Please note that this is for a landed house, so i’m not sure if the price difference is because of that? Just wondering what your opinions would be.   3. After the success of my bathroom reno, I decided I should start another thread about Phase 2 of my reno to share ideas and experiences with other Renotalk kakis. This time, Phase 2 involves the overhaul of a 15yr old bedroom. The bedroom, that has not been lived in (except occasional visits on some weekends) for the last 6yrs, seemed to have been stuck in a time warp just like the bathroom previously was. It was a mishmash of nonsensical concepts that the room's original occupant neither liked nor wanted: - Parquet flooring - Purple/ psychadelic walls (omg) - Heavy solid wood European Da Vinci furniture - Peeling paint from roof leakage or something - Heavy solid wood wardrobe The decision to overhaul was conceived many years ago, but there had been simply no time nor resources before. Now that the opportunity has presented itself, the room is going to be turned into a chill out room for hanging out with friends over a movie or for working in. It will be designed with an underlying industrial concept, mixed with a bit of highbrow pop art concept (whatever that means LOL) The interior designer (me) is still in the process of making the furniture and buying whatever things that we are not making ourselves... so please bear with the slowness of the process.   4. Started this quite late but got inspired by a neighbour so here goesss.......... November 2011, my then fiance, now hubby, was waiting anxiously for HDB to release new flats and due to his foresight, Punggol and Hougang would be a good estate. It is still 'empty' now and not as crowded as mature estate, its accessible and in the near future, it would be a booming estate where property value would go up. Especially for Punggol So when the new releases came out, HDB released both Punggol and Hougang but after seeing the location of Punggol's BTO and seeing the waterway, WE'RE SOLD! It is so near the mrt, it has the waterway as a view and its so near the new big shopping mall thy're building (Watetown) which is the same size or bigger than Vivo City. So of course, duh punggol waterway! With the new road opening up to Seletar, his drive to work from home would be 10 minutes or less, what a good life for him! So on January 16 - We collected our keys! Above: We were so happy that we chose a corner house! All that big space! We're already coming up with crazy ideas on how to make outside look awesome! Hi everyone, we have been following renotalk for a couple of months now, and would like to first of all thank everyone for being so gracious as to share their stories so we first-timers know what to expect. Which is why my hubby and I thought why not share our journey with others too! After reading about the ups and downs many couples face, we are honestly very worried about how this will turn out. We don't have exactly a huge budget also.... So we finally got our keys to our new place at Dawson! Love love love the estate and how the flat actually looks so much like an EC Anyway, back to topic of choosing our id. Think we've read a little bit too much over the past few months until the point where we got confused... so in the end, we decided to go with the safest choice which is with the id who did my bestfriend's house. Their house is so incredibly well-done and we're really hoping ours will turn out just as well! *cross fingers* Plus, it was pretty reasonable considering everything was handled for by our id! During our first consultation with the id, we were asked what kind of look and feel do we like. After doing some research on pinterest/ the internet, we showed our id what we are looking for and specifically told him we want something "artistic yet cosy" you know how some places are really chic looking and stuff but not comfortable? We thought that's not how a house is supposed to be, if it's not cosy, the house is not really a home right? Haha. Here are some of the pics we drew inspiration from! Of course we're not expecting it to come out exactly like that la. Got to work within the budget...   8. Looking for help. We are unhappy with ID. After signing contract never gave design. Only gave one pathetic design for masterbed wardrobe 3 weeks after signing contract. We finally designed our wardrobes ourselves. Gave ID our design. She input in autocad and print out. At-least hope price is not too bad. ID quote us 1) For masterbed wardrobe 2300 $ for 8 feet using lamitak, with 2 sliding door, and one casement door. 2) For one bedroom, 1750 $ for 7 feet using lamitak but only casement doors (no sliding door). 3) For another bedroom, 2100 $ for 7 feet using lamitak, only casement door. So for casement door wardrobe price is 250 $ per foot for one bedroom and 300 $ per for another bedroom For sliding door wardrobe price is 341.6 $ per foot. We understand IDs take 25% to 30% of price quoted. Because they give design service. But in this case we have to design ourselves. Anybody sign reno package recently? How much they quote for custom build wardrobe using laminate for sliding door and casement door? Is the price right? Thanks.
  9. My wife and I were referred to DC Carpentry by my sister who engaged the renovation film for renovation work. Eventually, we met up with Peter Chan, the manager/designer on 23 Sep 2014 to discuss about the renovation quotation. Our initial impression of Peter Chan was quite pleasant as he managed to guide us through the renovation discussion. We thought we have found the right person to engage for our renovation. However, this was exactly the opposite. About one week after our first discussion (1 Oct 2014), we approached Peter Chan via whatsapp to check if our quotation was ready. He did not reply, neither did he call us back. When my wife tried to call him, he answered the call in a positive tone at the beginning. But once he realized we were asking him for the quotation, he immediately told my wife he was very busy and then hung up the call before we could speak further. After which, we received a whatsapp message from him, asking us not to call him. From then on, there was no more messages from him, even until now. My sister who engaged him for renovation work a month ago, did tried to speak to him several times regarding our quotation follow up. But again, no follow up from Peter Chan, not even a courtesy call or message. It seems like he has no intention to liaise with us at all. Probably he has been very busy but I feel that he could have let us know, or sent someone else to follow up with us if he was really that busy. But instead, he chose to ignore us. There was not even a single message from him at all. Anyway I do not feel that he is really that busy because I saw him sharing some random news feed on the DC Carpentry FB wall that has nothing much to do with his renovation work. I tried to post on the DC Carpentry FB wall more than a week ago, asking them about my quotation follow up, hoping that they will reply. Again, no reply from him of anyone else. Instead, my post was removed by them. When I attempted to post the same enquiry on their wall the 2nd time, my post was removed again and this time, I was BLOCKED from posting on their FB wall. I realized only positive comments are found on their FB wall. The negative ones were removed. And I am not the only one experiencing this issue, which I found it really dishonest and deceiving. Anyway, I am posting this just to share my negative experience with people who might be thinking of engaging DC Carpentry for renovation work. Thankfully that I did not engage them. You might wish to think twice before engaging a renovation film because if the pre-sales service is bad, your renovation could end up as bad.

  12. Recently we moved into new BTO flat. It was our first renovation. We had looked at about 5 renovation quotations before settling for ID Marcus of Renzz. He's fast and efficient with our queries and questions. His pro-active attitude won us over. Initially we had frustrating problem with bank loans but he was really nice about it, we really appreciate his understanding. Throughout the whole renovation progress, we would say it's a good experience, he would update us frequently through watsapp or email (even late at night!). Good thing is he did not hard sell any furnishings or products. We bought own lightings, sinks etc. and he installed for us. Our home concept is basic and simple but could see that Marcus put in effort for our simple job. We also needed to move in urgently which he managed to rush deadline for us. Overall good job with living room mirror, bedroom wardrobes, kitchen cabinet (except a small hiccup with drawer panel), shoe cabinet (another small hiccup due to miscommunication on ventilation holes) and vanity cabinet. We had to point out these small hiccups so others will know we are not fake new flat owners advertising for Renzz. Another thing, Marcus also provide after sale service which we think is a sincere deal from an ID.

  14. Hi ALL, Designing your dream house is fun. But why make it sound so stressful? Why do defects happen? I hope my post does not offend anyone who is still pursuing his or her ideal place. We do not mean harm and we sincerely offers our advance apologies if we upset anyone. We can tell you our perspectives and i shall name IDs as DESIGNERS [cause we can all design, and YES we can] and contractors as BUILDERS [cause they simply build according to our visions] Homeowners often approaches designers like us who has a lot of "rough" ideas and tend to express their own creativities. Or rather trying to speak to contractors who may appear to look like they know a lot but actually they do have limitation to your creative makings. Down the road, you would experience miscommunications and at times, the renovation works tend to go unsmooth and defects starts to surface. And by human nature, contractors and IDs are the ones who take the blames. I hate to say the harsh truth. Homeowners should also admit their faults too. Let’s decipher down to bits of knowing your professionals A lot of posts tackle one common issue? Which IDs are good and which are not good? The truth is, everyone is GOOD. They are players with their own styles. And each has its own design flairs. i do not think it is fair to judge them based on their faults at work, and also those slight delays that incurred. Homeowners must understand that each clientele’s project is different and it’s never a “one size fit all” policy. Each houses designed and built has its own problems. Some problems may be due to budget allocations set by each homeowners, and/or the different configurations of a house; layouts. [Even though HDB flats all look the same to you. But in the eye of designers, they are not quite the same]. Homeowners should listen to professional players in the industry, cause they know a lot more than you do, which is why the whole idea of engaging designers. Always listen to the professionals. When they say your design can’t be feasible, so be it. Designers are always there to help you solve your mental blockages. Designers are there to have fun with you. No one in this industry should be judged by his or her own faults or miscommunications. Just picture this, everyone always have a bad day at his or her workplaces or homes. For IDs and contractors, it is perhaps one of the bad days that do not go smoothly. And the one comment from your forum posts could accumulate to them losing their confidences in the field. You may also find that designers behave like salesman. Here’s the thing: you make us do that! And then we behave like one! [Lol] Home owners always approaches me and my design partners one common favor, “ show me your portfolio and your past projects, and also how much you offering for your services and we discuss if we want to engage u” Professional designers will never reply to your questions like these. We will feel offended, seriously. In my case, how do I react to the favor: “Show me your floor plan layout and then Let's have fun designing ” [And we then smile with joy J] and also that is how my design partners reacts too. We draw ideas on first meetings. We stitched your ideas and trying to see if we can help to combine your interests. Of course if we are reliable enough, we propose our design intent and our inputs to your months of troubleshooting and also your months of researching tons of ID websites and design platforms. And if you don’t like our design, there are always others out there who can accommodate your requests. A master architect once spoke: “Architects are pretty much high-class whores. We can turn down projects the way they can turn down some clients, but we've both got to say yes to someone if we want to stay in business.” And we admit we are your whores and I always told my partners and friends in the industry, “Designing an interior is like experiencing a fling with a random girl next door, it ended a short while and it is fun!” Stop being so stressed and lets have fun together. No worries. Problems are always there but with common understandings, we can overcome. When talking to builders, be confident that you know your own stuffs. Many of my clients approach me to say they have their own builders. That is good news for us but worrying at the same time. Can you both talk the same frequencies? Engage your own builders if you really know your stuffs, seriously. If you are not confident, leave it to designers to do the talking. We would like to encourage homeowners to have fun! Cause to me, designing is fun! Don’t make things complicated, even though it is much to our human nature. We will hopefully be back in the second part of this post... ... Your sincerely, EGWA

  20. Hi there everyone, my dad just told me that we can get cheaper price if we outsource separate companies rather that taking an id to do the whole unit. He said that for vinyl flooring, doors and grilles,false ceiling go direct to the company for quotation is much cheaper and its true. i Asked several companies for vinyl flooring and all quoted around 3800. Whereby id/contactor quote me 4454 to almost 5K. As for kitchen cabinet and tiles overlay for toilet & kitchen can ask contractor and id to do. I know it seems a lil trouble but at least can save up a bit. Has anybody done their home this way?? Any vinyl companies to recommend? Any doors company to recommend? And any id to recommend for my kitchen and toilet? Thank you!
  21. Just received our keys this month to our 4rm BTO Standard flat @ Fernvale... YAY! After being a silent reader here for the past 4 months, I am so happy to be able to start my own t-blog. Hehehe. We talked to a few contractors and IDs before finalising on a guy who really impressed us with his responsiveness, his professionalism, and of course, the good reviews from RT! Hope he lives up to it! Although our budget for renovation is only $13K, we do hope to create our dream home according to our fave theme - Scandinavian!   22. Hi, I will be a new house owner soon, expecting my keys within 6 months in Punggol With the house in sight, think its time that I start my renovation planning. Reading all the articles here, its going to take a minimum of 4 months to identify a good contractor. First, my preference is a direct contractor rather than an ID. ID's prices seem to be very high, adds complication to the process. Can make a mess. I'll be really thankful if you could PM me the contacts of some good "Direct" contractors. Sure will give you a gift if I take your advice. Right now, my budget is around 25K. Within this, what I expect is; New house is a premium BTO, so; 1. Flooring is already done 2. Kitchen has full tiles and Sink 3. Bathroom has full tiles and amenities My renovation requirement; 1. Do a nice kitchen setup with cabinets, door, etc 2. Master bedroom, full length wardrobe 3. Bedroom 1 and Bedroom 2, full length wardrobe 4. Hall - TV area, Shoe rack, false ceiling 5. Full length cabinet, study area for Study room 6. Cabinets in Toilets 7. Do a nice laundry setup in service area with cabinet 8. Aluminum grill for all windows 9. Simple wire grill for balcony 10 Plastering, Painting, Cleaning, Polishing 11. Additional carpentry work where required to do a nice house In addition, I will do the following, if the contractor is reasonable in pricing 1. Sofa with coffee table 2. Master bed 3. beds in 2 rooms 4. Dining table The most important is QUALITY. Looking for a Simplistic and Functional design. NO TRICKS, NO GIMMIKS.
