  6. Hi all, I've recently just booked my new 4-rm SBF flat and I'll be getting my keys soon. My flat does not comes with flooring for living room and 3 bedrooms. Only HDB default floor and wall tiles in kitchen and 2 toilets. I will be going for resilient vinyl flooring all living room and 3 BRs. Kitchen and toilet floor and wall I'm going for homogeneous tiles. I will be appealing for HDB cement screeding in order for me to lay the vinyl flooring. I will also plan to hack down partial of the kitchen wall and 1st bedroom wall. Can any laojiaos here provide me a checklist of the renovation process I should check or receive from renovation contractors? (not going for ID) Some people say flooring goes first, electricity goes first, wetwork/masonry works goes first, plumbing or aircon piping etc. But I am not too sure for my case. The renovation should involves the following, if I'm not wrong: 1) hacking of walls, 2) vinyl flooring installation / homo tiles overlaying, 3) aircon piping, 4) aluminium/glass work for hacked walls, 5) kitchen table top, 6) blinds, 7) electricity/lightings, 8) carpentry (kitchen cupboards, wardrobes etc) 9) painting (walls), 10) plumbing I'm not too sure which one should comes before/after each. Please feel free to add in to the checklist. For all your advices! Thanks.
  7. Hi, i need help in sourcing for reliable and good ID or contractors recommendations and decide if i should use a ID or just a contractor for my renovation. I am open to just having a good contractor to do a good reno if the price and workmanship is good. I am very new to this any form of help is much appreciated.   10. The Nest We had been scouting around for our own place for quite a while and looking back, it did seem that we were taking forever to nail down a place we want to call our first home. Our requirements for our own property then were simple - BIG and cheap... Probably that explained why we were forever looking for our property back then! In Singapore context where land is scarce, it's almost mission impossible to find one that is big and yet cheap... Well... Unless, it's old!!! And so our quest for such property brought us to our current home - an ex-HUDC apartment in the west. At 1,700 square feet going at less than $700 psf, it fulfilled exactly the 2 main requirements that we were looking for in our first home. Never mind the fact that it's coming to 30 years old. To add icing to the cake, all the 3 rooms and the living room have unblocked view of the scenic Chinese Gardens in front of us!
  11. Hello, I am looking to do up my first and very own BTO together with my hubby and went thru long hours of discussions with a few IDs.. And managed to shortlist a few companies. Still deciding between engaging my own seperate contractors or ID instead.. My hubby and I are very tedious and "ngiao" in this kind of situations and we both had a hard time trying to agree with themes and such, however this is my first home so I want it to "WOW" for myself.. but still boils down to the pricing and if possible ID's which are experienced in doing Modern-themed homes.. Went thru a few portfolios but nothing really fancy caught me and my hubby's eye and attention Hoping any of you guys have photos to share or IDs to recommend?

Hi fellow forummers, In our search for a responsible and honest contractor and/or ID firm to entrust the renovation of our dream home to, I would like to share my 2 cents worth on some often overlooked checks that we should absolutely be conducting:- Lawsuits against the ID/contractor - Google the company name and add the word “singapore law” (try many different combinations of the company name, e.g. XYZ ID singapore law, XYZ singapore law etc). If the company is currently and/or previously have been involved in a lawsuit, its name will show up in either the Supreme Court /State Court’s website and/or the Singapore Law website. From these websites, you will be able to read about the facts and/or judgement of the lawsuit. As the saying goes, there is no smoke without fire, the plaintiff must have been sufficiently aggrieved for them to decide to pursue a costly and lengthy lawsuit against the ID/contractor. Some lawsuits may get dropped along the way (NOT due to the lack of merits of the case) but because of how easy it is for some black sheep contractors to evade responsibility and liability by setting up and transfering assets to a new company (refer to the next point) ACRA search - do an ACRA search to find out who the shareholders and/or directors of the company are, and which other companies he/she might previously have been a shareholder and/or director of. Check out if these companies have been involved in any lawsuits or had any writs of summons issued against it (refer to the earlier point) during the director's tenure. For small and medium sized companies, the shareholders/directors are usually the ones running the day to day business and the person you might be liaising with. Extend the ACRA search out to the key decision makers in the company. This check with ACRA is essential due to the rampant practice of contractors/ID getting their spouse/bf/gf/close relatives to just start up a new company when the company gets into trouble and they shut down or leave the troubled company as an empty shell while they move assets and projects to the new company. These new companies may use a totally different name, or use a name similar to the troubled company. In my humble opinion, if a particular person is and/or has been involved in companies with seemingly similar type of business and operations, it is something to take note of. Any legal firm (regardless big or small) will be able to conduct the above-mentioned searches. Admittedly, there will be some small additional cost incurred but I believe this is a small fee to pay if it can help us to avoid inadvertently hiring an irresponsible and dishonest contractor/ID company.   16. Hi! We’re looking for a HDB flat/Private Residence to film in for an upcoming commercial that will be aired in Singapore. Preferably a 1st floor (or low floor), 3-5 room flat which is empty. If it’s furnished, we would gladly move everything out to storage and put everything back when the shoot is done. The shoot will take place for about 2 weeks between mid June to early July. We will also provide a fee to use the apartment, up to $350 per day if selected. We will also be looking at Interior designers that could provide assistance in building props for the house.   17. Hi, I need some guidance from people here whom had engaged the services of interior designers before. 1) How much fees do you pay your ID? 2) What does this fees cover? I appreciate fees vary according to interior designers as well as the design and size of property but I just want to have a gauge of the kind of money I would need to fork out in general to hire an ID. Any inputs from fellow forumers here would be helpful in my renovation quest!

  21. Hi all! I am Alfred, a lurker at the forum, looking at many threads mostly during my renovation time. And this is my first post, and it is a positive review for my ID – Arthur (previously from XXX), who now started up his own company, Unix Interior Design. My biggest take away from him is his Price, Efficiency, Responsiveness That time, I have only two and half weeks to start my renovation ( because I will not be in Singapore for some time), and I have quite low budget. My goal is to find the cheapest way to get works done, knock down my kitchen wall, create a kitchen Island ( which we love), open concept, and have some nice kitchen cabinets. Also need to get all room doors, including toliet, and kegs for toliet. Main thing is still kitchen. On first week I was back in Singapore I have lined up 8 contractors. My initial idea was contractors will mostly be cheaper. I was slightly overanxious for time on first day, and I went with a window grill contractor, which I feel is slightly expensive now. After meeting more contractors for different Items ( mainly cabinet / kitchen wall hacking ) I was able to get into the zone and understand some of these contractors are clearly MARKING UP because they know I didn't go through an Interior designer, they think that I do not know the market rates and are charging me higher, while their mouth is actually telling me 'Buddy you are young and nice to look for contractor directly, I will give you great price." So immediately I searched for Interior design companies with good reviews, as well as contractors all at the same time, meeting at my house. Anyway after meeting with about 15 – 20 persons, and getting their quotes within a week, testing their communication response ( calling them on phone to reach them). Some of these turn out to be quite disappointing even though I have read great reviews about them. For example, one uncle told me that the wall hacking permit needs an additional $2000 and engineer signature, when I already sent him my floor plan, and even a newbie like me knows that as long it is not a 'fully black marked' wall, it does not requite an engineer signature to knock down. Some even recommended solid surfaces, when they know I have low budget. Some ID were really cool and nice, they have great ideas and recommendations too but their quotation was just higher for me. In I remember Arthur was one of the first ID I met. He told me that I could create an island with half being a normal table height, while other side being a higher counter bar. At that point I liked the idea too, but due to prices of counter top materials I did not go for that in the end. I am a designer/ artist myself so I have very strong opinions of how things can look. So I didn't think that I will actually find an ID to help with my project. But as it turns out... My ID, Arthur, was cheaper than most contractors.. at least for me! To be honest for me, money was most important. His quotation was, most competitive among all (even contractors) and it was a small coincidence that I chanced on calling him. I read through some of his reviews when he was at XXX, and it was good enough for me to go with him – He had afew good reviews, good response when I call / whatsapp him, good price & experience. I was abit scared to go with the cheaper quotation, but I have to make a decision and in the end, I trusted my instincts and went with him. I took up these services from him : Misc To supply labour & demolish existing wall between kitchen & living Acid Clean, debris disposal Corrugated paper for floor/door protection purposes Install Kitchen sink and Tap, pipe / Toliet accessories / Heater Install 3 semi classic door , 2 Bi Fold door at Toliets Masonary for toliet & Wall Construct 50mm cabinet base with tiles skirting Construct 50mm island cabinet base with tiles skirting Touch up & make smooth damage edge after demolish walls between kitchen and living with cement smooth finish and hdb tiles Kitchen fabricate 20 ft solid plywood kitchen cabinet c/w laminated finish,1 dish rack glass door, 4 drawer, 1 cutlery tray, 1 stainless steel dish tray tray and ABS trimmings for all doors 21 ft Quartz 20mm thick surface work top with 40mm profile 8 ft solid plywood island cabinet 8 ft Quartz 20mm thick surface work top Well overall I am satistified. Sorry I didn't expect to type so long, KEYPOINTS: PROS He is VERY efficient and responsive. Most, if not all his whatsapp messages are replied within 10 to 30 minutes, and I much enjoy efficient point form communications via whatsapp. Good Price Helping us with clearing unsightly wires from ceilings, corners, pushing fridge, washing machine, stove, which are not fully written as his duty on contract No hesitiation in fixing some parts of wall, cupboard edges that are rough/ imperfect. Able to go through all materials, handles for kitchen cabinet, Kitchen overall drawing, modification of kitchen overall drawing according to my research and customization. Able to double confirm looks he wanted to achieve by sending photos of his other cilents. And offer profession advice though whatsapp, when I am oversea. CONS Abit too rush, he almost did Acid wash before my windows grills (my other contractor) are installed, but in the end okay, he did do the right thing and waited for all my installations finished, and did acid clean for my whole house After Reno Service ( Final Note ) When the project finished I was pleasantly surpised. I have read of many people with ID / contractors delaying for all sorts of reasons before but I didn't think my project will be done so fast. Everything was finished in 4 weeks without me rushing. We thanked each other, and he asked us to recommend people to him, bidding farewell. Then one day my wife was using the water heater system and have no idea why it suddenly stopped working. Probably because of a light installation the other day and the light person ( outsource) didn't fix back. From what my wife said Arthur seems to be quite chill and nice, sending one of his man down to do a fix up, and it was free of charge! I think that it was a very nice of him and proves his after reno services is quite good. We are pleased and quite happy to have engaged him overall, and will do so again. He deserves the recommendation. I will vouch for him & Unix Interior Design's price, efficiency, responsiveness, professionalism as ID. I believe if you respect him and his services he will do his best to make a great renovation for you. I do not know of more of his overall design skills, only kitchen / doors , and also because most of the time I already have a color / design / something I have in mind. He did show me the kitchen drawing of the cabinets / kitchen Island for visualization. Current design / decorations / wall drawings in my house, are made by me though. Thahaha I will post more pictures when its possible when more of my furniture arrives. It may not be super nice and showroom-like but It should be just nice while practical at the same time. Cheers! Not bad la I can get the dimensions etc, and I ask him to amend places accordingly
  22. We are searching for our ID to build our love nest few months ago. We are researching for months and we are like attached more than 5 company. We have spend a lot of time to go through every ID we attached. Explaining to every ID and tell them what we need & getting quotes with them. Some of them is very pushy. While some of them is like having too much job and they are like, just ignoring us from requesting a quote. Some of them are real efficient. After we searched for long time. We found that, we aint like any of the ID that we have attached. Till we have one ID introduce by my husband's friend.The price wise is all about almost the same. Price differences from the highest to lowest is like $3000. We are going to my friend's house which is done by her. Inspecting the workmanship & the design. We like the design & the workmanship is pretty good as well. Her quotation is quite clear, every item & price stat down clearly. Her price is at mid range among all the ID we found. She is very friendly & patient to explain every item she quoted inside the quotation. She also show us the materials she quoted inside the quotation.We are quite like this girl, the sincerity & the honesty. Yet we decided to choose her. Once we confirmed the contract with Yann. Within 3 days she is giving us a work schedule. She is state every work that have to be done, to make sure the work won't delay much. One week later, we gotten our 3d drawing. we have amendment for the drawing for one time.Until we think the drawing is perfect for us. I think she is a perfect listener & creative person. I am a perfectionist, so its not so easy to fulfill my requirement. After work start, We are like carefree. Yann update us the progressing of renovation work often. Tiling works, ceiling works, carpentry works all have been done up perfectly. We are renovating a resale five room flat. The renovation period is one month time. We are shock, because all of the ID are telling us the fastest to complete the job is one and half month. We are so lucky,that we have choose the right ID for our renovation works. Conclusion, sometimes is not about the company. Sometime is the ID him/herself. The attitude & the sincerity. To us, Yann are more likely a friend than a ID.   23. Ok, i think this is the time for me to start my blog after stalking RT for 2 months. Let's started with the floor plan. After 5 weeks looking for our 1st house and yeay, finally i got what we're looking to. Of course, it's not perfect neither "exactly" what we want. We have several criteria on looking for our "own house", i.e bright kitchen, high floor, etc,etc. Here 's the floor plan that we have and yes, our house is all about functionality. There's a big cabinet on passage way and hopefully it'll be the only cabinet we're going to have in the future. I kind of people who like the neat concept. - industrial/scandinavian is not piece of cake. Start from looking ID right after the book the 1st appointment...oh man...it's not easy even very hard for me to decide (as my wife is preggy and she ask me to do all the stuff). I did quote via and renotalk and you know what..almost every single day my phone ring and it's from ID. I can say, how competitive is ID business in here. But, some of them is totally not impressed. There are 1 ID is keep calling me, start from the ID, the PM, etc (totally not impressed). Just make it short, below is the ID that i met up, start from the beginning : 1. One ****rkz We went to the interior exhibition in Expo and met with them. They're asking us to put a deposit 1st (very pushy i can say) We just directly skipped them. 2. Di**s. Id name is Mr J I went there as recommended by my friend and walked in to their showroom (still remember it's on the last day of hungry ghost festival) What i can say their service is not bad. The ID is able to revise every single of my requirement. The good news, i asked him again to revise the quotation here and there and he's entertaining me. He even asked me to look the current ongoing project. And yes, as some people make a comment in here. They're not really good on carpentry i can say. So, we decide to dropped them. 5. In***e L***ng, Id name is mr O I contacted them after my wife said...why you didn't ask your colleague and yes, i quoted to him as my colleague engaged him as their ID. Met up on their showroom, wait for 1.5 weeks to get the quotation and another surprise. It's **** expensive. It's almost 50% above my initial budget- I always say my concept and budget upfront. And another thing is their more on "design wise". That's maybe what we're paying for.So, it's dropped. 6. V**la, Id name is mr A Read few great feedback about them, and yes i quoted them. I received a quotation after another 1.5 weeks. The ID is pretty straight forward but again i don't like his style to asking me to deal on that day and keep on trying to revise the quote. I asked him on the meeting itself, how much is the best price and OMG, he revised it many times even after i left my appointment. What on my mind is "your mark up is really in there". Decide to dropped. 7. T*t & D*t, Id name is mr J (again) Look on their FB page and wow, so many compliment for them. I decided to send a quotation to them and met up. 1st impression is she's a great ID i believe. She's a straight forward ID. Ask what we're looking on, budget, etc. I didn't expect to much from them, since they look "popular ID" but well, their service is in there. I contacted her after few weeks and she's still entertain me by reply and give some suggestions. Decide to KIV 8. De***n4***e, id name is mrs R Happened to know this ID when i on the way back via bus. I explored this ID via google and yes, they have so many package. I believe most of you know which ID i'm referring to. I decided to do walk in few days after and well, he's really friendly. He explained which 1 (package) is the most suitable for us and i'm really impressed with him. So, i almost sign my renovation with him, will meet up next week. Decide to : considered 9. Un***d T**m, id Name is Mrs J (again) Seems J is the initial that i always meet.hahahaha...I decided to walk in when i walked around after office hour and ask for quotation. Well, she's a nice lady. Explain to me a lot of stuff (i.e Blum system, granite and Quartz, etc). Received her quotation and i'm surprised...it's not as expensive as i expected. She even helped me to fit/expected measure of the remaining space on my kitchen table top. I'm contemplating now, whether i have to choose this ID or #8. Decide to : considered 10. E m***rn, id name is mr E My friend introduced his ID to me and waiting for the quotation now. 11. C***ic D***gn, id name is mr R Again, it's my friend referral. He's very fast - give me a quotation after a day and the review is this ID is not really good. His quotation is really brief and i'm not really comfortable with this 12. Others S***e D***ne : my friend recommendation but the response is very slow. He updated after my 1 month email. dropped for sure. U***ax : another famous ID i guess, and recommend by friend too. Well, no feedback after the 1st quotation and i asked few things via email. In****r L**. One more funny ID - for me. Seems like no coordination on this company. 2 people contacted me and asked the same quotation..come on...it looks no coordination or high competition to get customer.... few more (i can't remember the name). Anyway, after tired looking for ID...I selected 2 of them now. Looking for any review or i'll just go ahead and sign...that's what i always on my mind. I'll continue with furniture , bathroom and kitchen stuff later... Stay tuned... Ps: please do not ask who's the ID name. I believe it's the matter of personal preference. We're not looking for best ID (always pro and cons in there) but it's for the most suitable ID.
  24. Just received our keys this month to our 4rm BTO Standard flat @ Fernvale... YAY! After being a silent reader here for the past 4 months, I am so happy to be able to start my own t-blog. Hehehe. We talked to a few contractors and IDs before finalising on a guy who really impressed us with his responsiveness, his professionalism, and of course, the good reviews from RT! Hope he lives up to it! Although our budget for renovation is only $13K, we do hope to create our dream home according to our fave theme - Scandinavian!
