  1. Hello All! Thanks to all fellow T-blogger in renotalk, we have learnt much and finally get to start our very own T-Blog! Here is our floor plan for 4room BTO at Fernvale Rivergrove. We've opt-in for HDB tiles and doors. And heres our self drawn concept on what we plan to do. We spent around 1 month plus meeting 6 different ID and finally found our right one! The next post will share more about our ID meeting process and we'll collecting keys next week! So excited ~
  2. Finally starting a T-Blog here with my free time! This post is over-due because I collected my keys 6 months ago, our first house at Anchorvale (5 Room) after getting married in May last year. The bare, clean and white area that we spammed lots of pictures before the commencement of all the renovation works. My fav part was the huge living room which made up for the tiny rooms.

  6. We started hunting for a HDB resale flat early this year and after a long process, we finally found a place that we love in Tampines. As we are starting our renovation, my husband (Tikiman) suggested that we should start a t-blog on renotalk. After all, we have gained a lot of information scouring through this forum, and it would be nice to share our own journey. The reasons we chose to buy a resale HDB unit : 1) Older units are bigger in floor space. 2) We dislike the bomb shelter because it is located in the middle of the unit like a sore thumb. 3) New HDB are built so close, neighbours can share salt/sugar via the kitchen/yard. In our search for a HDB apartment, we identified few requirements to fulfil: 1) Quiet and peaceful neighbourhood 2) Square layout without odd corners 3) No bomb shelter 4) Airy units with large windows / high ceiling 5) Corner unit 6) Last but not least, LOW COV haha... Tampines is a mature estate and individual neighbourhoods show unique characteristics. In the course of our search, we have walked the different neighbourhoods of Tampines at nights, off-days and on weekends to have a sense of the surrounding and to shortlist the neighbourhood that we like. Afterall, we can renovate the internal space of our apartment to fit our taste/requirement, but we usually have little control over the outside surrounding.   7. Finally, my chance to start a thread of my own after about a year of scouring through fellow forumers' t-Blogs. Was supposed to be able to start my own thread slightly earlier but due to life's twist and turn of events... Well, change of story as well, and... nonetheless, finally gotten another home of my own! Sadly, not the initial BTO as planned but now a resale unit... Hopefully it's a blessing in disguise. Well, to be fair, it is as well, because I managed to get the dream flat that I've always wanted, no doubt had to squeeze my pockets dry and probably go the bread and butter route. Anyway, titled Part I because due to the twisty road that I went down, a hole grew in the pocket and... thus the super duper limited budget I have to work with for now. May not be a really fanciful t-Blog with much surprises though... Can only continue other parts/ stages when vitamin M is replenished. After the wait that caused my neck to grow really long, we managed to clear the Boss stage and obtained the ultimate... Set of Keys! Didn't come in any fancy leather pouch but in a recycled plastic bag though. Kinda unglam but as long as it works, that's the most important. Well start off the traditional way, by... posting the floorplan. lol... But before I start, I'd like to thank the fellow bros and sis' that took time to reply my queries on their t-Blog and respond to my PMs. Ok, here goes..... P.s. Titled Sand Castle In The Air because the initial planned makeover is said to be quite extensive, but due to the lack of funds to make the dream come through... thus, it's still a sand castle in the air project.. Will slowly but surely work to make the castle land.. haha. My plan was to cover this whole house in greys and monochromes. Hints at cement screed, plaster, concrete, you get the gist ya? I kinda like greys, but my wife prefers light and white. Will try my best to mix and create an end result which will be the dream home of the both of us. Will insert some nature, wood grains and brown to break the hard industrial look that the greys might create. Let's hope this will turn out great! Some of the inspirational homes I've came across:
  8. Hi all, After 4 years of waiting, we finally gotten our BTO keys! Its a typical 4 room floor plan however we opted out for the doors not because the doors are not good, its because they are so not flexible like PD doors in the end they will still be removed and changed. And also we do not want to have such a mainstream doors for the bathroom, I promise you can never imagine it in my home. Stay tuned! So excited! So ya here's our floor plan~

The Search [https://jumbobnb.wordpress.com/2015/01/20/jumbo-bnb-2/] Welcome to our Blog which records our journey which started from the search of a HDB Resale Unit to finally the purchase and renovation of our Jumbo BnB! Our initial 3 main search criterias were: 1. LOCATION – Close proximity to MRT as we do not own a car and are too lazy to walk long distance. We are willing to pay a premium for location as we see it as savings from not buying/maintaining a car. 2. HIGH FLOOR – Great view, more windy, less insects, less noise from playground and void deck activities. If you get the top floor, you have the added advantage of not having to deal with waste pipes! In all honesty, for greater privacy, 5th floor is the lowest recommended before pedestrians can peer into your house from the ground level. Another consideration is that low floor units are too close to the base rubbish bin in the chute thus every time you open the chute, it is like you are under a chemical attack. 3. Non-Corridor Unit - For greater privacy. Our other concern is that we might get evicted by our neighbours as we are noisy… ok very noisy, not us actually but our Home Theater System and propensity to watch action movies… Using the above 3 search criteria, we spent 3 months scouring the TPY & Bishan areas. The prime candidate was the Blk 79 A-E series near TPY MRT. However the COV and valuations were crazily high. But we must admit the view from those above 30th floor was crazily good! To cut a long story short, we settled for a 5-room unit near Braddell MRT. It only fulfills one of the above 3 criterias (i.e. location); it is a low floor and corridor unit. However it has one unique feature – it is made up of 2 adjoining 3-room units (total 6 rooms if you count the 2 added utility rooms) – which makes it very exciting to do up! =) Being travel bugs, we love hostels and this unit offers us the chance to do up our house like a hostel… hahhaha it wld be like living eternally in a travel hostel. We made an offer to a very nice lady and her mum on the 2nd day and ta da – the Reno Journey begins!   11. Dear all, Have met up with alot of IDs and yet to come to a good conclusion on how to fully utilise the space in the first part of the living room and the wall facing the main door. What should be done to the wall facing the main door? Was actually thinking of hanging a collage of photo frames feat. family photos, however FSM advised against it. Will like it to be a focal point when we open the door. Currently the deco is a low tv console to display some ornaments. On the left hand side is a display cabinet. However, we do not have enough ornaments or display items to display. the above layout currently used doesn't seem applicable to us. Any ideas please? Greatly appreciated.

  13. Hi I would like to seek some thought from all the owner of resales unit, what is your understanding of the job scope of the HDB inspector who will usually "inspect" the unit before 2nd appointment. I have a very bad experiences with HDB over this.
  14. Today is considered the first week of renovation. ID said they will start hacking the floor.
  15. To start off, we have come a long way since getting ROMed in February 2013, my spouse applying for PR in April 2013, held our Customary Wedding in KL and then a dinner in Singapore for my family and friends during August - September 2013 and finally, PR approved in November 2013. We started looking out for resale 4-Rm HDB around Punggol/Sengkang area initially during October 2013 but unfortunately, our budget does not allow us to do so. In the end, we settled for a resale 4A HDB in Woodlands/Admiralty (near 888 Plaza) during November 2013 which is within our budget and considering the fact that there will be future developments that might increase the estate's value. Upon completion in February 2014, we went in search for our ID. To our dismay, none of them fits the bill within our budget and comfort. Our main concern is our renovation loan. Finally in April 2014, our renovation loan got approved! We confirmed our ID and gave the green light to start our renovation immediately. We believes in a Chinese sayings "Man Gong Chu Xi Huo" which means something like slow and steady works produce good workmanship. Thus, we told our ID that we are in no hurry to move in as we can still live off my mum. LOL! Below is my Floor Plan.   16. Hi fellows. Recently I collected the keys to my apartment & observed some physical conditions which I ain't certain whether to pursue or not. Perhaps can provide some opinion whether you will classify the follow as defects? 1) Weird grey dots/materials along wooden wall skirting I observed a lot of these dabs of grey colour material distributed somewhat-evenly along all the skirting of my bedrooms. May I know what they are, & should I report them as defects in the skirting? 2) hollow skirting All the skirting in my bedrooms are hollow except for some minor regions where the skirting wraps around the edges of 2 walls. Should I expect solid skirting or is solid skirting a myth for public housing nowadays? 3) weak water flow from outlet beside toilet bowl will try to update this with a video; but in the mean time, does weak water flow count as a defect? 4) erratic water flow from shower heads will also try to update this with a video.My shower head will have terribly weak water pressure for around half a minute after which the pressure will suddenly increase. Is this a defect? 5) Water always accumulated/observed in floor traps' drainage Before the water supply is turned on for my unit, there is already water accumulated in the drainage pipes of all my floortraps. I don't think the drainage pipe is supposed to retain water, as that will invite those drain flies & of course, mosquito. Do I report this? ...to be continued...
  17. We wanted our new home to look very simple 'like nothing at all'. We approached total of 3 IDs and 2 contractors. The quotations from 2 IDs were quite competitive (the another ID took my floorplan and did not get back to us), as for the contractors… I’m quite surprise myself that both quotations were on the high side and told me that I am unable to hack some walls. But to be fair, both different contractors did say that he need to go on site to give us a precise quotation. Yet comparing the psf charges from the contractors, their price are abit higher than the IDs. Ended up, we signed with one of the ID, Ronnie (Mr. OK Can), whom right till now, drawn us with his responsive and straight forwardness, most importantly we are comfortable with his presence. Every time we saw some minor issues, his reply always go 'Ok, can' and things will be fix swiftly. My renovation cost (paid 95% already) is $23,000 excluding flooring which we went direct to Evorich $4,782.90, so summing up to: $27, 783. This is our progress till today:
  18. hi im looking for a good contractor who can renovate my living room (hdb 5 room flat ) at a good rate . i have meet up with some designer/contractor and they are charging me over 20k just to do my living room . 20k for all whole house painting , lighting , cove l box false ceiling , and the TV wall console set which is FREAKING EXPENSIVE . anyone out there who have ever engaged a good contractor at a reasonable price kindly PM me . thank you ..
  19. In advance: sorry for the long post! This first post is pretty much a summary of 4 months, so bear with us, the newer posts are going to be shorter After being married for a few years, my wife and I were finally ready to purchase our first home. The wait for a BTO would be too long, so after a search on the resale market we found a 4 room flat in the west of Pasir Ris that matched our needs. A corner unit, 108 square meters, with a layout that we can work with. The state of the interior of the flat was nowhere near what we were looking for, so we already knew from the start that we wanted to do a full renovation. In February we sat down for two weeks, purchased the floor plan of the unit from HDB, and started thinking about what we wanted. We came up with a revised floorplan, more or less to-scale drawings of kitchen cabinets, laundry room, even some very rough perspective drawings of our feature wall in the living room, the feature bed head and the bathroom. With the help of the enormous amount of information on this forum (too many different threads and people to thank, so just a general THANK YOU towards this entire community!), we shortlisted about 10 interior designers and contractors. We sent our package of the original floor plan, the revised floor plan, and all of our drawings complete with a list of specifications to each of these companies in late February, with the expectation of receiving quotations that will help us compare apple to apple. I have to say it was quite successful. With some minor exceptions we received quotations that were comparable, and we visited each and every company that responded to us. Some were very eager, some sounded eager and then their excitement died down, while others maintained a bit more composure. I'm going to write down the companies we visited and our experiences with them, so anyone looking for a contractor can draw their own conclusions. It's really important to find the right person to work with. My wife and I both work in the creative field so we can handle the design conceptualisation portion, but we need someone who can bring our ideas to fruition, someone who can tell us "no" when we need to hear it, and who has the right connections and time to do the coordination, which I believe we found. Anyway, the contenders: ROUND 1: Sense Ideas Design We met with Renato twice. He's an incredibly friendly, talkative guy, who had a good understanding of our design intent. Ultimately, we ended up not shortlisting him further due to his price being slightly higher and us having a better gut feeling about the others. Summit Design Studio When we visited Summit, we were met by one of the staff who had definitely taken a close look at our drawings and knew what he was talking about. The problem here was the quotation. Summit has a "no hidden cost" policy and it shows. Their quotation was easily 30% higher than the rest, and it was just something that could not be overcome. We had to cut somewhere and unfortunately we didn't continue with Summit. ID Note We heard so many great stories about Henry from ID Note that we could not leave them out of the list. We eventually met up with Henry's colleague, whose English wasn't too good. Their showroom cabinets were nearly falling apart and their incredibly competitive quotation was competitive because everything was priced at its absolute lowest. Lowest range tiles, lowest range laminate, no additional works like screeding. It's a practice that we felt a little tricked by and we decided to not go with ID Note. Ideal Design Interior Christine from Ideal was actually the first to respond to our package, and met us at McDonalds in Pasir Ris, which was easy for us. Our biggest issue was that we prepared this set of documents to give everyone all the information they needed, but she never took a good look at it. We worked a solid 2 weeks to get this done, so we felt a little disappointed with that. Ultimately, this was probably the main reason we didn't continue with Ideal. Earnest Interiors Earnest Interiors was one of our favourites at the start based on several raving reviews and their impressive portfolio. Unfortunately, when we finally met the guy, there just wasn't a click. He didn't make us feel very good about our house by calling it very small (I know 108 square meters is no mansion, but tiny?) This together with a non-competitive quotation made it easy for us to not go with Earnest. Carpenters When we first met the girl from Carpenters, she hadn't taken a look at our drawings prior to the meeting. She also hadn't printed them out, so we had to bring out our own copy. Since this was the second time this had happened (first time with Ideal) I was already a little frustrated, but I walked her through our entire design from start to finish. She had not heard of Caesarstone before, or even quartz for that matter. She saw no possibilities to shift the sink to the other side of the kitchen, and her overall logic was just flawed. The quotation was also littered with errors and was not itemized. It was very easy to cut Carpenters from the list. ROUND 2 Rezt & Relax Ivan Lin from Rezt & Relax was the first one that got us really excited about the process. He took his time with us, we spent a solid 2 hours in his showroom to discuss the details of what we wanted, his quotation, and how we can try to keep it within budget. His design aesthetic seemed really good, and the company itself comes across as very reliable with a focus on quality. We met him two more times for some value engineering, trying to make the entire package affordable. Unfortunately, we eventually found ourselves in a situation where we took out quite a few significant things from the quotation, and it was still over budget. My wife and I were both quite sad that we had to make the decision, but we dropped Rezt & Relax in the last round.ROUND 3 Artrend Zhi Qi from Artrend did not follow our initial quotation. She made a few small changes to our design that made the overall cost lower than the others. When we met her at their Balestier showroom, she showed us a sketch of our living room that got us extremely excited. There were two moments where we almost signed with Artrend, but didn't as there were still some small things nagging at us. Small details omitted from the contract: no replacement wall for a hacked door, no main gate, etc. Albeit small things, they still added up to a few thousand dollars in all. Telling her that we decided to sign with another company was the toughest. She had a great design aesthetic, my wife (designer) and her really hit it off and were on the same page when it came to the look of our home, and she came across as very knowledgeable and experienced. If money was less of an issue we probably would have signed on our second appointment when she gave us a really good discount. I would definitely advise anyone to at least visit and see what they can do for you.W.J. Design & Renovation Contractor A few days after we sent out our drawing package, I got a call from Clifford Lai from W.J. Design & Renovation Contractor (let's just call them WJ from now on because we're going to be using this name a lot). There was a small issue with our drawing: we had shifted the position of our toilet in our proposal, and that is something you can't do in HDB flats apparently. I called HDB to check and he was right. He was the first to point this out to us, while some others didn't even point it out at all. His quotation was definitely competitive and transparent, itemized, and when we met him we immediately had a really good feeling about working with him. His strengths made up for our weaknesses, he has a similar design perspective, he told us when something is impossible immediately, and he thinks about the end result even during the concept stage. Example: we wanted a glass shower screen at the bathtub, and from plan he could already tell that we were going to have a problem with opening the ventilation panels. If he hadn't and it would have been fabricated, these are the kind of things that I would feel annoyed with. After visiting him three times and emailing back and forth with amendments, and questions, and value engineering, and more changes, we finally decided to sign with him. He was even able to add in a few FOC items to sweeten the deal. So here we are! The contract is signed, the renovation loan with RHB bank approved, initial payment is made and we ran through the process with him. Step 1 was going to be to select the tiles. He gave us three suppliers that we could go and visit together, and we decided to stick with what's probably the most known supplier: Hafary. More on Hafary in the next post! We hope that with this blog we can give people inspiration through our concept ideation and design aesthetic. We also hope that through this blog, first time home renovators can understand a bit about the processes involved in a full home renovation and also the challenges that come along with it. Most of all we just want to have fun with our renovation and share this experience with like-minded people who will enjoy reading our posts and hopefully gain some valuable insight. We are both very open-minded people who welcome constructive criticism. Feel free to comment or feedback on any of the decisions that we have made.   23. Hihi guys! Hope the day have been good for you so far! Well, I finally joined the renotalk family today after my many visits to this portal for reno ideas and reading the blogs of some of the forummers here.. Finding the read every rewarding in many ways and that many of you open my eyes to the world of renovation such as the material used for the reno, design ideas and even the type of furnitures, appliances that you all eventually got for your home.. Ermm... In other words, I litterally getting myself "poison" along the way coz whenever I read the blogs, I'll start to think "Hey, maybe I should get this for my house too!"... Arghhh!!.... Kekeke.. I have been toying the idea of starting a t-blog for awhile now coz I'm quite worried about no time to maintain the blog... However, decided to start it so that we can document our reno journery and that we can see how far we manage to achieve the look that we want as a home.. So... I hope that all the qian bei here can help to guide us along if we happen to ask some noob questions about renovation.. Thanks in advance yet! Ohh... And I also want to declare that I'm not officially MrsKhoo (my username) yet but am going to be in a week plus time.... So very very busy during this time. Hoping the time could fly till after my wedding.. Very tiring now... So enough of the lengthy introduction.... Let's get down to the main topic on our new place! We bought a resale EA in the Northern part of Singapore in January 2014 and finally got our keys to our new place just last month... The search to our marital home was completed in only viewing about 5 to 6 houses.. Hahaha.. Yes! yes! I know.. I know.. That was fast right! We decided to buy the house as we find that it is bright and airy. We did viewed a few houses before this place and we were attracted to it on our first visit there.. Maybe because the few houses before that were ermmm.. yucky with some of the units having their floor & ceiling super dark and dirty.. Some have weird design with the orientation of the door to the bomb shelter / storeroom in the middle of the living room wall (wondering why HDB built it like that) and 1 unit asking for high COV for a place that is so rundown when alot of houses were offering $0 or little COV at that time.. And so we went back to this only house that we like again on a 2nd time at night to have a look and we still like it. So that's when we decided to make our offer that was $10k lower than the valuation price. But... the owners refused to budge on the price so no choice lor.. Since we like it then just got to accept the price lor.. Ok.. Thats all for my first post.. Will share the floor plan to my place once I find out how to attach photos.. Hahaha.. Forgive me k for the long grandfather's story and that I gong gong didnt go find out how to attach photo first before writing my first post... Will be back soon de! Cheers!
