  1. Been thinking long and hard if I should start a t-blog, because I’m not sure if I can commit to writing one between life, work, and the hectic reno process. But in the end I thought I should try to document the process of shaping my house into a home. Background This is a 3 room unit at Punggol, along the waterway. Key collection started on 14 March 2017 for the first 2 blocks, my block is next and I think we'll most likely get our keys in April. Different from most other t-blogs by couples, the house will be for myself, my mom and my younger brother. Since I’ll be paying for the place (+ reno and furniture/appliances) alone, I chose not to burden myself with a higher loan for my first home by getting a 4R. Hence my budget for reno isn't big at all; my challenge is to make it a nice place with everyone having their own space in a small house. Floor Plan I’m quite happy with the layout of the unit, even though it’s small. Kitchen is tiny but squarish, bedrooms are decent size and bomb shelter is not in front of the kitchen. Overall, I have no real issues with the positioning and shape of the rooms. It also has an open concept kitchen. Don't know to go ahead with this because is slightly of my budget but my gut feeling tells me this ID is able to execute what I want base on the past project they did. Quotation for 4-room (92sqm) 1. Erect 2" H Kitchen Cabinet Base with cement plaster on top surface and tiles at the sides (Use spare tiles provided by HDB) : $600 2. Erect 2" H shower kerb at 2 baths (Use spare tiles provided by HDB) : $320 3. Purchase prepacked materials :$850 4. Upload materials and debris removal :$730 5. Supply and lay 60 x 60 cm homogenous tiles ($3/sqf) to living and 3 bedrooms flooring come with skirting: $8400 6. Install bronze alumni clear glass sliding window at yard without top hung (3tracks-3panels) :$700 7. Install 10mm thick clear tempered 1 fixed and 1 swing shower screen at master bath with hinges mounted to wall (wall to wall) :$560 8. Install 10mm thick s/blasted glass swing door at master bath entrance (s/blasted facing outside) standard size: $660 9. Install P/coat alumin acrylic panel PD door at common bath entrance (Selected pattern, standard size): $360 10. Construct Designer kitchen cabinet (Laminate with ABS edging inclusive soft closed hinges and draws with full extension tracks), Top and bottom 2.8m, include 2 tier stainless steel rack and frosted glass panel and cutlery tray. Installation of hood and hob: $3080 11. Fabricate kitchen island without cement base in laminate finish: 1.8m (w) x 0.8m (d) x 0.9m (h): $2000 12. Fabricate quartz worktop for kitchen cabinet and island: $2080 13. Fabricate sliding panel wardrobe at master room in laminate finish. (Come with internal fitting storage system) 2.2m: $2480 14. Fabricate queen size bed frame in laminate finish (1.5m (w) x 0.3m (h)) with storage on one side: $1800 15. Painting Nippon vinilex 5000 matt finish to internal wall and martex white to ceiling. Choice of 5 max colours and multiple trips: $1700 16. Chemical wash (if applicable) and general cleaning: $350 17. Laying protection sheets for affected areas: $300 18. Supply and install 3 veneer (Semi-core) door with round knob: $870 (Top up $40 each door for solid wood) 19. Plumbing (Labour charge only) a. Sink/basin and tap x3 sets : $360 b. Bath accessories x 2 sets : $120 c. Spray gun and mini valve x 2 sets: $120 d. Extension of piping for sink :$60 e. Run exposed pipe after city gas: $360 f. Rainshower at master: $120 20. Electrical work: $1500 base cost (Any additional work will incur top up) 21. Since I have found a good one so I was thinking to share it here for anyone looking for a reliable contractor. They were very responsive & even took the extra effort to help me managed my aircon guy who was fixing up the new aircon when I got tied up at work. I recommended them to my brother & friend.   11. My unit is a 4-room flat of 92sqm (including AC ledge). It's considered really small but oh wells, this is what you get for a 4-room flat nowadays, and thankfully me and wife aren't that big size either. The bombshelter is located in the kitchen that in turn, gives us more space in the LR, which is exactly what we wanted. Can host mahjong session in the LR Initial Floor Plan Our Basic Requirements 1. Spacious MBR and LR 2. Walk-in wardrobe 3. Work area 4. Long mirror cabinet in MBR toilet 5. High Resilient Vinyl Flooring for LR and all BRs 6. Overlay of floor and wall tiles in MBR toilet 7. Bottom cabinet only for hob side, top and bottom cabinet on the opposite side 8. Scandinavian style, with maybe a little pinch of Industrial feel Contractors/IDs Selection 1. Chun Xiang Renovation Pte Ltd I shall skip the scouting process as I'm too lazy to recall each and every detail of them. In summary, I've approached a couple of IDs and Main Cons, but none of them fits my budget with the requirements, except for Edmund (in short I'll just call him E here) from CX Reno. Actually he was introduced to me by a close friend, and I've personally went down to their new house to witness their fine carpentry's workmanship. One thing good about them is that they're already a registered reno contractors with HDB and it will make the approval process of the reno smoother and faster. New Floor Plan with my Idea 1. Sealing up BR2 actual door, and hacking a door linking BR2 with MBR. Making BR2 into a walk-in wardrobe and work area. 2. Changing the direction of MBR door to have better accessibility into walk-in wardrobe. Milestones and Progress Updates 19 / 10 / 2016 - Flat Unit Selected 05 / 01 / 2017 - Submitted Appeal Form for Smooth Rendering Floor (SRF) *mine is a SBF unit, therefore no flooring is done prior, and since we're doing vinyl flooring, we need to get cement screed for our flooring, should take around 6-8 weeks to get approved, i.e. latest by 2nd March* decided to withdraw and appoint my main con screed instead 16 / 01 / 2017 - Collected Keys and Signed of Lease Agreement, Performed Door-opening Ritual 19 / 01 / 2017 - 1st Defects Inspection 21 / 01 / 2017 - Submitted Defects Feedback Form to BSC *takes around 9-14 working days to be rectified by BSC, i.e. latest by 13th Feb* 13 / 02 / 2017 - BSC confirmed 1st rectification completed, pending for 2nd defects check or close case with BSC 18 / 02 / 2017 - Rectification completion confirmed and signed. 16 / 03 / 2017 - Renovation and Hacking work commences! 18 / 03 / 2017 - Electrical work commences! 03 / 06 / 2017 - Final Handover from CX Reno (but still got some nitty-gritty touch ups to be rectified, so they will still be back a few times. And my walk-in wardrobe that is handled by another door contractor, still has not been installed, hopefully they can be installed by mid June, furnitures and electrical appliances are slowly coming in.)   12. Hi, we've finalised our layout and received the following quotation from our ID. Is it reasonable for a 3-room BTO (68sqm), and how else can it be improved? We're not looking for absolute cheapest because we believe in design and quality. But if there are items which jump out as unreasonably expensive or something missed out, please help us to flag. Do note our layout is not the traditional 3-room layout as our Master Bedroom will takeover the space in the existing Living Room, and we will hack the walls between the existing bedrooms to form 1 big Living/Work room. So the measurements may be a bit strange. Thank you in advance.

  14. Thought for a while whether to pen down our journey and have decided to do so after gaining so much from fellow forumers here. We are still in our very very very early stage of renovation, so this would be ongoing until it is done. Our floor plan is the same as @slashmylove, since you can view the floor plan there, just go visit the t-blog okay! Some other T-blogs which we found useful were: Don't sad if your t-blog is not here, unfortunately we didn't have a lot of time to read all the t-blogs (you will see why later). also a special mention: - this is by far the most entertaining t-blog we have read, even if you are not intending to have the same design, just go in to read and have a laugh haha. Have not thought of how to organise this thread considering everything is still work in progress. The rough plan would be Feng shui -> finding our contractor/ID (keeping the suspense for now :P) -> our eventual design and the beautifully drawn 3D drawing -> aircon contractor -> Loots from Singapore -> Loots from Taobao -> Renovation journey. Renovation is slated to start after New year day, so for those who are only interested to read that part, please come back again! Some housekeeping rules I will NOT be sharing the contacts of anyone in the T-blog lest people say I am advertising.   15. Hi, Its my first post here in Renotalk. I hope this queries there would be interior designers that can help advice. I just met on ID yesterday. I requested that I don't want floor skirting in my house cos i want my house to be minimalist theme and skirting kinda make my furniture not able to flush to the wall which overtime will accumulate a lot of dust. So the ID suggested that i do Vinyl flooring. But from all the internet research the vinyl sound very hospital feel to me like is soft and squishy. I have been living in a house laid with granite for 16 years and i am fine with the cold hard flooring but homogenous tile doesn't allow me to do without skirting and as heard from ID tiles would cost more for the installation. Can someone advice which would be better or people using vinyl for a while what is your view? And another thing is i wanted sliding doors for my room. But it seems that the ID i met is quite against it. His take is that the tracks will accumulate dust and if it is a top track the door might crack if knock against it too hard while sliding. Anyone did sliding door for their rooms?

  19. So I have been reading up lots of Reno t-Blogs ever since we had balloted for our flat. It had been a long four years wait when we finally got our keys. We got our keys in late July this year and got our shortlisted IDs/contractors to come down for actual site measurements and to revise their quotations accordingly. In the end, we decided on an ID though he does not have the cheapest quotation. Our unit layout: The main reason we chose him was that he seemed to be able to visualize the house that we wanted. I had a certain idea on how I want my house to be but there were some parts where I am unsure on the practicability of them. With the 3D drawn, we started the renovation on end Sept 2016. The main colours that we are going to use in the house is oak wood, white and black. I do not think that there is any specific theme. I am hoping that the house will look simple and clean. First off, tiling started! We had decided to lay the same floor tiles (black with light grey stripes) for living and bedrooms. Grouting is black but currently it looked white as the dust had accumulated =.=. Next off, black floor tiles and marble-like wall tiles for both bathrooms, For the wall tiles, due to budget constraints, we only overlay the default feature wall ( black for master toilet, white for common toilet)

  21. Applied this 3 room BTO on 30th May 2012, collected keys on 5th Oct 2016 (Wednesday). Layout Inspiration I love looking at Ikea's catalogs since I was a kid, and later I discovered Pinterest. It was the best thing ever! It fed my hungry soul for the design world and the words that healed me in this cruel world. View It was a little hazy that day. Taken from the highest level. Finding the one I find it exhausting telling people in details what I want, so, I am only going to tell my plans to the special one. I will reveal the special one when my project is completed.

    The Owner has Opt for flooring and would wish to keep their budget low and yet hoping that the design can keep up to a higher standard, in order to show off to their relative who just posted in Magazine. We have several meeting at more than half a year ago just to confirm the budget and design, and execute to complete the project after 3 months.
