I had sign up with A&D for my 5rm resale flat renovation and my ID is Elijah Yeo Renovation completed for almost 1 month and I'm very satisfied with the work done, some minor rectification that need to be done are done. Elijah was punctual for all our meetings. He kept his promises and knowing that we had to get the renovation done quickly, he went all out to help us achieve this. We were away for a week and he made sure that work was done properly while we were away. He's very easy to work with and helpful - he volunteered to wait for the delivery of our equipment eventhough it's not his job. When we texted him at 10 plus at night on a weekend, he even called us back to give us feedback. Afterall, the job was done so smoothly and without any fuss.
  2. Hi All This is my first time trying out a blog. I figured that we should document our journey of metamorphising our resale EM into our dream Sky Parlour. Kindly pardon if we get our formatting wrong. This is something very new to us. Just a bit of background. We have been married for many years, and have been living in a small 4-room HDB. Recently in the last few years, 2 little people suddenly appeared, and started running around in our house. There is a need for a bigger house for all our belongings now, as well as for the 2 little people to run around in. Hence we decided to move to a bigger house. But Singapore is so small, all our houses are merely pigeonholes, and getting private/ landed/ condo is definitely within the "Only in our dreams" category. So we decided to get an Executive Maisonette. This is only affordable after we sell our 4 room. But after taking all the financing / bank loan/ 20% down for the EM, we realised "Oh $#!Ϯ We forgot to budget in the renovation!!" Hence here we are, reading other people's experiences in their journey hoping to learn more. And now we're blogging our journey. Floor Plan Cheers!
  3. Hi Guys Need your opinion and views on a particular issue. Currently I am waiting for my 1st Appointment to pick a unit under the SOB. We have decided to select a 5rm 'Repurchased Flat".. The problem is that, when we went to the unit to view it from outside. We saw that there are tons of debris.. It seems that they hack away the falls ceiling, kitchen cabinets, cornice and etc. All those stuffs are still in the house and it looks a complete mess. My question is, 1) Will the HDB clear all of the debris/rubbish inside the house? 2) The bedroom wall beside the Master bedroom wall was hacked. Will HDB reconstruct the wall to separate the room? Thanks in advance!!
  4. Hello everyone! So I've been following lots and lots of t-blogs here. Thank you SO much for being so helpful with all your information. If you click on my profile you'll see I've enquired in so many blogs about contractors and IDs. If everything goes well, my husband and I will be collecting our keys around Nov-Dec after the completion. This is a 5i resale flat in Yew Tee, an area very dear to us. We love this area because it's still not as crowded as neighbouring towns, and its connectivity to Jurong East (and JB ) is good. Anyway, the title of my blog is 'A hodgepodge of ideas'. Simply because we aren't really 100% sure which direction we wanna take. The flat was renovated by the current owners and very well maintained. So we aren't planning to do an overhaul. Just the toilets mainly, and we are thinking about doing up parts of the kitchen. We are also toying with the idea of changing the common toilet's door orientation because unfortunately it's facing inside the kitchen right now. And the rest of the work will be general touching up work - checking electrical wirings, plumbing, painting, polishing of parquet floors for bedroom, washing the rest of the house, fixing skirting... as I type, it feels like the list just keeps going on and on. After reading through numerous t-blogs (and I am still reading!), we decided to do 2 things: 1) request for a quote through RenoTalk, 2) enquire about some contractors/IDs whose work we liked based on t-blogs. The problem with number 1 was that so many people started calling me. I felt like a celebrity! Anyway, a couple of them seemed promising so we continued the conversation. Number 2 was more helpful because we got to see the actual work posted by the clients so we get a good idea. Once we've met with the ids/contractors, I'll update as to who we've decided to go for. This will probably take a few weeks!! Ok, now going to try to figure out how to upload photos so I can upload our floor plan and some ideas for bathrooms (this is as far as I've got ). I hope to keep this blog going as our renovation work progresses. Stay with me!
  5. Selection of the unit was kinda fast. It only took me 1 day of viewing to decide on the flat. (I think the property agent must be thinking this client is easy earned commission). Actually the property agent was recommended by one of my colleague. I contact the agent and he arrange for flat viewing. On that particular day, he arrange for 7 unit around the area I told him I would preferred. The first 6 was really not to my liking. The last unit, it was the only one that is situated at high floor and its a corner unit. Although the unit was not in a tip top condition, it did not really bother me much cause I have already intended to do a entire overhaul of the flat before moving in. The moment I step into the house, there is just this feeling that this is the one. To cut the story short, I put up an offer to the seller on the same night and he agreed. 5 Months later I am the owner of this house. During the 5 months (1st appointment and completion date), I have been to 7 Interior Design company and to be frank, I did not know that renovation can be so costly. To hack walls, rebuild walls, change the entire unit flooring (Living, bedrooms, kitchen, toilet), rerun entire water piping, rewiring the entire house electrical wiring.
  6. hello all, i'm new to this as introduced by my friend to this forum. as i will be shifting into a resale towards the end of the year or in jan 2016 would like to know if there's anyway i can get a floor plan? the owner who passed me their original is decades old already. also, would be glad for a head start on what i can look out for and how long should i plan in advance to look for my contractor or ID... my concern is hidden costs if i were to sign an ID before getting my keys as to a few horror stories i've heard from friends.. or should i wait till i get my keys? to get a accurate quotation... heard a lot of extra costs esp for resale. kindly advise... thanks

We've opt-in for HDB tiles and doors. And heres our self drawn concept on what we plan to do. We spent around 1 month plus meeting 6 different ID and finally found our right one!   8. Just as many of you here I too am embarking on my renovation journey. Mine is a 4A room resale HDB flat in Jurong East. I learned that it would be better to engage a Casetrust accredited renovation firm. I would like to know the opinion of the experienced people here. I have a few questions 1) Are Casetrust accredited renovation firms really reliable? 2) Any Casetrust accredited renovation firms with ID (contact person) to recommend? 3) Apart from Casetrust accredited firms, any other renovation IDs to recommend? Appreciate your responses. Cheers
  9. Start from Jun 2015, for hdb flat whole house laying flooring must use pre-packed waterproofing screed and waterproofing membrane before laying new floor finished. It is included rooms and store room too? May know how about the wall finished? Thanks!
  10. The Introduction Time for me to share my renovation journey after much persuasion from my ID. Pardon me as this is going to be an abridged version, but feel free to post / PM if you need more details on any aspect. The Site Our family gotten a flat at Costa Ris in 2011 and finally received our keys earlier this year. We are kind of late due to administrative hiccups and by the time we received our keys, a good portion of our neighbours have already moved in. We thought this site is really quite good despite it being on the eastern edge of Singapore. It is rare to find a site that is walking distance from a main MRT line these days. The Floor Plan We opt for a 5-room flat as we intend to stay for the long haul, thus more space the better! We are happy with this layout as it gives us a long rectangular kitchen. The down side is the master bedroom is relatively small. From the onset we already have an idea to have an open kitchen concept by knocking down the wall highlighted in red. The Design Love wood, love simplicity and sleekness. These principles seem to be embedded into mainstream Scandinavian design and we'll go with that. Some pictures that we collected on our Pin board that make us say "Yea we want to live in a house like that!" The Interior Designers We met up with a few IDs in an attempt find the right one. I hate shopping for IDs as it gives me the same sick feeling when we are shopping for wedding studios, pre-sales promise you everything, post-sales give you everything else. As we do not have a clear cut idea of what we want to be done, we find ourselves comparing apple to oranges as different IDs have different ideas, which translates to different Bill of Materials and different cost. Meaningless. In the end we chose Nick that used to be from Renoguyz. He is different, he talks to you about fishes, flowers and bikinis. Deciding factor is that he is frank and not afraid to tell you what is nice and what is not. And now he have an assistant (Benny) so they remind me of Batman and Robin, which is always nice but I digress. The Plan As we did not opt for any of HDB add-ons, we pretty can choose anything we want which is nice. The bad part is that we have to choose from anything under the sun.   12. I chanced upon Renotalk's t-Blogs while doing research for own renovation and thought it'd be a good idea to document this exciting process and our experience. Let me get started with some background info first! Home will be a maisonette in Clementi with my husband (let's call him Mr K) and our playful Burmese cat. We bought the place in January 2015 and started shopping around for interior designers shortly after. The house was in very good condition and was very well-maintained. Truth be told, it was in move-in condition but there were quite a lot of design flaws (in our opinion) and it just didn't suit our taste at all. Mr K and I like a similar aesthetic ie. minimalist but his taste veers more to the masculine side ie. industrial, while I prefer white and airy ie. scandinavian. Not wanting the fittings/bare structure of the house to look schizo, we decided to just go with one theme and stick with it. So, industrial-minimalist it was. The catch was that I get to choose softer loose furnishing to make the place look less like a man-cave. Before I talk about our ID selection process, here is the original layout and some before pictures.

  18. Finally starting a T-Blog here with my free time! This post is over-due because I collected my keys 6 months ago, our first house at Anchorvale (5 Room) after getting married in May last year. The bare, clean and white area that we spammed lots of pictures before the commencement of all the renovation works. My fav part was the huge living room which made up for the tiny rooms.
  19. Hi all, After 4 years of waiting, we finally gotten our BTO keys! Its a typical 4 room floor plan however we opted out for the doors not because the doors are not good, its because they are so not flexible like PD doors in the end they will still be removed and changed. And also we do not want to have such a mainstream doors for the bathroom, I promise you can never imagine it in my home. Stay tuned! So excited! So ya here's our floor plan~

The Search [https://jumbobnb.wordpress.com/2015/01/20/jumbo-bnb-2/] Welcome to our Blog which records our journey which started from the search of a HDB Resale Unit to finally the purchase and renovation of our Jumbo BnB! Our initial 3 main search criterias were: 1. LOCATION – Close proximity to MRT as we do not own a car and are too lazy to walk long distance. We are willing to pay a premium for location as we see it as savings from not buying/maintaining a car. 2. HIGH FLOOR – Great view, more windy, less insects, less noise from playground and void deck activities. If you get the top floor, you have the added advantage of not having to deal with waste pipes! In all honesty, for greater privacy, 5th floor is the lowest recommended before pedestrians can peer into your house from the ground level. Another consideration is that low floor units are too close to the base rubbish bin in the chute thus every time you open the chute, it is like you are under a chemical attack. 3. Non-Corridor Unit - For greater privacy. Our other concern is that we might get evicted by our neighbours as we are noisy… ok very noisy, not us actually but our Home Theater System and propensity to watch action movies… Using the above 3 search criteria, we spent 3 months scouring the TPY & Bishan areas. The prime candidate was the Blk 79 A-E series near TPY MRT. However the COV and valuations were crazily high. But we must admit the view from those above 30th floor was crazily good! To cut a long story short, we settled for a 5-room unit near Braddell MRT. It only fulfills one of the above 3 criterias (i.e. location); it is a low floor and corridor unit. However it has one unique feature – it is made up of 2 adjoining 3-room units (total 6 rooms if you count the 2 added utility rooms) – which makes it very exciting to do up! =) Being travel bugs, we love hostels and this unit offers us the chance to do up our house like a hostel… hahhaha it wld be like living eternally in a travel hostel. We made an offer to a very nice lady and her mum on the 2nd day and ta da – the Reno Journey begins!   24. Hi I would like to seek some thought from all the owner of resales unit, what is your understanding of the job scope of the HDB inspector who will usually "inspect" the unit before 2nd appointment. I have a very bad experiences with HDB over this.
  25. Finally, my chance to start a thread of my own after about a year of scouring through fellow forumers' t-Blogs. Was supposed to be able to start my own thread slightly earlier but due to life's twist and turn of events... Well, change of story as well, and... nonetheless, finally gotten another home of my own! Sadly, not the initial BTO as planned but now a resale unit... Hopefully it's a blessing in disguise. Well, to be fair, it is as well, because I managed to get the dream flat that I've always wanted, no doubt had to squeeze my pockets dry and probably go the bread and butter route. Anyway, titled Part I because due to the twisty road that I went down, a hole grew in the pocket and... thus the super duper limited budget I have to work with for now. May not be a really fanciful t-Blog with much surprises though... Can only continue other parts/ stages when vitamin M is replenished. After the wait that caused my neck to grow really long, we managed to clear the Boss stage and obtained the ultimate... Set of Keys! Didn't come in any fancy leather pouch but in a recycled plastic bag though. Kinda unglam but as long as it works, that's the most important. Well start off the traditional way, by... posting the floorplan. lol... But before I start, I'd like to thank the fellow bros and sis' that took time to reply my queries on their t-Blog and respond to my PMs. Ok, here goes..... P.s. Titled Sand Castle In The Air because the initial planned makeover is said to be quite extensive, but due to the lack of funds to make the dream come through... thus, it's still a sand castle in the air project.. Will slowly but surely work to make the castle land.. haha. My plan was to cover this whole house in greys and monochromes. Hints at cement screed, plaster, concrete, you get the gist ya? I kinda like greys, but my wife prefers light and white. Will try my best to mix and create an end result which will be the dream home of the both of us. Will insert some nature, wood grains and brown to break the hard industrial look that the greys might create. Let's hope this will turn out great! Some of the inspirational homes I've came across:
