Post being removed for like the 3rd time Why renotalk why? can anyone let me know?????? @ChrisTanNK you have the same issue? i really wonder why i wanna help to bring in more business to a good contractor but the post keep get removed! Back to the topic, both @ChrisTanNK & I had the same contractor as i gotten the number from a friend that request for the contact from him. My parent's flat was renovated by this uncle called "chew". He is a down to earth & honest uncle such as that when i play joke on him, he get really nervous instead... uncle chew tag team with his daughter & actually gave honest opinion about some of my "hilarious" ideas. they are not those direct person that immediate oppose to your idea but they actually give u an other alternative way instead. they give me a "worryfree" renovation period & my parents is very pleased with him too! They will write their quote in details where we dont have worry if there is any hidden charge. They also provide us 3D drawings & different range of materials to choose. below will be some pics of my hse reno & some of other ppl's hse renovation which they send me. nowadays ID price are extraordinary high where i would really suggest to go for this contractor instead. in terms of PRICE, QUALITY & CHARACTERISTIC, i believe my contractor will win for sure:D:D:D:D
  2. Just want to share my experience on finding a contractor to renovate my new 4RM bto located at Canberra Street. Myself I am not able to take bank loan as my credit report is not good. So I only about to ask my Friend to apply for me a 3rd party renovation loan from the bank. But sad to say the renovation quotation I received from some ID and contractor was around $24k to 26k. My loan from the bank only can approve at $16k. I have no choice to put the renovation on KIV. One day I was looking at internet and Facebook I saw a contractor posting saying that they are able to let client to pay partial amount of the renovation amount in monthly installment. I contacted him and have a met up with him. He quoted me for my renovation @ $23k and I am so lucky that he allow me to pay the balance 7k in monthly installment. The renovation work is still going on and now is awaiting for cabinet to be install. For those who have tight Budget or not enough money for renovation maybe you can pm for my contractor contact. Anyway the amount for installment is base on their comfortable amount. Thank you for reading my post and have a nice day.
  3. Prices of renovating a home is getting really crazy in singapore. Me and my husband went to 10+ big firms ID and 3 renovation contractors to get a quote for our new house in matilda edge. All the prices quoted by big firms ID was really huge, came in close to $45-$50k just for my new 5 room bto. My husband and I simply could not afford such huge budget as getting a home had already caused us to wipe out our entire savings and cpf. Listening to most of the horror stories of renovation scams and bad contractor, we went with the more reliable contractor which my sister used for her renovation 2 years ago As we had already know what we want in our new house renovation, we decided to went with direct contractor, the prices were also quite similar other than my contractor which actually give us quite a decent price to work with. We managed to squeeze in quite alot of things from our contractor. My total cost of renovation costed me close to only $35k for vinyl floor, 2 toilet overlay, kitchen cabinets, 3 wardrobes and feature wall + all electrical and plumbing works. So I guess we saved about $10-$15k from the next nearest cheapest quote, and we took the remainder to buy our furnitures and lightings. I guess thats not including that the chances that desginers will charge me extra for every things not listed in the contract. My contractor did alot of extra stuff for us even though it was not listed in the contract. Even though the whole renovation was to be done in 2 months as stipulated in the contract, my contractor did it with 6.5 weeks allowing us to move in just before this chinese new year.

  9. My unit is a 4-room flat of 92sqm (including AC ledge). It's considered really small but oh wells, this is what you get for a 4-room flat nowadays, and thankfully me and wife aren't that big size either. The bombshelter is located in the kitchen that in turn, gives us more space in the LR, which is exactly what we wanted. Can host mahjong session in the LR Initial Floor Plan Our Basic Requirements 1. Milestones and Progress Updates 19 / 10 / 2016 - Flat Unit Selected 05 / 01 / 2017 - Submitted Appeal Form for Smooth Rendering Floor (SRF) *mine is a SBF unit, therefore no flooring is done prior, and since we're doing vinyl flooring, we need to get cement screed for our flooring, should take around 6-8 weeks to get approved, i.e. latest by 2nd March* decided to withdraw and appoint my main con screed instead 16 / 01 / 2017 - Collected Keys and Signed of Lease Agreement, Performed Door-opening Ritual 19 / 01 / 2017 - 1st Defects Inspection 21 / 01 / 2017 - Submitted Defects Feedback Form to BSC *takes around 9-14 working days to be rectified by BSC, i.e. latest by 13th Feb* 13 / 02 / 2017 - BSC confirmed 1st rectification completed, pending for 2nd defects check or close case with BSC 18 / 02 / 2017 - Rectification completion confirmed and signed. 16 / 03 / 2017 - Renovation and Hacking work commences! 18 / 03 / 2017 - Electrical work commences! 03 / 06 / 2017 - Final Handover from CX Reno (but still got some nitty-gritty touch ups to be rectified, so they will still be back a few times.   12. Been thinking long and hard if I should start a t-blog, because I’m not sure if I can commit to writing one between life, work, and the hectic reno process. But in the end I thought I should try to document the process of shaping my house into a home. Background This is a 3 room unit at Punggol, along the waterway. Key collection started on 14 March 2017 for the first 2 blocks, my block is next and I think we'll most likely get our keys in April. Different from most other t-blogs by couples, the house will be for myself, my mom and my younger brother. Since I’ll be paying for the place (+ reno and furniture/appliances) alone, I chose not to burden myself with a higher loan for my first home by getting a 4R. Hence my budget for reno isn't big at all; my challenge is to make it a nice place with everyone having their own space in a small house. Floor Plan I’m quite happy with the layout of the unit, even though it’s small. Kitchen is tiny but squarish, bedrooms are decent size and bomb shelter is not in front of the kitchen. Overall, I have no real issues with the positioning and shape of the rooms. It also has an open concept kitchen. Next few posts will cover my mood board, the space planning for the house and ID selection process. Can’t wait for my key collection! I was never too excited until the recent 2 months

  15. Hi everyone! I just want to share my own experience with this ID for design and renovated my new home at Whitehaven (Pasir Panjang). I know this ID- Mr. Chean from JCW Design Gallery via social media advertisement. He is a young man about late 30 ? Very patient and experienced, and willing to listen to what me & my wife want our new home to be. We met initially and I passed him the floor plan and roughly discussed. Over the next 2 meetings, I sent him photos of my inspiration designs that I saw online etc eg. how my toilet should look like and the cabinet designs and tiles. U know these days you can just browse the web and compile the things you like... Eventually we got the keys and we started the project! Overall I'm very satisfied as I feel I am able to design my own space without an ID, and Mr.Chean is able to source for the materials to build my place. He offered advice and gave us more options to consider for the budget that we had. Mr.Chean was able to complete the works before time as I requested to him if he could finish earlier as some unforeseen circumstances landed upon us. I was super impressed by the efficiency and quality of work that he delivered! My in-laws went to check on the progress of the renovation for us as we were quite busy working everyday, and even they commented that we made a good choice (; It's been more than a year now and my place still looks fantastic. And one Mr.Chean I'm here to share out the 3d perspective provided by this ID, also the progress photos of our lovely home.   16. Applied this 3 room BTO on 30th May 2012, collected keys on 5th Oct 2016 (Wednesday). Layout Inspiration I love looking at Ikea's catalogs since I was a kid, and later I discovered Pinterest. It was the best thing ever! It fed my hungry soul for the design world and the words that healed me in this cruel world. View It was a little hazy that day. Taken from the highest level. Finding the one I find it exhausting telling people in details what I want, so, I am only going to tell my plans to the special one. I will reveal the special one when my project is completed.

  18. Our home came much quicker than expected, cus I was 30 out of the units available and signed in April 2013, but we just got the HLE letter and saw that the fences have already been torn down. Apparently ours is the first block and it's only been a little more than two years (Nov 2012 BTO, though!). Anyhow, we chose a 3R because (1) We balloted for PLENTY of 4Rs and just didn't have the "luck" for it, so we thought maybe that's just not God's plan for now; (2) I was just starting a business then and we didn't want to carry debt. We are super young (23yo) and debt-free, and this house is quite low maintenance for us so we are quite happy with it! No plans for children but even if we have one it can take it. Haha! So I am quite excited to get the house going but we have a great place to live right now so we're not in a hurry to move. Having lived in an area that's surrounded by renovations / construction, I know how "vomit blood" it can be to clean it everyday. And I've heard stories from other RenoTalkers. But somehow, the people in my estate don't believe how hard it is to clean! Haha! We went down to see our block since it was unfenced (but stairs still sealed up, only got to go up to the carpark) and generally was happy with what I saw. Love the colors and placement of things, and love the way everything was built. Should be a happy 5 years (or more)! Starting with our floor plan: We are meeting 3 contractors next week, and probably a 1 - 2 more in the next few weeks. Met with an ID but I have such a clear vision of how I want everything to look in my head (I am a designer, albeit not interior designer, by trade) and the IDs really disappointed me and bombed us with ridiculous amounts like $44k even though I didn't need that much. London is my second home and holds a super important place in my heart. I've collected various London trinkets from our honeymoon and our longish trip this year, so I hope to bring a piece of it here. So many IDs keep interpreting it as "victorian" which isn't what I want, so hopefully the contractors can help me out! And this is also why our home will be "Little London" -- like Little India or Chinatown. Haha! Will update as time passes and link everything to a content post in the next post! (To her, hacking away at the keyboard in front of PC is working) As title suggests I'm trying to make my cosy 3rm be different from standard cookie cutter design. With any project, setting the budget is most important. My current cash flow allows for 50k expense. Its broken down 4 categories. 1. Electronics 10k 2. Furnishing 10k 3. iD/Reno 25k 4. Mr Z (aka The Boss) and I (aka The Secretary) have been silent readers of this community for quite awhile and started stalking t-blogs since 4 years ago (ever since we applied for our flat)! However, we have only started to be more "hardworking" in sourcing for ideas, concepts and IDs / contractors 2 years ago. We have learnt much from all the valuable sharings from this blog, and would also like to contribute our bits. Our BTO is located in Ang Mo Kio, and it is the first BTO that offered a open concept kitchen. Open concept kitchen means a bigger living room space without having to hack any walls. Sounds good, and so we opted for it But, this option has also resulted in many of our sleepless nights (trying to crack our heads for ideas on how to prevent cooking smells from the rest of the house) for the past 2 years Here's the floor plan: We received the keys in end January this year, a week before CNY. Here's a picture of our house (Can you spot The Boss in this picture? ) The whole renovation process took us 3 months, not inclusive of the delivery of our furniture. We must admit that it took a lot of time and effort to build a house to turn out the way we would like it to be (and also to make our hard-earned $$ worthwhile); nonethless a beautiful and enjoyable experience that we would not regret when we looked back now.   22. Hi Guys! I've been lurking on this forum for quite a while now. I didn't think that key collection would come so fast, but it has!! HDB just messaged me today to collect keys on the 3rd! We got a 3 room unit BTO.. So our design will be pretty different, because we prefer bohemian designs but at the same time I can't take too many rugs because of the dust. We have already met up with a few IDs.. surprisingly contractors are very hard for me to come by lol. I'll do a write up on the IDs later, but I'll probably only give full details at the end of the whole renovation. So this is what we plan to do: 1.) Vinyl Flooring (any good brands to recommend that is not so ex?) :) I'm pretty fussy about the brand of vinyl because I think that a lot of them have a lot of unknown chemicals in them that can be bad in the long run. 2.) Platform bed with storage in the master room. Now the thing with platform beds is that if you get it without storage, you can get it laid with vinyl, but if you get it with storage it will be laid with laminate (those they use on the cabinets not on the floor) .. haha. So I think the storage-less will last longer maybe.. but then no point ah.. the house is so small, plus my fiancee has A LOT OF STUFF. In our case its really reverse.. he has A LOT OF things and I don't have much. hahaha. so you won't see me saying "walk in wardrobe for a lot of my clothes or need a lot of storage for shoes" #stereotypes. 3.) Pole system wardrobe with sliding doors. I don't see that many posts on pole wardrobes here. But what do you guys think? supposedly its more flexible and configurations can be changed more easily. 3.) Ventilation fan in the bathroom. Do you guys think this is useful? lol 4.) Tic Tac mirror door extending along the DB box. 5.) the usual for kitchen, but I will be doing some open shelves instead of top cabinets on both sides. I plan to write some stuff maybe later tonight. From the first day they have already won my trust with their work ethics as they were very meticulous and intricate when it comes to the planning stages and he made sure that no stones were left unturned. I’m very surprised that he could integrate our ideas with their and present to us the 3D drawing in such a short time. Fast and Efficient are the only words that I could use to describe when their crews start the renovation work. They would update us every now and then with regards to the renovation to make sure it goes with our liking as we are quite fussy people. They made the renovation process seamless every problem being solved immediately without much hassle. They actually delivered what was promised and most importantly within the time frame.

  25. Hihi, I am H - the husband... M is my wife... and so we are "H&M" (we are not that well known swedish retail clothing company). Warm - Our home is really very warm!! Or should I used "HOT" instead.. Haha... No wind at all despite that our living room is not block at the moment. ...view from our living room... Time seems fast forwarded once we got our keys. But before that, it was a looooong looooong....... 5 years wait! Every BTO seems building faster than our project.
