  1. Hi there, does anyone here know which renovation company provide in-house loan. I use to have a bad credit but it already been 1 years+ that i clear, when me and my partner try to apply renovation loan from banks they don't approved. I check with CBS and banks and it seem that due to my past history they cant approved the loan. As to really clear your name in CBS record that have to wait for another 4 more years =( So i must wondering whether is there any renovation company that provide in house loan as we already got our house key and would like to start renovation as soon as possible. Appreciate if any of you could ask around. Thanks!
  2. Hi, Does anyone here have experience changing the new HDB wall socket? I used to change the wall socket of older HDB flats (just unscrew, replace wires, screw back) but the new HDB BTO flats uses a slightly different wall socket.. Can't seem to find any screwing point. Anyone know how to change it? Care to share? Hiring electrician to replace for $50 is a bit too much for me given that I supply the new power socket too.

  5. Hi Everyone!!! I want to apply for renovation loan but I don't know if I am eligible. 1) Basic Salary: $2600 Gross $6k-$9k per month. 2) I just work with the current company for 9 months only. Before I join this company I worked as a freelance(no payslip). Cpf contribution only show 9 months. 3) I had checked my credit bureau report it shows GX. No outstanding loan with any banks. 4) Will the bank need 12 month payslip? 5) My gross pay for 9 months of work already reach $58k My ID quote me $40k to renovate the whole 5 room house.   6. Today is the day! We are finally getting our keys after waiting for a month since our completion date cos ex owner needed a 1 month extension. So just marking my journey here so i can look back in future! 10/11/2020 - Handover Day 11/11/2020 - Renovation work starts (which happens to be our 9th wedding anniversary!) 18/12/2020 - Moving day! 20/12/2020 - Handover of old 5 room flat. Yes, we have only about 5-6 weeks of reno. Quite short, but we already told our ID to make the place livable for us and not rush the kitchen reno since it the bulk of the work is mainly from there.

  8. Dear all, I'd greatly appreciate some advice.. I'm a new BTO homeowner and currently in midst of renovation. However, my contractor pointed out that this is a problem with the already painted walls. For info - my BTO comes painted with flooring. Technical specs for internal walls is skim-coated / plastered and painted white. So my contractor painted 1 portion of the unit, and noticed that the paint was peeling. He highlighted that he is unable to continue to paint because sealant wasn't applied UNDER the top white coat. To do a good and proper job, the top white coat has to be sanded off, plastered to make the surface even, apply sealant, then paint. He had however advised to find out from HDB if the technical specs was as-is, or did they leave out the sealant coat. I did so and the HDB officer confirmed that there is no sealant. It was as per specs- plastered walls, and emulsion paint. Now here are my qns: - is this normal wall painting specs for HDB projects? - shouldn't sealant be applied before any form of paint goes on? - is it Ok to put sealant over current HDB-ready emulsion paint? Will it peel again? Any issues if i did so? Help! Advise, anyone? My renos out on hold until this painting is resolved.
  9. My HDB estate is currently undergoing Home Improvement Programme (HIP). HDB units (especially those just renovated their houses) who do not opt for toilet/bathroom upgrading must undergo a compulsory water proofing test. According to HDB, the toilet floor will be flooded to 2.5cm of water for 4 hours. If there is leak to the ceiling of the flat below then the water proofing test has failed. We all know HDB flats are strictly residential. I can't think of anybody who bathe for a continuous long period of 4 hours and able to flood the toilet floor to even 1cm of water. The diameter of drainage outlet is so much bigger than diameter of shower tap. Water outflow is anytime faster than water inflow. Is the criteria for HDB water proofing test a little too far fetched and UNREALISTIC. Also, are water proofing membrane done by HDB authorised contractors designed to withstand 2.5cm of water for 4 hours; because I never hear it mentioned when I talked to renovation contractors and it was never even in the terms and conditions. I have people in other forums insisting this is standard test. Since this criteria was never mentioned or noted in renovation contract, can we assume it is standard HDB requirement and so is IMPLICIT in the agreement. And suppose water test failed, can we get contractor to compensate/foot cost of repair ? I hope HDB, MND, URA, building professionals, and knowledgeable people can kindly contribute, comment, and advise on this matter. Thank you.   11. The search for a home for my fiancé (S) and I began around 10 months ago. Knowing that we would be planning to get married sometime in 2017 and that we would want to move into our home right after our wedding, we wanted to get an early start on the house-hunt. Fast forward to July 2017, and as of two days ago, we are now officially (both on paper and in practice too – we just received our keys!) home-owners of an HDB executive maisonette in the west side of Singapore (: We’ll be doing some pretty extensive renovations (pretty much a complete makeover) – hacking, shifting layouts of the existing rooms, flooring, electrical works, a whole great deal of carpentry etc. The original floorplan: The 2 biggest changes to the layout will be: 1) Kitchen: As an avid baker, I know I'll be spending a great deal of my time here. So one of the prerequisites in our house hunt was to find a place that could accommodate a big kitchen. Thank God that HDB has approved our proposal to knock down the existing wall between the study and kitchen, so that we can convert the entire area into 1 giant kitchen (: 2) MBR: One of the first things we noticed when viewing the flat was that the existing corridor space outside Bedroom 2 is pretty much a dead space. So we decided to wall in the entire area, "reclaim" the dead space for a walk-in wardrobe, build a door from WC2 to Bedroom 2 and use that as our MBR instead. One more layout change is to make WC3 into a slightly more squarish layout, as this would improve the layout for the kitchen, and what will become the "corridor" to the yard area doesn't have to be quite so wide anyway. This is still pending HDB's approval though, but we're keeping our hopes up and praying hard!

Back to the topic, both @ChrisTanNK & I had the same contractor as i gotten the number from a friend that request for the contact from him. My parent's flat was renovated by this uncle called "chew". He is a down to earth & honest uncle such as that when i play joke on him, he get really nervous instead... uncle chew tag team with his daughter & actually gave honest opinion about some of my "hilarious" ideas. they are not those direct person that immediate oppose to your idea but they actually give u an other alternative way instead. they give me a "worryfree" renovation period & my parents is very pleased with him too! They will write their quote in details where we dont have worry if there is any hidden charge. They also provide us 3D drawings & different range of materials to choose. below will be some pics of my hse reno & some of other ppl's hse renovation which they send me. nowadays ID price are extraordinary high where i would really suggest to go for this contractor instead. in terms of PRICE, QUALITY & CHARACTERISTIC, i believe my contractor will win for sure:D:D:D:D
  13. I have gathered much tips and information from this forum prior to my renovation, it is perhaps now time for me to contribute. Unit: 5I Resale @ 1184 sqft Theme: Vaguely minimalist Duration: 12 weeks (until 1st handover) Budget: 100,000 (spending thus far: 93,378) We chose this unit after only 6 viewings; we love the layout and window placements, the windows are either north or south facing, and the house is windy and brightly lit all day / all year round. Furthermore, with our kitchen window facing north, we can make a little herbs garden! Floor Plan:
  14. Selection of the unit was kinda fast. It only took me 1 day of viewing to decide on the flat. (I think the property agent must be thinking this client is easy earned commission). Actually the property agent was recommended by one of my colleague. I contact the agent and he arrange for flat viewing. On that particular day, he arrange for 7 unit around the area I told him I would preferred. The first 6 was really not to my liking. The last unit, it was the only one that is situated at high floor and its a corner unit. Although the unit was not in a tip top condition, it did not really bother me much cause I have already intended to do a entire overhaul of the flat before moving in. The moment I step into the house, there is just this feeling that this is the one. To cut the story short, I put up an offer to the seller on the same night and he agreed. 5 Months later I am the owner of this house. During the 5 months (1st appointment and completion date), I have been to 7 Interior Design company and to be frank, I did not know that renovation can be so costly. To hack walls, rebuild walls, change the entire unit flooring (Living, bedrooms, kitchen, toilet), rerun entire water piping, rewiring the entire house electrical wiring.

Over the next 2 meetings, I sent him photos of my desired designs that I saw online etc eg. how my toilet should look like and the cabiniet designs and tiles. U know these days you can just browse the web and compile the things you like... Eventually we got the keys and we started the project! Overall I'm very satisfied as I feel I am able to design my own space without an ID, and Mr K is able to source for the materials to build my place. He offered advice and gave us more options to consider for the budget that we had. Seriously I had friends who hired IDs and they actually find a contractor to do the job while charging extra for all the consult fees... not very money-worthy imo! Mr K was able to complete the works before time as I requested to him if he could finish earlier as some unforeseen circumstances landed upon us. I was super impressed by the efficiency and quality of work that he delivered! My in-laws went to check on the progress of the renovation for us as we were quite busy working everyday, and even they commented that we made a good choice (; It's been more than a year now and my place still looks fantastic. Anyone tried buying air vent covers to try? Saw on Shopee less than $10. Will do the plastering and repainting to make it nice. But just want to know whether it works. Thanks!

  24. Hey all, I'm just starting to look for a resale HDB flat for my own stay. I'm single now so its just me staying there. Don't think that's going to change for a while. 😁 Now having a bit of a dilenma. Not sure if I should look for 3rm or 4rm flats. I find 3 rm flats tend to be a tad small. and 4 rm flats tend to be a tad too big. (3 rm flats usually around 700sqft. and 4 rm flats usually around 1000sqft) Budget wise, both are manageable. So not an issue here. Here's roughly my plan for the new flat. - Have an open concept kitchen (I cook often so I need a spacious kitchen or at least well equipped) and probably an island maybe... - Expand living room space (I like a spacious living room) - Expand Master bedroom (in the case of a 4 rm flat, can hack one more room to combine with master bed room. This isn't really necessary but good to have) - No need for dining table except maybe a light one that can be set up and stashed away when friends and family come by. - might adopt a cat or dog some time down the road but thats still quite far away. I can probably do all the above with a 3 rm flat. but it would probably be just enough to do so with no extra space left. if I do the above with a 4 rm flat, there would be too much space left over. Means a lot more cleaning and tidying. Wanted to ask those who already bought their flats or staying in one. Especially those staying alone. What was your thought process in picking your flat sizing? Or am I just overthinking this?

Hi all, I hope this is the correct category to post this: Basically I'm the owner of a relatively new BTO flat together with my wife and we got our keys mid last year and moved into our house in feb this year after renovation was done. We had cement screed floor done for the whole house (bedrooms/living room) except toilet and kitchen and this was done by HDB contractor (appealed successfully for cement screeding + top up). Everything was going well for a few months until we were notified by our downstairs neighbor every few weeks that we are making 'a lot of noise' when all we did was walk from a bedroom to the kitchen, or generally inside the MBR. We were also told by our neighbor that we were slamming doors when this was not the case.. Our neighbor has came up several times over the few months we have been staying there to inform us (nicely) that we are disturbing their peace when all we have been doing is walk around.. so we finally arranged a day where one of us went downstairs to their house while one of us stayed upstairs to walk and hear for ourselves and true enough we have to admit it was pretty audible.. even when walking lightly (toes first and not heel first). Then we tried closing the toilet doors and this was also very audible for the unit downstairs. The worst part was when my neighbor also mentioned that he can hear when I put the toilet seat down.. and true enough when we tried putting the seat down (not slamming it down) we could hear a "clunk" from downstairs where it was very obvious that someone put the toilet seat down. We were aghast at hearing this for ourselves, and my neighbor included as they went up to see and walk around for themselves when they realized we were not intentionally stomping our feet or slamming the doors. I'm not sure if it is the combination of the cement screed + their false ceiling that is amplifying the noise so much.. I don't hear the same volume of noise from my neighbor upstairs except for the occasional dropping of items and I have never heard my upstairs neighbor walking excessively loud, closing a door or putting a toilet seat down. The cement screed was done by HDB contractors so I don't know if there was anything that could have reduced the transmission of noise downwards to the downstairs unit. Their false ceiling is hollow (as are most) and might be amplifying the noise.. but I find it highly unreasonable that I can't even walk normally in my house without every step being heard by the unit downstairs. I'm not sure what can be done at this stage.. even if we do raise this up with HDB, what are the physical steps that can be taken to reduce this noise transmission? I don't have a false ceiling installed so I'm not sure if having one actually amplifies noises from upstairs, does anyone have any experiences regarding excessive noises coming from your upstairs neighbors with/without false ceiling installed in your home?
