice.. I'm a new BTO homeowner and currently in midst of renovation. However, my contractor pointed out that this is a problem with the already painted walls. For info - my BTO comes painted with flooring. Technical specs for internal walls is skim-coated / plastered and painted white. So my contractor painted 1 portion of the unit, and noticed that the paint was peeling. He highlighted that he is unable to continue to paint because sealant wasn't applied UNDER the top white coat. To do a good and proper job, the top white coat has to be sanded off, plastered to make the surface even, apply sealant, then paint. He had however advised to find out from HDB if the technical specs was as-is, or did they leave out the sealant coat. I did so and the HDB officer confirmed that there is no sealant. It was as per specs- plastered walls, and emulsion paint. Now here are my qns: - is this normal wall painting specs for HDB projects? - shouldn't sealant be applied before any form of paint goes on? - is it Ok to put sealant over current HDB-ready emulsion paint? Will it peel again? Any issues if i did so? Help! Advise, anyone? My renos out on hold until this painting is resolved.

Back to the topic, both @ChrisTanNK & I had the same contractor as i gotten the number from a friend that request for the contact from him. My parent's flat was renovated by this uncle called "chew". He is a down to earth & honest uncle such as that when i play joke on him, he get really nervous instead... uncle chew tag team with his daughter & actually gave honest opinion about some of my "hilarious" ideas. they are not those direct person that immediate oppose to your idea but they actually give u an other alternative way instead. they give me a "worryfree" renovation period & my parents is very pleased with him too! They will write their quote in details where we dont have worry if there is any hidden charge. They also provide us 3D drawings & different range of materials to choose. below will be some pics of my hse reno & some of other ppl's hse renovation which they send me. nowadays ID price are extraordinary high where i would really suggest to go for this contractor instead. in terms of PRICE, QUALITY & CHARACTERISTIC, i believe my contractor will win for sure:D:D:D:D

  11. Prices of renovating a home is getting really crazy in singapore. Me and my husband went to 10+ big firms ID and 3 renovation contractors to get a quote for our new house in matilda edge. All the prices quoted by big firms ID was really huge, came in close to $45-$50k just for my new 5 room bto. My husband and I simply could not afford such huge budget as getting a home had already caused us to wipe out our entire savings and cpf. Listening to most of the horror stories of renovation scams and bad contractor, we went with the more reliable contractor which my sister used for her renovation 2 years ago As we had already know what we want in our new house renovation, we decided to went with direct contractor, the prices were also quite similar other than my contractor which actually give us quite a decent price to work with. We managed to squeeze in quite alot of things from our contractor. My total cost of renovation costed me close to only $35k for vinyl floor, 2 toilet overlay, kitchen cabinets, 3 wardrobes and feature wall + all electrical and plumbing works. So I guess we saved about $10-$15k from the next nearest cheapest quote, and we took the remainder to buy our furnitures and lightings. I guess thats not including that the chances that desginers will charge me extra for every things not listed in the contract. My contractor did alot of extra stuff for us even though it was not listed in the contract. Even though the whole renovation was to be done in 2 months as stipulated in the contract, my contractor did it with 6.5 weeks allowing us to move in just before this chinese new year.
  12. Finally! After applying for our flat in 2013, we now have a chance to share our renovation experience here. Been a silent lurker, love your ideas, etc etc, let’s just get down to business. We got a 5-room flat in the north-eastern part of Singapore (Seriously...take a guess. You’re probably right.) and PCD is scheduled end of this month. I’m not kidding when I say we began our research the moment we applied 2 - 3 years ago. Thankfully, my husband and I have very similar tastes, so agreeing to things came easily and without much hair tugging/crying. Here’s the standard floorplan. A rough introduction of our style: NON-industrial and NON-Scandinavian. I know this site has a huge following for the two “themes”, but that’s just not us, heh. Also another reason for contributing to renotalk – I thought it’d be a nice change to see something different for the rest of you who are looking for new inspiration!Warm, earthy, and a little bohemian. We travel quite a bit and have collected some strange and quirky items over the years. I’m a huge fan of Apartment Therapy, and am thoroughly inspired by the homes there.Plenty of dark wood accented with hints of brass and rose gold. And pops of colour. We plan to warm the place up with lots of plants and ethnic rugs.Next up - our experience speaking to a few IDs.

  14. Hi Guys! I've been lurking on this forum for quite a while now. I didn't think that key collection would come so fast, but it has!! HDB just messaged me today to collect keys on the 3rd! We got a 3 room unit BTO.. So our design will be pretty different, because we prefer bohemian designs but at the same time I can't take too many rugs because of the dust. We have already met up with a few IDs.. surprisingly contractors are very hard for me to come by lol. I'll do a write up on the IDs later, but I'll probably only give full details at the end of the whole renovation. So this is what we plan to do: 1.) Vinyl Flooring (any good brands to recommend that is not so ex?) :) I'm pretty fussy about the brand of vinyl because I think that a lot of them have a lot of unknown chemicals in them that can be bad in the long run. 2.) Platform bed with storage in the master room. Now the thing with platform beds is that if you get it without storage, you can get it laid with vinyl, but if you get it with storage it will be laid with laminate (those they use on the cabinets not on the floor) .. haha. So I think the storage-less will last longer maybe.. but then no point ah.. the house is so small, plus my fiancee has A LOT OF STUFF. In our case its really reverse.. he has A LOT OF things and I don't have much. hahaha. so you won't see me saying "walk in wardrobe for a lot of my clothes or need a lot of storage for shoes" #stereotypes. 3.) Pole system wardrobe with sliding doors. I don't see that many posts on pole wardrobes here. But what do you guys think? supposedly its more flexible and configurations can be changed more easily. 3.) Ventilation fan in the bathroom. Do you guys think this is useful? lol 4.) Tic Tac mirror door extending along the DB box. 5.) the usual for kitchen, but I will be doing some open shelves instead of top cabinets on both sides. I plan to write some stuff maybe later tonight. We are nearing the end of our house renovation and we have finally decided to share our experience so far Our new house is a 5-room BTO in Waterway Brooks, and here's our floor plan for a start: Both of us prefer a simple and clean house, along the line of minimalistic and nordic feel kinda.   19. After a decade of comfort living at our current 3I resale, we have secured a BTO at Bidadari by the grace of God. We are excited to look forward to a new premises where we would continue to "Live Love Laugh" till our golden age. Attached are photos of Alkaff Oasis taken prior to Covid19.   20. Just want to share my experience on finding a contractor to renovate my new 4RM bto located at Canberra Street. Myself I am not able to take bank loan as my credit report is not good. So I only about to ask my Friend to apply for me a 3rd party renovation loan from the bank. But sad to say the renovation quotation I received from some ID and contractor was around $24k to 26k. My loan from the bank only can approve at $16k. I have no choice to put the renovation on KIV. One day I was looking at internet and Facebook I saw a contractor posting saying that they are able to let client to pay partial amount of the renovation amount in monthly installment. I contacted him and have a met up with him. He quoted me for my renovation @ $23k and I am so lucky that he allow me to pay the balance 7k in monthly installment. The renovation work is still going on and now is awaiting for cabinet to be install. For those who have tight Budget or not enough money for renovation maybe you can pm for my contractor contact.
