The way I look at it is the ID has already collected 90% of the payment after the cabinet measurement. The ID explained that his carpenter will demand payment to buy the material before starting the carpentry work. Do you think this is fair? What are the payment terms that your ID laid out? Hello all, my first ever post, also the first home we have ever purchased. Am posting this first before trying out the "request for quote" feature of the site as i really am trying to avoid ppl calling me up when i am at work (+ having to explain to each caller what i want). So just wondering if anyone here can help out with a rough guesstimation of costs or if anyone out there is able to provide a quote based on our requirements. First and foremost, this build will have to be dictated by budget as we don't really want to spend too much. Here is our original floorplan. It's a 2 bedroom condo groundfloor apartment. In red are the walls i'd like to remove (which also means i need to relocate the DB box if that's possible) False ceilings to be hacked away also. And this is the proposed new layout i'd like (if budget wasn't a concern) The most important for us will be the work needed for the kitchen and toilets. The kitchen walls to be hacked away and to have an island to house the cooker as well as dining space. There is strangely a 3rd toilet in the yard. The proposal is to seal up the toilet entrance from the yard and to remove the wall that joins it to the common toilet, with a sliding door in place. The common toilet to be sealed up and to create a small walk-in-wardrobe area. I will not be needing shower facilities for the common toilet. The walls around bedroom 2 (or study), to be removed and to install either wire mesh grilles or black framed windows as a divider for just 1 side. (black thin lines behind couch) . Full height shelving (we have a somewhat decent height) for one of the study walls (+ ladder) Flooring we would like to have cement screed-look-alike homo floor tiles. Walls will be painted basic white with a wooden baseboard, ceilings to be white as well. To install polycarbonate awning (trellis) in patio. Wooden decking for patio also. Lights will be black track lights mostly and to have relite black fans in living room and study. (And if possible, the patio also) Airconditioning to be a 3 unit split for living room / masterbedroom / study

An acknowledgement to begin with...I owe this forum a blog since I have been greatly benefited by its contents in my own renovation journey. So thanks to everyone who have contributed here.. We bought a 5 room HDB at cantonment close...And our 1st task was to choose an Interior Designer. Did some research on this forum, facebook and websites of Interior designers in Singapore and shortlisted the following: 1. Arteliving - Recommended by a friend. Quote was 2nd highest. Slow to respond and hence rejected. 2. Weiken - Selected based on forum reviews (must admit reviews about his ID is mixed). rejected for no particular reason. 3. Rest n Relax - Contacted twice. Firm did not revert at all. 4. Triple S Interiors - Contacted twice. Firm did not revert at all. 5. Summit Design Studio - 3rd best quotation. Rejected for no particular reason. In fact obtained quote just for the sake of comparison. 6. ***** - Was shortlisted as Top 3. Could have selected but ultimately didn't since they didn't perfectly fir the bill. 7. Altier Tang - Was shortlisted as Top 3. Experienced designer, very knowledgeable but didn't select since the quote was on the higher side. 8. Renzz - Highest quotation (way above all others) naturally rejected. 9. Defong Trading - Selected for renovation. Best quotation (at least 10% below others). Kevin Tan was the ID (read a lot of good reviews about him in this forum). Very very impressive, very knowledgeable, very responsive. turned out to be the perfect choice for our renovation job. Our renovation comprised the following main tasks. Redoing whole of Kitchen and 2 bathroomsFeature wall/console, shoe, storage and display cabinet in the living roomFalse ceiling in the living roomPainting, redoing house grills and electricals.Note: We didn't go for any 3D designs. Whilst the designs give you an idea about how your house will look, in my opinion, they are overrated and the real output looks different from the designs since the designers do a good job of glamming up the 3Ds. that's my personal view and of course you are free to disagree which is fine. Kevin Tan was a thorough professional during the entire process of renovation. Absolutely helpful and very friendly & comfortable to deal with. Promised an end date and delivered bang on that date. Before and during the renovation process, Kevin accompanies us to select tiles and sanitaries. Gave good suggestions while selecting tiles (please only select homogenous tiles coz the others are crappy) and also during other stages of our house design. Not pushy, very very patient and super responsive. Very honest and straight to the point. Will highly recommend him to anyone. The thing which became apparent is, it doesn't matter which ID company or designer you select, it all depends upon how the workers are who do the job....and each ID has his/her own set of workers...so its important for the ID to have and maintain a good set of workers...in Kevin's case, he has a good team who did a nice job. At the end of it all, the house has come out very well and in accordance with our expectations. Will post pics soon for everyone to see and judge. To everyone who will go through this process...here is wishing you the very best and hope you end up having a house that you dreamt of....

My first experience in choosing IDs so far: I uploaded my floor plan on Renotalk website and requested for quotations. Initially, I was flooded with many calls from several IDs. Almost all of them AGAIN! asked me to send the floor plan to them, even though I uploaded the floor plan on the website in the first place. Also all the IDs wanted to meet me and see the site. I asked all the IDs to drop me an email with their first quote based on the floor plan and my initial requirements for me to consider before I can meet them up. If not, I need to spend next many weeks just to meet them all! Surprisingly, most of the IDs never send me any email after the call. Only a handful few sent me emails some with standard package offers inspite of me mentioning what I wanted to do! Few of them sent me intro email and after that no response! I was impressed by Vincent Blog (http://www.vincentinteriorblog.com/) on his knowledge and advice to new home owners like me. I reached out to Vincent and sent him my floor plan and requested for quotations. (similar to Renotalk). I was recommended to 2 IDs by Vincent. Unfortunately AGAIN, no response by both the recommended IDs, inspite of me waiting for over 3 weeks for them to respond! Looks like every ID in this business is very busy with loads of projects! Appears to me that ID business is a good business to be in! In the next part, I will write about my experience in shortlisting the ID’s – thanks to the Renotalk friends feedback and some personal contacts.
